The front desk staff were friendly and helpful. The hotel is located near the bus and train station as well as a vaparetto stop.
After we checked in we were taken to a seperate building. Far removed from the actual hotel. The alternate building had no facilities and the free wifi rarely worked. I had to walk back to the actual hotel in order to use the wifi. The bed could not have been more uncomfortable. The entire set up felt very unsafe.
Perfect location if you don't want to haul bags. next to bus station and across the walking bridge from the train station. Great breakfast included.

The hotel is quaint with traditional furnishings and decor. Its location right on the Piazzale Roma is excellent if you don't want to stay right on St Marks Square. Very accessible to the seaport, train bus and vaporetto terminals. Was excellent for us coming in by ship and out by bus to the airport.
Proximity to the centre whilst being able to return to the hotel in a short walk
Need better arrangements for getting baggage to the hotel, the cark is 100m aways but as the crow flies, there are a number of steps to negotiate, I was able to carry the baggage but elderly people will struggle.

We wish they had told us we could walk to the hotel from the train station versus having to pay 6 Euros per person for a 2 minute trip across a canal. Also it is good to know ahead of time that it is on the outskirts of the Grand Canal so it is a good 45 minute walk to St. Mark's Plaza - - we didn't let it bother us - exploring the city by foot was an adventure - but it would have been nice to know ahead of time.
We could park our bikes in the hotel parking area. Close to shuttle services.
The hotel has an excellent location about 50yards from where the airport bus drops you off. We had an amazing room on the first floor which looked straight out on the grand canal. The selection of breakfast was good with fruit, cereal, cold meats, bread and croissants and the view onto the canal from the dining room was great. The staff were very friendly and helpful. The hotel offers a fantastic base to explore this amazing city and it is well worth walking over to st marks square once or twice as opposed to taking the boat just to see the less touristy parts of the city. There are plenty of restaurants near the hotel, some very over expensive, but sitting by the water having a drink in one of the most beautiful cities in italy is priceless. I would definitely stay here again!
The only drawback of the hotel was that our bathroom was in a different room from the bedroom. Although it was private just for us, I would have preferred not to have to walk into the hallway to get to it. Constantly locking it to ensure no other guests used it was also a chore. However if this is the small price we had to pay for the view we had from our room then I am not complaining!
