Good firm bed, well cooked breakfast ancient lift, inadequate parking meant had to be out feeding a meter before 8am (even on Sunday - resort parking laws)
The night porter, who was extremely helpful and courteous. In fact, all this after having to wake up at 4 in the morning because we arrived late (as arranged earlier with hotel). He deserves a special commendation! Oh the staff at restaurant. And the breakfast. We arrived at the restaurant well after the starting time for breakfast, but had to be seated for 10 mins doing nothing before we had to ask the waitresses if we can place the order. Even then she said to wait a few more minutes. They seemed to have real trouble coping with serving the few guests. And the breakfast was very poor. I almost cried when I saw the size of the lone piece of bacon on the plate. Everything is OK except for the breakfast experience.

Nothing Not happy, that at the start of November everything was Christmas orientated! I find it strange to be greeted on the morning of 9th Nov with a 'Merry Xmas'.If we had know about this we would definitely have not stayed there. The evening meal was even Xmas fare-with no other choice.
Friendly staff, cosy enviroment, overall a very pleasant hotel in a prominent town centre position. It may be trivial, but the very limited parking would have been of concern if we had arrived after 5pm. As it was we were lucky.
The staff were helpful and friendly and the breakfast was very good I think this hotel is definately more for an older age group, I am in my fifties and was probably twenty years younger than any of the other guests bar my missus
the location the rooms were getting ready for an upgrade, they were clean but the bed covers were showing signs of wear and had bleach stains on them, stayed in a sister hotel in torqauy and it felt to be a higher standard of hotel, not all negitavie thoe i will stay again in the future.
Your staff are fantastic and the hotel is in a very good location. We had a very enjoyable stay. Breakfast, 1 very small slice of bacon and one sausage a bit sparce.

Great new bathroom, which had just been renovated. The view of the sea was also nice, and very close to town. The Breakfasts were very good as well! Friendly family atmosphere. Nothing to complain about!

The room was a delight.
Although a single traveller visiting family, I was put in a double room as it was out of season and one was available. The room was clean, very comfortable, en-suite, good quality fittings and lots of thoughtful touches. The owners were very welcoming and offered useful advice on where to eat in town etc. Nice breakfast. Will definately be visiting again. Nothing at all.

Comfortable bed, clean room and the breakfast that we did have was excellent. Friendly owners. Very small shower cubicle and not easy to work. Had to wait a long time before hot water came through. Had to keep the windows closed (making the room a bit stuffy) because the road traffic was extremely noisy. We had a very early appointment on our first morning and breakfast didn't start until 8o'clock but there was no suggestion from the owners that they could provide a cold packed meal.
Hotel and room was clean -good room service. Breakfast was good. Room was too fluffy for my taste- very feminine. Evening meal was advertised, but after the first night this was withdrawn as not cost effective. Had to make other arrangements.

Friendly reception and service; excellent breakfast; fair accommodation on the whole; immaculately clean. En suite: loo & shower only - washbasin in room. And We should have preferred a couple of chairs to an extra bed!
Size of the room. Breakfast was good. Location was good although alongside a main road. The room was over the lounge bar area which had a band until past midnight. We were charged for a newspaper which did not arrive.

A good position near the sea front. Could not park in the hotel parking area at first. Had to wait until there was a space.
just small things. the toilet seat was broken,shaving light didnt work, tissue box fell off the wall when pulling a tissue out. apart from these small things everything else was ok
itts at the right end of bridlington for us to stay like the hotel and that it has entertainment stayed a number of times before the restaurants food is wonderful but as on the last visit to hotel did not eat there as too expensive fancy and did not listen to our requests on food unsuitable for me to eat
The hotel was faultless and we will certainly be staying there again. It was friendly, clean, had a flat screen tv in our room, and a breakfast to die for, served on lovely hot plates. Fantastic

The beds were too soft - two of our party complained of sore backs after one night. Breakfast was served too late for people who needed to be out to catch boats. Too many notices telling me what not to do.
Warm and welcoming
Sylvia was very welcoming and made us feed at home. The room was very clean and comfortable. Parking was made so much easier by giving us parking permits. Not applicable
Very clean rooms and excellent breakfast The room was very noisy with heating pipes, it was also above the kitchen and below the owners living accommadation again incurring noise from these.
A warm atmosphere
We stayed at Lincoln House in Bridlignton in August 2010. The 2 nights were fantastic. The room was large, airy, well decorated and spotlessly clean. The room had an en-suite shower which was much better than the traditional bath we expected. The breakfast was lovely. Sylvia (the owner) couldn't do enough for us, the service was fabulous. We would definately stay again and have already recommended it to friends.

Pleasant staff and a nice informative welcome, the room was clean and well presented, with clean bathroom facilities and plenty of towels. The breakfast service was cosy and personal and the food very tasty. Room was nicely furnished with a thick luxury carpet and pretty decorations. Location was excellent, could not ask for better. The room was much smaller than we had expected, and the bathroom was not equipped with complementry small soap bars. There was a shampoo and a shower gel, but no conditioner, so ladies best be prepared and bring your own. Both on check in and check out we felt a slight lack of organisation from the staff.
Breakfast choice, complimentry tea/coffee tray & water. Although we did not use the water is was nice to be offered it. Peters banter was a delight and made us feel welcome immediatly. We were advised that our room was rather warm so we left the window open during the night only to be awakened in the early hours by Gulls!!!It was unfortunate that WiFi was not available as that was one of the reasons for choosing Brentwood

Very close proximity to the harbour On first entering the bedroom and bathroom it seemed clean, the shower cubicle was dusty as though it hadn't been used in ages. There was hairs around the loo, and the lounge and bar area was grimy. The owner met us in a vest with stains down the front, like Rab C Nesbitt.
