Well-situated hotel with great sea view from our 4th-stock room. Really nice and clean rooms with modern design furniture. We felt well throughout.
I loved the modern yet contemporary design.... very different from the other hotels in europe. The hotel was in a perfect location for the beach as well. Well, the hotel wasnt totally complete when we were there (July 5, 2009), but i would definitly like the people at the spa to speak more english and we had a bit of trouble with the internet on the t.v.

Very clean and large room. Cleaning service twice a day. Very good breakfast.The roof bar is very fine with great view, unfortunately you can't enjoy it while sitting. It's a pity that only a view people use it. Although the hotel is not quite cheap neither sunbeds and umbrellas nor bicycles are included. We once went to the restaurant, good, expensive, but the service didn't really care for us after we had ordered. The bottle of wine was in a wine cooler 2 meters away and none ever took a look at our glasses or asked if we'd like some dessert or else.
The rooms are high-tech, the rooftop bar was good and the spa was well placed on the top floor (and not in the basement like other hotels). Hotel was well located in a quiet part of Grado overlooking the lagoon. Staff very friendly & helpful. Only gripes: Flat screen cable TV reception varied with the weather. No iron in room - had to send everything to expensive hotel laundry with indifferent results.
Staff generally pleasant and helpful.Room well cleaned and a good size,large bed -a genuine king-size not just 2 smaller beds pushed together as is sometimes found.Nice spa area with good sized indoor heated pool.Good breakfast and tea and coffee making facilities in room. The biggest problem we had with this hotel was the lack of information in the room concerning how the room "worked" and the air-conditioning.For example;how does the air-conditioning work?what are the buttons on the wall for?(apparently pushing one of them gives a "do not disturb"message to the cleaners so they dont clean the room)Also, by the time we worked it all out we had spent 2 nights in a room with malfunctioning air-con which we were repeatedly told was because we were not keeping the window closed.(the problem turned out to be a sensor in the window apparently)After the second night we were moved to another room where we had no problems although we still felt that the air-con was not good enough for the ,admittedly extreme,heat.
The staff is courteous and attentive. Parking is on site in an underground garage This hotel is not a good value. The room had minimal furniture, the shower leaked all over the floor, and charging for wifi is neanderthal. The hotel is too far from the center of town.

The room service was perhaps the best I've encountered in all of my overseas travels. The hotel was immaculate at all times and the staff went out of their way to assist in any way possible throughout my stay.
Everything was ok, free wifi was also available in the lobby. Not the nicest Hotel, but definitely a good bang for a buck.
Pleasant situation in the heart of Grado on the Canal. Nice breakfast with great variety. Front rooms must have a great view. The traffic situation: It is not easy to access the hotel by car. It would be helpful to give directions. You could say if the room you are offering is a front or a back room.
The location was the best in Grando, I looked at all the other 4 star hotels and this had the best location with easy access to the bus station and the old town, I brought a return bus ticket at the information office at the airport it was only 5 euros. The staff are friendly and the breakfast was German with itailian bread. They did have english tea which surprised me. The rooms have a plastic shower with water jets and a seat. The room was not very modern with old tv and furnishings, the bed was huge and very confortable. The hotel is only half the size of the pictured building as the end in private flats and a shop. I would recommend this hotel as the location and views was the best in Grando. The reception gave us the time table for the bus from Grando to the train station, and the train station timings into Trieste. They also told us about the boat trips. They did everything that we required.

The Hotel is situated close to the airport, so for a hotel I chose mostly because of its location, i was pleasantly surprised by the outstanding staff, that do go out of their way to make your stay at the hotel as pleasant as possible. The breakfast was good and the rooms very nice.
the hotel was fine for our one night stay,helpful staff, and good breakfast private secure parking a bonus. we found the decor a little heavy for our taste,but as we were just passing through it was fine.

The location is very convenient from the airport. It is only a 10 km drive and you don't have to go into busy Trieste. We only stayed here for 1 night but we like the small village and the people from the hotel were very friendly and helpfull. Additionally the breakfast was good with nice fresh products. None.

Staff went over and beyond what could be expected from any hotel of any price. The hotel is located by the city centre of a nice little town close by Trieste airport. Highly recommended for anyone looking for a place to stay prior to traveling from Trieste airport.
That was my second visit to Hotel Franz, a one-night stop on the way from France to Hungary. And it was again perfect, with a special mention about the kindness and the efficiency of the staff. I will remember the perfect breakfast! Nothing

Staff was excellent. Pool was awesome. Price was right! Restaurant had great food and was convienent. There was no TV in the apartment but I knew that going in.
Fantastic swimmingpool and really close to Grado. Would really recommend air conditioning installation in all bungalows.
Nice place, but simple. No too close to the town centre, but you car hire hire a bike which is very useful. Nice staff, but far from bus stop. (20 min)

The location is near the sea and the calm part of the city, not far from the centre. The cuisine is very good, variable and tasteful. We missed fresh vegetables for breakfast however for dinner the selection was good.

Very reach and nice breakfast, comfortable room, they give towel for plage, and the plage is just 5 minutes walk! Recommend!

(If you intend just to swim in the sea you can go at 5pm for free when the toll booths close and the gates are opened). Hotel offered airport transfer for €25. n/a

The rooms were very clean and the chamber maids very pleasant and friendly. The breakfast buffet had a wide choice of foods to suit every taste. It was in an excellent location close to shops and restaurants.

Fast check in, excellent location to see Grado, clean room. Basic breakfast and furniture. It is correct for a 2 strat hotel and price, but this is a 3 star hotel. I paid 130 EUR/night, what is not proprotional.

Location, parking place, bathroom, breakfest, balcony. Very old a small TV in the room in bad position. You must renovate this peace and use wall for LCD TV minimum 66 cm screen. Position on the wall opposite the bed.Parking place is too small for 11 cars.
The receptionist were quite friendly, probably because of eastern european origin. Place is new and well kept for a three star. Availability of car park in the middle of the city made me book this hotel. City center location is marvellous. Reception was manned 8-20hrs only. Main minus point in these modern days , there was no internet what-so ever in the whole hotel for clients ! Unbelievable!! Breakfast was just acceptable. Housekeeping just did not replace towel until the second day and the towels were left on the bed instead on the bathroom towel railing.
Great location, only a couple of minutes walk to the beach and the walking streets. Fair breakfast though we all got tired of it after eating the same thing for a week. Staffs are friendly though their English is very limited. AC is not working very well. No Internet and we didn't find an Internet cafe. Overall we are okay with the hotel experience since we booked only two weeks in advance and there were not a lot of great choices left.
The proprietess was gracious, patient, and helpful, especially with local knowledge of Grado (post office, taxis, markets, etc.). The room itself- for a no-frills, budget type room, it was above average in terms of size, cleanliness and features (a cooker and small refridgerator!). The location was perfect- close to the beach, bus station, restaurants, and shopping. The buffet breakfast was a bit better than most I've been to in the part of Europe. No Internet connection or business center, but then, the hotel itself was close enough to Internet cafes for this not to be too much of a pain.

It's very close to Grado's bus station, to both beaches and to the center, so the hotel has good location. The staff in the hotel was very nice and really helpful. There wasn't big selection of foods by the breakfast, but it was fine.

Excellent location for family holidays and great value for money. Quiet and calm neighbourhood, proximity to historic city centre, 10 mins on foot to the beach. The hotel management and staff went out of their way to provide excellent and child-friendly service. We liked it so much that we even extended our stay by a few days! Two minor points: We would have liked more shelf space for our clothes (especially the tons of clothes you take on holidays with children). The two large wardrobes for great for clothes you hang, but not enough for those you place on a shelf. Access to WiFi may be one addition that i would suggest.

The very low rate for a single room in high season correctly corresponded to a small and basic room but equipped with everything needed as well as a balcony. Room OK For one or two nights but not for longer. Good location close to the centre. Good breakfast and friendly staff. Thin walls - woke up from the noise of a snoaring person in the next room. Difficulties finding a parking space while there were plenty of empty places reserved for residents only. Should be looked into!
