Perfect Location! We loved everything about this place. It was in a quaint hidden location that gave the feel of real Italian living. It was within close walking distance of almost all of the big sights in Rome. We visited in July and it was very hot so it was nice to have an air conditioned place to cool off between day and evening. I had read reviews that the breakfast was not good but we found it quite acceptable and very pleasing. Two of my biggest criteria for a room is cleanliness and smell. This room was very clean and did not smell. We had no complaints at all and would stay here over and over again. Especially for the price - you can't get a better room in Rome.
The room was charming, with an over- the- top decor. Also, it was just off the Piazza Navona, which is a great location.
The initial reception was non existent. I arrived in the rain, having emailed in advance that the arrival would be late afternoon; no one answered my repeated ringing! the next door tenant finally arrived, and kindly person to inconvenience her in this way for the B&B!Also, starting in the evening, there is a constant background loud hum (next-door restaurant?), so it is far from as quiet as it would seem.

This is "bad & breakfast" so we had problems with check in - nobody home - ask nearest restaurant to help. Little bit noisy because it’s not a hotel but apartment.
No staff attending front desk for several hours. I had to "check other guests in" and show them to their room as there were no staff present to show the couple to their room. Electricity, phone lines and hot water were out. When staff were notified they gave us directions to "look at the fuse box" and had to be called several times before sending someone to at least have a look at the problem let alone fix it
This "hotel" was well located near many of the popular Rome sites. The rooms were tastefully decorated and had new bathrooms and wood floors.
We booked this hotel for a family of four. Two of us were expected to sleep on a very uncomfortable sofa bed, so one of the children ended up sleeping on the floor and the other on the sofa. . There is very poor lighting in the rooms so hard to see anything. The electricity cut off a number of times, and we had no a/c at all the first night, poor a/c the following nights, which made the stay very uncomfortable since it was in the 90s and very humid. I was told to write them a letter during our stay, in order to move or receive a refund. With only 3 days in Rome, and no internet access or stationary, or the time to write, that was not possible. They should have moved us that day with only our phone call, but did not.
The bed & breakfast location was ideal, was within walking distance to everything. The rooms & bathrooms were spotlessly clean.
The hotel staff didn't speak much english so don't rely on them for local/tourist information. Also breakfast wasn't served on time, not ideal when trying to make a tour!
