Pros: This hotel is by far the best hotel I've ever stated at. It felt less like a hotel and more like the hospitality you'd find visiting friends and family. I'd highly recommend it!
Cons: The one thing I didn't like was the porch light outside the room was bright. I think a room darkening curtain would help.
Pros: The exquisitely designed cottages & chalets. The resort is like a little fairyland.
Cons: Nothing really.
Pros: Very nice and beautiful place. Easy to access other places in the area. Friendly staff and owner.
Cons: The bathroom door was a bit too low so we hit our head during our stay. A bit too loud in the morning because they were doing the garden but it's ok

Cons: Few menu items were actually available. Check in nor smooth.
Pros: It's closed doitung and nice location.

Pros: Breakfast was great. Many different choices of Thai food and a bit westernized toast & jam. All sorts of drinks imaginable available. Room had plenty of space, the shower was running strong and was comfortably warm. If you get the right room during good weather, you will probably have an amazing view of the Doi Nang Non. Staff were friendly. We forgot our strawberries in the fridge and only came back for it in the evening which they have kept for us. Now there's also a cafe next to the hotel called "Perng Khun Nam Nang Non" or in Thai เปิงขุนน้ำนางนอน which has budget friendly food and bevs as other restaurants are far away and the restaurant at the hotel seems to only serve breakfast.
Cons: There were some mosquitoes and other small bugs in the washroom but not too bad. Nothing like cockroaches so it was okay. Lack of staff at the reception, especially in the evening. Seems like reception is not 24/7. Location was also far from Mae Sai city (maybe that's the point?). The phone number according to booking.com did not work. Look out for the wifi password, that is probably the active phone number.

Pros: Nice place for relax and rest, no noise at night beautiful mountain view and not far from monkey cave around the corner. I recommended this place and will come back next year, they inform me that they'll have hot & cold swimming pool soon
Cons: bad review for this place is unfounded
Pros: We arrived at 4 o'clock in the evening, the picture of the accommodation is exactly as advertised, the weather is getting cold, the hotel offers free tea, coffee and snacks in the service area, can park in front of the room, the room is very clean, internet available Well, there is a waterfront balcony overlooking the nangnon cave, clear bed. I am very happy. Another chance I will come here. The staff are friendly. I love this place.

Pros: The property and accommodations were breathtaking. Food was top notch and the staff were kind and professional
Cons: I loved everything about it.
Pros: Room and breakfast
Cons: Clean, Good facilities
Pros: The Location, the Staff and the Food
Pros: What stood out to us was the huge size of the room. The bed was incredibly comfortable with lots of pillows. The breakfast hours were very good and there was a lot of selection. They have an omelette station, bacon, breads and jams, along with breakfasts for Asians and Europeans. For dinner, the same restaurant offered fantastic views of the sunset with good lighting of the nearby trees. The staff were very helpful and spoke a little English. They got one meal wrong, but made it right the next night with compensation. We took our motorbikes up to the mountains further and it made for lovely sightseeing. I would recommend this place for sure.
Cons: Inside the room are 2 little pencil-type windows by the entrance that do not have shades to pull down. As a result the foyer light of outside continually shines all night, so for those who need it pitch black, you’ll need to bring an eye mask or perhaps management will fix that. Also you may want to check your restaurant bill over before signing it to your room because an entire bottle of Chardonnay was put on our bill in error, but we caught it and they removed it.
Pros: The hotel staff were excellent and helpful.
Cons: The hotel is very far- Transportation from chiang mai to chiang rai took me almost 6hrs by private limousine
Pros: basically everything. good service. spacious room and bathroom. great breakfast.(I loveeee homemade yogurt!) the lobby area is aromatic.

Featured amenities include a business center, dry cleaning/laundry services, and a 24-hour front desk. Pros: Pleasant staff, attractive and comfortable room and a good shower.
Pros: very nice staff, very nice stay
Pros: Comfortable bed. Air Conditioner points away from the bed so no cold, stiff neck in the morning. Quiet room but we were the only guests that night! Great staff and we were presented with a parting gift bag.
Cons: Older property in need of updating. Only cold water in sink Shower barely warm enough. Close proximity to noisy bar. Very poor quality WiFi signal in most rooms. Max speed was insufficient to do much and as we were the only guests it could only get worse if there were more. WiFi is controlled by a contract company that issues one password per device. Need to login EVERY time that device us used.
Amidst the majestic Northern mountains, The Imperial Golden Triangle Resort is situated along the borders shared with Laos and Myanmar, where the magnificent Mekong and Ruak Rivers meet. Offering spectacular views of the surrounding landscape, this 73-room property takes in the most that this beautiful region has to offer.
Cons: This was without doubt, the worst meal I’ve been served the whole month I’ve been in Thailand and Laos. It’s was on the ‘signature’ dishes menu of northern Thailand. Staff barely speak English either. The walls are paper thin so sleep was impossible.
Pros: Walls paper thin, hotel empty in the day just catered for big parties of CHINESE overnight . Very noisy all night Poor management!
Pros: Breakfast was excellent. However, stairway up to the restaurant is NOT friendly for the aged or for people with weak knees or has leg problems -should provide elevator or a disable-friendly ramp.
Cons: Pool seems to be quite a distance away.
Pros: Big clean rooms, friendly staff and welcome drink on check in
Cons: I only stayed one night so nothing to dislike really, there wasnt much European choice at breakfast.
Pros: it's one of the best hotels - out of a small selection in town. The hotel is good value for money and comfortable enough. The rooms are quite large and you have everything you need.
Cons: However, the hotel has seen better days. It clearly has a lot of people going through it everyday and it needs better maintenance. This place is absolutely fine for a night, but no more.
Pros: Living room is the best place!
Pros: Good Place, Good Staff, and clean. The hotel is situated in a nice area front of the mekhong river and on a quiet area of the village It is a nice place to stay and good value for money Definitly recomend it

Pros: Very helpful, friendly owners: lovely situation by a lake, comfortable rooms.
Cons: The food was delicious but there isn’t really a restaurant: you have eat very early and there’s no lunch.
Pros: Rustic and cozy property close to many nature reserves. All comforts are included in the room. Recommend the lake view rooms which offer an unobstructed view. The house bread served at breakfast is fantastic. Vassana is very welcoming and lively. The staff is helpful. Wish we could have stayed longer.
Pros: Everything. It was exceeding my expectations in every aspects. The location is unbeatable, right in front of the beautiful lake. The host is super helpful and friendly. Compared to the price I paid this is by far the most value of money.
Pros: Beautiful place, very friendly staff and a great host! Definitely worth a visit.
Pros: Room is nice and clean, homemade breakfast is superb.
Pros: Beautiful property. Very “Thai”. Beautifully decorated individual rooms. Great hosts. Great breakfast.
Cons: Nothing. Would recommend to everyone
Pros: This is a lovely relaxing place to stay. It is not a fancy hotel, just seven charming cabins in a beautiful garden, away from all the tourist crowds. It has a strong family feel to it, the owners are incredibly kind and helpful and make you very welcome. Ian arranged for us to visit some hill tribe villages which was a brilliant day out. If you are looking for a luxurious pamper experience then this is not for you, but if you're looking for peace, tranquillity, fantastic local food and beautiful surroundings then it's perfect.
Cons: The décor in the rooms was a little old fashioned but mostly we were in the garden!
Pros: Everything in the hotel. This hotel is very nice... Beautiful.. Very nice breakfast. Homemade bread.. Yummy!

Pros: Clean room and high ceiling.
Cons: Nice Size. Clean room. Generally excellent. However this place is remote to the town. You will need to drive to town whenever you want to eat or get massage. We had very simple breakfast ( just instant coffee and toast ) because Sep is low season.
Pros: Quiet location, owners very helpful. Individual breakfast cooked for me. Plenty of toasts and coffee. Good size room with comfortable bed.
Pros: It was clean
Cons: the beds were hard and there is a cockerel which crowd from 5am and then music in the breakfast bar from 7am - not conducive to sleep
Pros: It was very clean, quiet, with good WiFi. I was pleased to find a 2 bedroom bungalow at a reasonable price. The first morning there was no tea available at breakfast, but the 2nd morning they had bought some very nice local tea for me.
Cons: The fridge turned off when the electricity was off. ( when the key is removed as expected.) It would have been nice to be able to keep things cold in the fridge. The beds are somewhat hard.
With a stay at Bansaeo Garden and Resort in Chiang Saen, you'll be 32.2 mi (51.9 km) from Mae Fah Luang University and 10.2 mi (16.4 km) from Wat Chedi Luang. Featured amenities include dry cleaning/laundry services, luggage storage, and laundry facilities. Guests may use a roundtrip airport shuttle for a surcharge, and free self parking is available onsite.
Pros: The staff was lovely and helpful. The managers speak English well. The view of the Mekong was very nice, but only after I rejected the first room that I was offered. The bathroom facilities were very thoughtfully laid out with a good shower stall, hot water in the sink, a bathtub and a, "water closet".
Cons: We felt that this hotel was overpriced. The room was rather small. For $100 a night, there really should have been more than two small bottles of water available in the room per day. Their gardens were hit very hard by a large hail storm at the end of December, but should recover in the next few months.
Pros: Great views over the Mekong. Rooms are large, clean with good furniture and decorations. Lovely pool. Attentive staff. Highly recommend this hotel.
Cons: Hotel is 10-15 mins drive from Chiang Saen, with no other restaurants close by. This we knew and it suited us OK, but it may not suit all.
Pros: Location of hotel very good - excellent if you are looking for a quiet time which we were in late October. The room was very comfortable and kept very clean. Staff were extremely pleasant and very helpful.
Cons: It's out of their busy season so it's difficult to mark them down to much. The meal choices were limited with some foods not available. The drinks choice was very limited - they had no wine!! Poolside bar closed, but again this is because of the time of year.
Pros: Nice staff, great welcome even very late check in. Great combination layout, nice room and vary comfortable.
Cons: Just only very big mosquito due to forest atmosphere.
Pros: We loved our Room so very Much...The View was awesome and very beautiful looking into Laos...We had such a wonderful time at the pool right on the River....The Staff was so nice and made us feel at home....The food and drinks at the restaurant were fantastic...The Bartender was Great...We felt so welcomed when we arrived at the Hotel...The Staff did a great job cleaning the room....We will definitely stay again....
Cons: We loved everything about this Hotel...I wouldn't change anything.....All good Things...Nothing bad at all.
Located in Mae Sai, Baan Sabai Maesai is a 4-minute drive from Wat Phra That Doi Wao and 5 minutes from Mae Sai Temple. Featured amenities include dry cleaning/laundry services, multilingual staff, and luggage storage. Guests may use a roundtrip airport shuttle for a surcharge, and free self parking is available onsite.
Pros: Tucked away in a quiet road but in the centre of town and easy walking distance of the border. Sizable room with plenty of power points and a comfortable, yet firm, bed. Welcoming, English speaking, staff were always on hand to carry bags up or downstairs. Ample car parking space.
Cons: Breakfast of hard fried eggs was precooked and reheated to a just about a warm meal. Coffee served was not hot. The best option was a slice of toast! Compared to our visit a year or two ago this was very disappointing.
Pros: For 900 Baht for a deluxe double room, the bed was very comfortable, the shower in the bathroom with on demand hot water worked well, the breakfast included was large and very tasty. Very pleasant coffee. An added bonus was hand painted under water scenes on several walls of our room, and free parking. The location is close to the main street of Mae Sai, but far enough away to be quite quiet. The hotel is across from the main market and a short walk to the Burma border crossing.
Cons: Nothing really. It is not a high end hotel, but the facilities were much nicer than I expected, and the staff were very friendly and thoughtful.
Pros: The owner was the best chap ive met . So helpful. Place is spotless. Plenty of tea coffee and juice . toast and eggs yummy. Well recomended. stay again when doing a trip for my visa . Absalute gem off a place
Cons: The sat nav trying to get me there .
Pros: Very big room. Variety breakfast. Good TV. Big parking space.
Cons: Dusty above the air condition pipe in the toilet. Dusty on the curtain. Dusty above the built-in furniture. Many marks of insect and lizard shits on the wall inside and outside the room. So disgusting. The rooms are on the 2nd floor or above. No lift.
Pros: Everything was first class ....
Pros: Breakfast was very good room was good very nice staff great place
Pros: Comfortable, clean, staff were great .....
Cons: All good .....
Pros: Warm welcome by all staff and owner. Perfect location.
Pros: Chambre vaste.
Cons: Baan Sabai just like Mae Sai, has a bit of a Frontier touch: Bangkok, and even Chiang Mai, are many miles away. The place was correct and clean. The rooms are large (decoration can be a bit surprising). Language skills are not among their best qualities (but the boy managed to communicate through his translation app). Well I think it's just Mae Sai, that's all!
Located in Chiang Saen, Pak Ping Rim Khong is within a 5-minute drive of Wat Chedi Luang and Chiang Saen National Museum. Featured amenities include dry cleaning/laundry services and laundry facilities. Free self parking is available onsite.
Pros: Fantastic room, impeccably clean and very comfortable. The woman at the reception was particularly welcoming and extremely helpful, a real gem! We were given free bikes to explore the city which was great. The nearby night market by the Mekong River is a nice option for an evening meal.
Cons: Breakfast could have been a bit better for the price range - when will Asian hotels understand not all Westerners enjoy bland white bread and instant coffee? Still, we appreciated the fresh juice.
Pros: Very good position by the river, spotlessly clean, refreshments available- and lovely people
Pros: staff hospitality and locatipn
Cons: can open a door and window rather than using air condition, a wire screen for mosquities is not installed.
Pros: Very attractive front garden, comfortable room. Great location, close to evening food market at the riverside. Breakfast not included, but free toast and bananas available all the time.
Pros: Good location right near the river. Spotlessly clean and nicely decorated. Bright and airy. Luck and her parents who own and run the place are lovely and v helpful. They gave me a second helping of breakfast as I was cycling. No complaints at all
Pros: Staff was incredibly friendly and our room was very clean
Pros: Perfect clean cheap option right next to Friendship Bridge crossing .. bikes available to cycle around and see local village. Nice breakfast, and they will cook for you in the evenings
Cons: Lots of little yappy dogs ! Fine, as long as you like little dogs !
Pros: Great place close to the river. They a re expanding and it looks great. Very friendly staff and a warm welcome. Good restaurants near the facility.
Cons: Nothing! I read some comments about the road noise. (its near a main road) I think it would be better if people do their homework before they book and complain.
