Pros: Exceptional friendliness of host - beautiful large bedroom - location is quite special - we had an hour's walk along the leafy canal before supper. I know that wasn't strictly speaking the host's doing, nor was the fine weather - but she did encourage us to explore a place she obviously loves.
Cons: Counsel of perfection - if you're serving coffee for breakfast a cafetière of ground coffee would have been welcome.

Pros: Excellent B&B, lovely quiet location, scenic with horses on land. Val greeted us by name as we arrived and made us feel very welcome throughout our stay, super host. Hearty english breakfast cooked to order, one of best we’ve tasted. Lovely walk from there down to river and canal. We were staying couple of nights to attend a wedding and Val organised us a taxi, nothing too much trouble. Night before wedding Val recommended ‘Half Way House’ nearby restaurant, 5 min walk away, been newly furbished, excellent food. Wedding venue at ‘The Old Barn’ amazing too, so has been an enjoyable memorable weekend for us. Thank you to all.

10.0 Excellent
Pros: The room was very clean and modern and we received a lovely welcome from the receptionist who handed us a complimentary cookie whilst we was checking in. We also booked a table in the sky lounge and thoroughly enjoyed it, the only issue was it was disturbed half way through when the fire alarm went off.
Cons: As mentioned above the fire alarm going off but this was no fault of the hotel.

Cons: NON
9.5 Excellent
Pros: Love the hotel, great location, spotless rooms, sky bar is fantastic. Good value for money.
Cons: Car parking is a little expensive at £18 for 1 day/night. The breakfast is nice but there is nothing specially for vegans, pay full price for a full English (£17) and only have beans on toast with tomatoes, they have veggie sausages but they aren’t suitable for vegans. Staff were lovely and helpful but had trouble understanding what I meant by “Vegan” as they just thought it meant no meat. would be nice if the veggie sausages were vegan as then they are suitable for both vegetarians and vegans :)
8.8 Excellent
Pros: Limited hotel parking places, however parking is availably under the railway station but at a high cost. Hotel room was clean, bed comfortable, shower hot but not very powerful. Breakfast was good.
Cons: Having to pay £19.00 to park for one night.
7.5 Good
Pros: Location was great. The Sky Lounge on the top floor was both convenient and felt like a luxury. We were able to check in early and the team held our bags the next day
Cons: Ordering room service was very long winded. Had to go downstairs and pay Reception a minimum of £50 and apparently what was not spent will be refunded (though I'm yet to see it) - kind of ruins the concept of room service as i'd otherwise go to one of the restaurants across the road. I'd also asked for a double twin room and got single
10.0 Excellent
Pros: Staff very friendly and helpful whilst we were celebrating our dad's 76th birthday. Great cocktails in the Sky Lounge and fabulous view of the city

Cons: Nothing in particular
7.5 Good
Pros: have stayed before and when all facilities work this place is great!
Cons: this stay we had no hot water in the room, or the second room offered to us and no alternative suggested by management... an issue that could not be rectified during our one night stay apparently.
8.3 Excellent
Cons: Shower room was not accessible for some one with wheel chair. No roll-in shower room. There is a step and there is no attached bench or grab bars for safety.

7.0 Good
Pros: Proximity to station
Cons: The boiler was off for 2 days
7.5 Good
Pros: Very clean, sizable rooms
Cons: Noise at night prevented us both from sleeping. Too close to the rail station way too much noise everytime a train went by. People shouting in the back streets at 5am. Bizarre vibrating noise went off every 30 mins or so, perhaps a mobile on the room below but still had impact on our sleep.

Pros: Great facilities, love that you can wander down to the pool in your bathrobe. Lovely wedding venue and food was amazing
Cons: More coffee could be provided in bedroom
6.3 Good
Pros: Spa and pool were excellent
Cons: Attention to detail was lacking, and cleanliness of room not what I’d expect of a 4* hotel
9.5 Excellent
Pros: The staff were lovely and more than helpful. The views are absolutely stunning, perfect for a couples weekend away. The facilities were amazing and to a very high standard. Overall 10/10! :D
Cons: No mobile network service or very little.
10.0 Excellent
Pros: The bed was very comfy, especially the pillows. Having a settee to relax on was also very nice. We thought the selection of food on the menu was very good too. Really not bothered about gin and tonics served in large wine glasses though. Too top heavy and bulky, a straight tall glass was perfect.
Cons: Can't say there was anything much, apart from the soufflé. It was runny and had curdled. I can't make them myself so was looking forward to one professionally cooked. The second one they cooked for me was just as bad but I soaked the bread in it, drank the extra gin and tonic they gave me (which I didn't need) and left. I did say it was fine because I didn't want to wait for anything else. We were tired. The other meals were very tasty.
10.0 Excellent
Pros: It’s super
Cons: .
8.8 Excellent
Pros: Whilst the above was annoying. The reception organised my mother and sisters room into a twin whilst we went outside to dinner. The ambience and cleanliness of the Hotel was superb. I would stay again as the issues individually where minor and very little adjustment would make this a great Hotel. We found almost all staff friendly. My room on the fourth floor was superb.
Cons: Tea was only warm in resteraunt. Room requested for mum and Sister was a twin disabled family room although this was resolved. Spinner did not work in Gym and weights bench of which there was only one had a broken headrest. Hotel had the wrong rate against my card and I currently have pending payments for the room of 140.00 more than should have been taken so am have g to monitor to ensure correct amount is taken. We'd do g party kept mum and Sister awake on ground floor until past 0300 am . We where then told we could not sit outside for breakfast as it was reserved for wedding party.
5.5 Okay
Pros: We found the location useful for our stay .
Cons: Didn’t like the fact the pool was cold food overpriced
10.0 Excellent
Pros: Was a fab stay recommending 10/10
8.3 Excellent
Pros: Lovely clean room. The restaurant was gorgeous and the staff in there were very attentive. It was nice to use the spa on check out day and have some extra time there.
Cons: The reception staff need to treat all people equally. My husband had gone back down to book a table and the lady on reception offered another couple help with their bags yet we had more bags and never got offered this?! Very miserable in the morning on check out too. The only reason I've scored the staff as good is because the restaurant staff were brilliant and attentive.
10.0 Excellent
Pros: Every time we stay it’s everything we expect. Staff are wonderful and even add little extras for our 5yr old daughter like a child size robe, cookie and milk before bed, Milky Way in the fridge etc. Very attentive.

10.0 Excellent
Pros: Everything was amazing
9.5 Excellent
Pros: Great location, spacious, well equipped and comfy bed.
Cons: Too hot. A fan was provided but this doesn’t cool the room down when trying to get ready. We opened up the windows fully (past their safety lock) but it didn’t cool the room down like air con would. This was the only downfall to a great stay.
8.3 Excellent
Pros: Lovely decor but air conditioning is required due to noise levels outside.
Cons: There was very little air movement so was very hot. A fairly weak fan was provided but it did not make a difference. The windows had to stay open which meant there was a lot of noise at all hours.

Pros: Massive room including a lovely bathroom and the continental breakfast was lovely
Cons: The bar area could have been cleaner and the service faster, our dessert took over 30 min to arrive
9.3 Excellent
Pros: Mandy in charge of breakfast made our experience wonderful.
Cons: So many stairs to climb to our bedroom
7.5 Good
Pros: The room was clean and modern. Check-in was easy enough. I’ve never stayed at an “ inn” so didn’t realize checking in would mean at the bar. It was pretty seamless from there.
Cons: The waitress who checked us in confirmed we had air conditioning, being the hottest day on record in Leeds—once in the room, air conditioning meant a tiny fan. It was extremely hot and over a pub so the drunk chatter was a bit annoying—the tiny fan drowned out some of that.

6.3 Good
Pros: Location
Cons: Breakfast there wasn't much choice. Also had a fire alarm where the whole hotel was evacuated due to a fire on the 5th floor. The whole episode was a complete calamity to the point where my friend shouted directions of what to do to guests whilst we were outside. Then we were informed that we could go back into the hotel but to stay in the dinning area and reception area as rooms were not accessible? I think hotel management neec to seriously review the procedures incase they have another evacuation of the hotel.
8.0 Excellent
Pros: Vicinity is great....quiet and accessible
Cons: We went for breakfast on the saturday.....no tables cleared....no muesli.....no yoghurt....no orange juice....it was disappointing to say the least....no urgency from staff
5.0 Okay
Pros: The rooms were lovely and clean. The staff were friendly.
Cons: We were evacuated due to the fire alarms going off. This happened at 8am. The staff struggled to evacuate the building promptly and would have fared better if they had hi viz jackets and a megaphone to ensure we understood what was happening. This led to us missing breakfast and the relaxing morning we had anticipated.
9.5 Excellent
Pros: Brilliant parking facilities nearby (discounted by the hotel when checking out.) Extremely modern, well maintained, clean and large bedrooms. Good breakfast served by professional staff who were very quick to replenish food as it was eaten. Lovely peaceful environment to enjoy breakfast. Good WiFi.
Cons: Nothing!
7.5 Good
Pros: Overall it was good and the service was good too
Cons: Breakfast
3.3 Mediocre
Pros: Nothing at all was horrible
Cons: The fire alarm went off 5 times early in the morning and it was false alarm but nobody knew anything if it was real or not And then came down for our breakfast and there was no food left Also room was so hot had air conditioning on all night but we couldnt sleep either because air con unit was so loud Very unhappy stay will not be using this place ever again
10.0 Excellent
Pros: In a perfect position near to Liberty Docks.
Cons: The room was a little hot, air conditioning not great.
10.0 Excellent
Pros: We’ve stayed here three times now, it’s modern fresh clean and in a good location
Cons: Nothing
8.0 Excellent
Pros: Very good value for money and was so clean and tidy. Staff so friendly and couldn’t do enough for you. We were very well looked after and informed when we had a 7.30am fire drill (for real) very calmly executed! So when all was done, all of the staff again stayed later so we were all fed for breakfast. The Hotel is close to lots of restaurants and the water ferry plus the town is only about a nice 10 mins walk! I would chose again.
Cons: I didn’t like not having a bath!! That was all.
9.3 Excellent
Pros: The helpfulness of the staff
Cons: Breakfast was a bit of a shambles...room for breakfast is tiny and feel like your on top on each other. There was no juice...no milk and no cutlery. Think they may have been understaffed.

10.0 Excellent
Pros: Great staff, great food, attentive service, first class rooms.
9.5 Excellent
Pros: A traditional English (Yorkshire) hotel. Interesting, slightly care-worn building. Very good range of food with generous portions. THE STAFF WERE BRILLIANT! Despite a large wedding, in parallel with a busy restaurant they were able to deal smoothly with everything the guests threw at them. Nothing was too much trouble and all requests were dealt with quickly. MANY OTHER HOTELS COULD LEARN FROM THIS TEAM.
Cons: Superior room tried to be ultra modern but didn't quite make it. Positioning of mirrors (a constant problem) not thought out. Side lights had a pointless box shade that looked like a hi-fi speaker while a tiny, dim LED lamp dangled below - silly - give us oldies something we can read by. No lift - older guests (my father, 91) struggled a little to the second floor.
10.0 Excellent
Pros: Excellent service, and although only there for breakfast it was excellent.
Cons: Double bed a little small, but we have a king size, maybe two singles ?
9.5 Excellent
Pros: Great coffee making facilities, clean warm room. A quaint experience was the serenating night owl.
Cons: Hot water slow coming through. Big old house lots of mileage between boiler and the room we stayed in.
9.3 Excellent
Pros: Great staff, friendly and welcoming. The room was clean and comfortable and the shower was suitable for our needs. Parking was excellent and we were pleased to see that it was covered by CCTV. Would stay again.
Cons: The breakfast although nice, and value for money as it was included in the room price, it was a bit on the greasy side but this is just an opinion and many would probably find it not an issue. apart from this, everything was great.
8.3 Excellent
Pros: Very convenient for our purpose - funeral attendance in Roberttown.
10.0 Excellent
Pros: The hotel staff have been looking after me for over 15 years. Only place I stay near Dewsbury. . Consistent quality friendliness and food.
5.8 Okay
Pros: It had good parking. Was easy to find. Was an attractive, private location in the middle of town. Nice grounds. Had a nice teaditional feel. Was well kept. Clean. The bed was comfortable, pillows were good. Excellent for weddings - I peeked in the function rooms and it looked very nice for a small to medium wedding.
Cons: The furniture was positioned so that it was hard to open the windows. Windows were single-glazed so no noise reduction. sofa was in front of one and the other would not open. It was 23 degrees outside so very stuffy inside without AC. The bed and wardrobe were so close that I hit my knee every time on the sharp edge of the bed frame each time I tried to get round it - and I was trying to avoid it! We had a 'superior' room and were promised a larger bed. I am 5ft 10" and my husband is 6ft " - it was a standard bed, crowded. It was extremely quiet there were 3 guests, including ourselves. We had polite and friendly but cursory service. Our milk had curdled and had the consistency of cottage cheese. No staff to be found once breakfast served so I took the milk from the cereal table for our coffee. The night before the bar was all lit up but no staff to serve us a drink. The evening before, once we had registered and got our key we saw or could find nobody when we came back down. We went to McDonalds. We would not go back. I spotted a Premier Inn just down the road for next time.
7.0 Good
Pros: Good bathroom. nice bed. TV. coffee and tea.water. wifi
Cons: The cartons of milk were off.
10.0 Excellent
Pros: Very comfortable stay. Excellent price and staff very friendly. Lovely room as well.
