If you actually want a "view overlooking the Falls" be sure to book a room 7th floor or higher. My 5th floor "falls side view" was of the parking lot and trees. I went to the front desk to ask for with the view I thought I had paid for, and was offered a $50 (Canadian) upgrade. Talk about bait-and-switch. I felt ripped off. I would definitely call ahead to be sure to get a higher floor room... also be sure it is on the west side of the building.

Hotel has two types of room (Traditional and Renovated rooms). Traditional rooms are jail cells. Make sure to confirm with hotel that the room you are getting is Renovated room and not the traditional room.
Front desk was rude. They told me all the rooms are full and they cannot do anything. we arrived bit earlier as I was driving from USA. Front desk told me to wait until 3PM for the room instead of accommodating me at 2PM and they don't care how tired the guest is when they reach there after 8 hour drive.
We have stayed a few times at the Oakes. Always a good experience.
We were given free breakfast passes for Applesbys which is located next door. When the waitresses saw that we had the passes we noticed how they treated us different - almost like we were a bother. One would think that this would be a golden opportunity for them to showcase the restaurant to possibly entice us to come back for lunch and dinner. After the way we were treated and the horrible quality of the eggs (dry & discolored) and the stained coffee cup we would never seek them out as a nice place to enjoy a meal. It was however awesome that the Oakes offered the free passes - Applebys just failed horribly!!!!
We booked a falls view and instead were put in a motel section with a view of a parking lot. The room was very hot, there were stains on the ceiling. When asked to be changed to a falls view room they simply moved us across the hall. Definitely not worth the 200$ Canadian for this stay
The location, location, location. One block away from the Incline. Easy walk to the Casino and everything else. Great value!

Everything else. Room was beaten down. $25 to park. No breakfast on site. The 14th floor nothing special. No free wi-fi. For the money they ask you're better off at one of the neighboring properties.
good location, but no room view of falls like implied, . you have to hand carry all luggage to room, no bellboys no dolly,no security, anyone can walk in stairs door in to hotel, had to park in casino to avoid 2p dollar charge is ridiculous to charge guests to park.example springhill marriot where we are now is clean beautiful no wifi charge, free parking nice free breakfast ,oaks has no breakfast
We Liked: The Location - very convenient to be so close to the falls, it only takes a few minutes to get down to the falls by taking the lift (it's totally worth the $7 per person for an all day pass to avoid walking back up the huge hill on the other side.) The Large Room - for the price, which was the best we found, we had a very large room - larger than most we've stayed probably ever. The Actual Look Of The Hotel - very professional and new looking, but not so uptight like Embassy Suites (I went in to redeem a Groupon and it was like high high end professional - too much for us). Breakfast - the hotel doesn't have a restaurant in it. They do, however, provide you with breakfast certificates for each of your days you stay for the Applebee's immediately next door (less than 30 second walk from the front of the hotel - practically connected). It is a set breakfast - coffee/hot tea with orange juice, scrambled eggs, 2 sausage links, 2-3 slices of bacon, toast w/butter&jelly-which was delicious- and breakfast potatoes. It was a great breakfast to be included for each guest for each night of your stay! Just remember that your tip isn't included in that, so tip your waitress! :) Overall, I'm glad that I was able to find this hotel at this price. We were able to do much more with the extra money we saved, including buying the Adventure Pass that includes numerous activities to do. We did have a good time and didn't have really any issues with the hotel staff or room (besides the beds). I would recommend this hotel, but I'd really consider the last sentence of my "Dislike" info...
We Disliked: The Beds - They're the most uncomfortable we've ever slept on - ever. Wifi - When I booked the hotel, it said that there was internet, and wifi that was available with a surcharge. I understood this as several hotels make you pay for wifi, but give you a jack in the room for free. I just brought my portable wifi router which I've used before. Unfortunately there wasn't any jack, and I was forced to buy the wifi ($10CAN + ~$2CAN for some improvement fee). The Bathroom - very small, but functional. Would have wished for additional settings on the shower head, but it really only had one. It did, however, have GREAT water pressure - almost on the edge of too much but we liked it. Even with these issues, they didn't impact our trip that much. We were certainly happy to return to our beds and get a great night sleep. Maybe pack one of those memory foam toppers next time?

The hotel was very clean as soon as we got there we where met with expierenced people working the front desk took 5 minutes to check in we asked for extra towels they where brought right up.the room was great what a view the hot tub worked great and was cleaned really good by Michele .this was a great expierence and my girlfriend and myself loved our time at the oaks and would come again.

The location was great you can walk right down to the falls in the morning and many other attractions were close by too. The Casino is 100 yards away park there it is less then half the cost. Staff and overall cleanliness was positive.
Falls view wasn't impressive, we were on the 8th floor but there were still trees in the way of the view. If they are going to charge additional for falls view it should be the 10th floor or higher considering the trees.
I reserved a falls-side view, I went to the hotel really early to request a higher floor, they told me to come back around 3 pm. When I come back to get a room, I got the worst falls-side view, with no view of the river at all, it was on second floor I got parking view and some of the river which was covered by trees so could't see much. I am very disappointed as I was planning this trip to have a nice view as I thought will be, I guess I was wrong. And the furniture was so bad in this room, the coat rack was in the room, the tv stand was so bad, it was a big bulky cabinet that covered the view of the tv, you could watch tv only from the bed there is no angle view

Location is great. Lots to do in the immediate area that is in walking distance. I loved ditching the car and exploring on foot. Very touristy, but fine when that's what you are looking for (and we had teen kids with us who wanted things to do).
The hotel room was fine, though the rest of the hotel is pretty middle-of-the-row. Staff quite friendly and competent, just not very classy entrance, no bar/restaurant that I saw - but there are plenty around. NOTE: the difference between "Falls Side" and "Falls View" (high enough floor to see over the nearby trees). Our room was only Falls Side, but we DID have a falls view because it was winter and the trees were bare. We'd have had a view of nothing but the parking lot and trees had it been summer.
Our children gifted us a weekend away at the Oakes Inn. Upon arrival Saturday night, we had a slight wait to check in, a number of others checking in as well. Our room was immediately ready. We took one of three elevators to our floor and entered the room. The room itself was very clean and well laid out, reasonably well appointed as well. Being on the 4th floor we had a limited view of Niagara Falls, but the rooms do all face the falls. We were a good distance away from the elevators so noise was very miminal. They design of the elevators is actual very good, they are located athe front of the building while the rooms are at the back, so all shouldbe relatively quiet. The pool and hot tub, were clean and functioning and were vacant when my wife and I went to use them. Towels were available, but the next 4-5 guests would have had to do without. Breakfast was included with our package, it was served at the attached Appleby's restaurant. The food was served quickly and was hot and fresh. The location was great if you wanted to walk next door to the casino (which many were doing) or walk down to the falls. Lots of entertainment and restaurants nearby to keep you busy. We'd be happy to return to this hotel again any time. Four stars from us.
The Oakes is centrally located to many food options, casino, and the incline railway. We really enjoyed being able to walk within minutes to whatever activities we wanted to participate in. The staff was also very nice. But above all, the view from the window was amazing.
The building itself is a bit dated but very much a decent value if you're not looking for fancy rooms and room service.

The price we received threw Kayak was for a non Falls view room 2nd floor. we upgraded to the 15th. and were very happy we did . The view was fantastic and along with the Jacuzzi tub... It made our 2nd. Honeymoon great...
Location and view are great, rooms are ok sized. Parking close by not free but ok priced.
Hotel rooms, could be a bit more updated. Views onto the falls is great! Don't book a breakfast in advance! I had it booked in advance, but it was so poorly done I ate just about nothing from it. After we complained we where directed to another BBQ Redtaurant across the Street. But it was barley better there. Go eat some where else!!!
