Pros: Comfortable quiet room which was very clean with everything you would expect. Good value and breakfast was exactly as requested (porridge and then scrambled egg as I had a bike race). Easy to find with good parking.
Cons: Perhaps a cafetiere coffee at breakfast would be a nice touch.

Pros: I stay in an unusual amount of hotels for my job and this one met all the criteria I look for. Clean, comfy bed, free wifi, free parking, friendly staff, good food and generally excellent value for money. I will definitely be staying here again, and I advise anyone whose visiting the area and looking for somewhere to stay to stay here.

Pros: Very welcoming and friendly host. My son's full English breakfast was cooked to order at the time requeated. Lovely farm house in semi rural setting. Recommendations for a dog friendly pub for a meal were given and tried.

Pros: Croxton House is is a lovely old Georgian House, with a lot of character, very comfortable with a lovely garden too. Becky is lovely, very friendly and welcoming, nothing is too much trouble and the cooked breakfasts were delicious and good quality. The house is dog friendly, and so we booked in our little dog to stay with us, and it was lovely to have her welcomed too.

Pros: The friendly owners , the quietness as we like to chill out uninterrupted by noisy kids, the price was excellent value as we escape our own 5 children and go out and about regular.

Pros: Lovely old house. Very comfortable, quaint and good value. Becky as a host was very friendly and welcoming. Great location, close to the lovely village of Kirmington which has a great pub for meals. Would definitely recommend staying here if in the area.

Keith and his lovely wife couldn't do enough for us and dog friendly too. Would definitely go back again, if you are looking for peace and tranquility this place is where you will find it

Cons: Unfortunately due to an unforeseen powercut we lost the room facilities ( TV, drink facilities,) and three scared children with only torches as comfort and no offer of compensation for this ( discounted breakfast) also the rooms were extremely hot due to the warm weather and the offer of a fan would have been great even though we wouldn't have been able to use due to the electrical issues.

Pros: Stunning looking house with plenty of parking and easy to find. Very friendly host who couldn’t do enough for us. He upgraded our room and even gave us a lift to a nearby village! I am coeliac and so he went to the effort of getting me some gluten free bread and gave me the loaf when I left too! Really tasty breakfast with quality items including the best bacon I’ve had. Lovely bright dining room. Really comfortable bed, lovely modern look. Gorgeous big bathroom. Only a short walk to the High Street.
Cons: My only constructive comment would be to have uniform wooden hangers in the wardrobe and provide a hair dryer. That would just raise the level slightly.

Pros: Well renovated property. Clean all around . The Games Room was a thoughtful addition . We found Tim the owner to be friendly , attentive , generous . hospitable, informative and enthusiastic about giving his guests a great stay . Location enabled us to be able to visit different places within about one hour of the accommodation.Wholesome cooked breakfast and ample other choices . Was travelling with my family ( 2 kids & 2 adults ) and the family room was comfortable with hot drinks maker and biscuits.

Pros: The bed was so soft and I drifted off to sleep effortlessly. The shower was hot and had a powerful spray. Very filling breakfast of muesli, fresh fruit cocktail and too many croissants, choc au lait and muffins. Delicious, well brewed tea. The shower was hot and powerful.
Cons: I hadn't realised latest check in time was 8pm but they kindly managed my 9pm arrival and my 11am departure.

Pros: Very centrally located for North/NorthEast Lincolnshire. On the edge of a large Village (Ulceby), but close to Killingholme, Immingham and Stallingborough. It's a short walk from the railway station, on the Barton-on-Humber to Grimsby/Cleethorpes line. Room is recently refurbished, mine was at the back. It's quiet, considering it's a pub on a main road. All you can hear is some background roar of the A160/180, but it's not excessive. Only three guest room, so it's quiet internally.
Cons: 75 quid a night seems expensive for 'a room above a pub' with no cooked breakfast BUT, it has a very good restaurant on site, so you save petrol/taxi money. No need to worry about drink/driving. 'Continental' breakfast is actually quite comprehensive and includes a warm bacon roll.

Cons: The proprietors- husband and wife, I think, were less helpful and less welcoming or approachable. Fortunately we did not have any real issues, otherwise I suspect we would have had our holiday somewhat spoiled. Pros: Two of my Uni. friends and I decided to have a reunion and picked Treetops to meet. We came late on Friday and were greeted by the owner, Brian, who showed us around the place and gave us hints and tips about the area and things to do. We stayed at the Oak cottage that had a private hot tub outside - it was great to relax in the evening after a delicious barbeque (there is an area to make barbeque too!) and after a trip back from the peak district. The cottage has got 2 bedrooms, a nice and cosy kitchen/living area and a spacious bathroom. Brian was very helpful at all times when we had issues or doubts. Overall, we had a nice, quite and peaceful stay.
Cons: We didn't work out how to put the temperature up in the hot tub.

Cons: There was wedding party on the first evening that had the most hideous singer you have ever heard - he was so bad it was rather entertaining. Nothing to do with the pub of course! Cons: Well where do I start I arrived at the hotel room 7 I was giving to find out I had no lock on my door and I was told their was a lock smith coming out but he didn’t turn up so I had no lock on my room door for TWO night, the bathroom was so dirty their was hair on the floor the shower looked like it has not been cleaned in a few months, when I got out of the shower I had to walk on my floor towel as the floor made my feet dirty so I had to put my trainers on once I was done. Cobwebs all over the place blinds was covered in dust my cup and glass was not changed the room smelt really bad (like fish) no remote for the tv worse hotel ever and the staff was not very helpful I had a cleaner come in to try sort the smell out and I asked if she could wipe the floor and give it a quick hoover she said no, their was no other rooms available so I had to stay put as I could not get anywhere else! I won’t be using this place again and I definitely would not recommend it
