10.0 Excellent
Pros: We are very fortunate to have stayed at the Campannaci five times now. Everything is wonderful - the warm welcome from Marco and Fabio, the delightful, comfortable property with incredible views, amazing 4-course dinner which includes their own delicious wine. If you tried everything on the breakfast table, you would be there all day! If you are lucky enough to secure a room here, book it while you can. Can't recommend highly enough.
Cons: Not being able to stay longer.
10.0 Excellent
Pros: We are regular visitors to this agritourismo. It is a little piece of heaven, beautiful rural surroundings, but close to Faenza. The house is old and furnished with antiques. The breakfast buffet has an amazing choice, with delicious coffee. The small gardens are pretty and dinner is served on the terrace in good weather. A lovely pool gives welcome respite with more views of the vineyards on the hills. Marco and Fabio are excellent hosts, being both casual, but also watching every detail. Dinner is offered as a set 4 course meal with fresh produce, although dietary requirements are taken care of if informed, before cooking starts. A choice of their own wine and water are offered with the meal. Just excellent.
Cons: Nothing
10.0 Excellent
Pros: The room, the food, the staff, the pool, the food, the wine, the food. Fabulous dinner, amazing choice for breakfast. We just love it here. Thank you Marco and Fabio.
Cons: We couldn't stay for longer
10.0 Excellent
Pros: We stayed just for one night on our way to the south and loved it. The place is within the wineyards, peaceful and everything is very clean. The staff is absolutely nice and the dinner was so delicious...for a very reasonable price. Breakfast buffet was rich and full of local products as well as of homemade cakes. Highly recommend!
10.0 Excellent
Pros: We loved our stay here. We arrived and jumped straight into the pool, then after a quick walk to check out the beautiful views we had a glass of wine with home-made focaccia because we had a while to wait until dinner time. The focaccia was delicious, but we shouldn't have eaten it... We had booked for dinner and I have rarely seen so much food outside an Italian wedding. Four courses. I tried to pace myself but it was hard to leave such food on the plate. The home-made pasta was a highlight. We sat for hours and everything was delicious, including their own wine. My daughter went down first in the morning and dashed back up to tell us that she had never seen so much food on one table. I'm not a big breakfast person, but again it all looked delicious and included several home-made cakes. Phew. The room was lovely, huge windows (with shutters and nets), and the beds were comfortable (very important). In the bathroom was a nice big walk-in shower. But, apart from all that, one of the nicest things was the atmosphere. Our hosts were so friendly, relaxed and easy-going. It felt as though we were visiting friends (with a restaurant in their house). We have every intention of going back. I hope we do! Thank you, Marco, and everyone else there, who made our short stay such a pleasure.
Cons: I can't think of anything that could have been better.

10.0 Excellent
Pros: This was not our first visit and this property is always our first choice if we need to stop near Faenza. The atmosphere is so calm and relaxing that we really want to stay for longer, and plan to next year. The people are fantastic and we like to fact that we can go to the kitchen to get a hot drink. The breakfast is lovely, especially when it's their own produce.
Cons: Nothing, really.
10.0 Excellent
Pros: The house is clean with amazing taste of details, in the same time very comfortable and homey. Amazing people, friendly and very warm. They have 2 wonderful dogs and beautiful garden, fantastic even in the rainy days. We couldn't want more than this. Thank you so much for the great time.
9.6 Excellent
Pros: Beautiful house, in a very quiet area. The host was amazing, spent time showing us around and telling us about their commitment toward sustainable farming. The breakfast, deserts, fruits were all bio and grown locally, and you could feel that in the taste. The house has a very nice, vintage design, with a lot of books you can enjoy in the yard, either on the porch, or the hammock. The rooms are big and clean, and the common places make you feel like home. It's the perfect place to get away from the big city and enjoy a few days of rest and relaxation, with great, healthy food and clean air. Already on my list of places I want to visit again.
Cons: Nothing really... Just that we should have stayed there longer :-)
10.0 Excellent

The building is lovely specially for country lovers. Both bedroom and bathroom were large, clean and very comfortable. There is free access to the kitchen for tea or coffee or a snack with homegrown fruits and produce. The breakfast entirely made of homegrown and homemade products is outstanding.
Cons: Nothing could have been better

Pros: The property is set in enormous grounds , so big that we didn’t cover them all. They have Flamingos in a pool through the woodland and Storks are breeding on top of the electricity poles. We enjoyed our stay.

Pros: Breakfast was a normal Italian breakfast good, tasty.
Cons: Maybe two small things - the beds are not the best ones. You should inform the guests that there is no elevator to the flat
8.8 Excellent
Pros: the Overall cleanliness
Cons: No readily visible B&B signage at the entrance. Limited on the street parking.
8.3 Excellent
Pros: This is a splendid apartment with an interesting history. Alda was friendly and welcoming and gave us good advice about where to park and where to eat. It is within comfortable walking distance of the train station with a regular service to Bologna.
Cons: One of the beds was rather soft and creaky, and the bedroom door rattled when opened and closed.
10.0 Excellent
Pros: Alda was wonderful and helpful in every possible way. Enjoyed our conversation over breakfeast and location was perfect, close to everything. Would definitely stay there again.
Cons: Nothing to dislike.
9.2 Excellent
Pros: In a fantastic location right in the heart of Imola's pedestrian town center and a 15 - 20 minute walk from the track. There are many restaurants close by, the Castle, museums, and great cafés. Alda, the owner, was exceptionally helpful and responsive to any questions we had both before and during our stay. She is very knowledgable about the town, it's history and nearby points of interest, and was very flexible in what she provided for breakfast. We very much enjoyed our stay!
Cons: The shower was a small handheld, so we took baths, and the room was simply furnished, so a wall-mounted shower and headboard or extra pillows would have been nice, but not essential. The room was very reasonably priced and Alda more than made up for any shortcomings - we would definitely stay there again!
10.0 Excellent
Pros: Thank you, Alda, for your hospitality! Top location, clean, convenient!
Cons: The double bed was a bit small.
10.0 Excellent
Pros: I like Alda a lot. She helped with everything I needed.

9.0 Excellent
Pros: Location. food and wine were all excellent. Very relaxing. We love the area which we have visited many times now
9.6 Excellent
Pros: Stunning country location with panoramic views, which we didn't have enough time to appreciate. Owls were calling over the vineyards at dusk. Our room was pleasant and comfortable with a spacious bathroom. We only stayed one night but enjoyed the hearty food at dinner, not least the stuffed squash flowers and pasta in a spicy tomato sauce. We tried a wine from their own farm, the interestingly named Pis and Luv, and it was also flavoursome and earthy. Great atmosphere with everyone eating in the garden and lovely friendly staff. A good and varied spread at breakfast.
Cons: Fresh bread at dinner and breakfast would have been the finishing touch.
9.6 Excellent
Pros: The location, the cordiality of the stuff, the food.
Cons: Nothing in particular.
9.2 Excellent
Pros: Peaceful rural location, great views. Casa Fortuna has been tastefully converted from traditional farm buildings to provide comfortable accommodation with a garden and swimming pool. The host is helpful and charming and the breakfast was excellent-as are the wines he produces. A great place to stay for a few nights to unwind and explore the local countryside.
Cons: At least on our visit, the location turned out to be a few hundred metres further along the road to the one we were directed to by the address given for GPS!

10.0 Excellent
Pros: On this occasion I've been a difficult host: on a business trip, I've been changing dates, number of people, making last minute requests and the likes. Ilaria never failed to be kind and responsive and she's been able to make a somehow difficult work trip a pleasant experience. Not to mention the house is perfect: spacious, clean, with all you can ask for really. Many thanks Ilaria again! :-)
Cons: Nothing. Perfect stay thanks to a welcoming and flexible host and a great location/house.
7.5 Good
Pros: Very hospitable host and a very comfortable stay. We felt warm and secure. We could come and go when we liked and get up at the time which suited us. There was plenty of choice for breakfast and the use of the kitchen. It was in walking distance from the train station and the town centre.
9.6 Excellent
Pros: The house is very nice, spacious, spotlessly clean, nicely furnished, very comfortable, set back from the road, quiet, and convenient for the railway station. The owner was super-helpful, even giving me a lift when she couldn't book a taxi for me. Although a short walk from the centre, there is a good pizzeria just round the corner. You can bring your own food and even do your own cooking if you like - no oven, but there is a hotplate and pans, a microwave, and use of the fridge. (The owner doesn't live on the premises but is easily contactable.)
Cons: Because the owner isn't on the premises, she provides packaged items for breakfast - no fresh bread or fruit, which I would have preferred. (Good coffee though.)
8.8 Excellent
Pros: All in all a great experience, Ilaria was more than helpful, couldn't do enough for us.Definitely would stay and recommend again !!
10.0 Excellent
Pros: A pleasure to stay with a wonderful host. Such a cosy stay and enjoyable experience.
Cons: Nothing
10.0 Excellent
Pros: Everything. Ilari was welcoming and helpful. She helped me book my next two nights' lodging. I like the location near both the train and bus stations because I arrived on the train and left by bus early the next morning. The self serve breakfast was something else I liked. I was able to eat early and catch my bus. All in all, it was great.
Cons: The only thing was the noise from the trains, but I slept through it.

Pros: The communal dinner that was offered was great and gave us an opportunity to speak to the other guests. It was a very peaceful place to stay away from the fast pace of the big towns.. A great place to stay as a base for cycling, The transformation of the old farm house to a modern place to stay has been excellent.

Pros: Fantastic place, friendly owners and mama in the kitchen made great food. We will come back.
Cons: Everything was good
10.0 Excellent
Pros: the surroundings. swimming pool. dinners
8.3 Excellent
Pros: They didn't speak much English but did their best; so you didn't always know what you were getting for dinner but the surprise was part of the fun and delicious! Breakfast prosciutto and fresh baked cakes with cappuccino: Yum! Good airco. Ravenna, Brisighella, cesena, amazing. Also seaside at san bartolo park (not rimini!)
Cons: Was a bit of a distance to visit places, apart from Brisighella which is very close. Most people were on overnight stops so you didn't get much chance to get to know them but very sociable at long table at dinner and still made some great friends
10.0 Excellent
Pros: Anna was so kind and welcoming. She stayed up late to let us in during a crazy rainstorm the night we arrived. Rooms were clean, beds were comfortable, and breakfast was delicious. The property was beautiful. Would stay again!
Cons: Nothing!

Cons: Distance to the center is about 20 min walking
10.0 Excellent
Pros: Great hotel with superb staff and a great pizzeria.
7.0 Good
Pros: Really very friendly staff. Nothing special, but comfortable room. At the ground floor the hotel has its own restaurant/pizzeria (fairly limited menu for restaurant, but impressive choice for pizzas), I had dinner with a very good pizza, at the time of paying they gave me a bill with the price of pizza discounted by 50% (it was a sort of "pizza day" with a special offer, not claimed in any way, I found out at the moment of payment): total bill, beer + a good espresso included, less than 10 EUR. Good wi-fi. Complimentary bottles of water in the fridge. Easy parking in the square.
Cons: I would never have stayed in this hotel if there had not been a big fair in Bologna and the prices of the Bologna hotels had not been unreasonably high, I chose it because it was the one with the most reasonable price along the road to Bologna. Actually, even its rate was over priced (probably due to the fair, there were numerous foreign guests that I understood to be visitors or exhibitors): I checked the rate for regular season (without exhibitions) and is half. Well, at this price it deserved an excellent evaluation, real value for money. Nothing to see at walking distance.
9.2 Excellent
Pros: Staff was fabulous! So accommodating, welcoming and helpful. And room was very clean.
Cons: Bathroom seat not firmly attached, so it would slide, and bathroom door, a pocket door, was very noisy, especially disturbing in the middle of the night.
10.0 Excellent
Pros: The room was very clean and the staff was mice and helpful, I can suggest it for everyone.
8.0 Excellent
Pros: Very friendly and welcoming staff. The best pizza bases ever. For a one night stop off the hotel and restaurant are good value.

7.5 Good
Pros: Beautiful location on the hills with a wide horizon view over the valley. Perfect for family and couples, a bit further away if you are in business
Cons: Little disconnect over breakfast timing, I needed to leave the place earlier than the breakfast opening hours
10.0 Excellent
Pros: This place is a gem! Really beautiful landscape in the countryside, miles wide views. A very nicely restored old building with a superb garden and a big nice pool! As if this is not enough the couple running the place are the very essence of service and friendliness. We did choose to have dinner "al Fresco " in the garden and it was a very good meal. On top of that a nice breakfast before we had to leave. Well, our very unbehaved 7-month-old puppy was welcomed inspite of getting overexcited by all the nice things to explore and if you are traveling with a pet we doubt you will find a better place.
Cons: Nothing could have been better except perhaps our schedule- would have loved to spend another day...
10.0 Excellent
Pros: Great place to relax in the countryside. The breakfast was great, with many homemade options. The staff was very nice and welcoming, helping us with anything we needed. There's a wide space to park your car, and several animals around.
Cons: Everything was perfect!
10.0 Excellent
Pros: I couldn’t believe the stunning countryside as we approached and then this wonderful shady garden. In temperatures of 33C, it was perfect to find this and a swimming pool. We received a warm welcome with cooling drinks. Our room was very comfortable and had mosquito screens and great views. Two charming hosts in this dog friendly place. Breakfast consisted of sweet and savoury choices and local and home made items. We loved it.

Pros: Again, struck gold with this hotel. The staff were wonderful and as my husband has a hip complaint they moved us to a ground floor room. We arrived earlier than planned and they had a room for us. I can honestly say it is the first time that someone has run out with an umbrella so I wouldn't get wet going from our car to the hotel. Top class professionally run hotel. Lovely breakfast - wonderful friendly people.
Cons: There was honestly nothing I didn't like.

Pros: Beautiful Place, great (most italian) Design, very cordial Host - perfect!!
10.0 Excellent
Pros: The place is unique and special. It'd designed by two architects, influenced by Alessi and has original paintings all over. This is not your ordinary hotel/b&b - this place is designed for real! The room was huge. Owner is very nice, breakfast was bigger then usual for the area with very wide variety. The place is not in a city or near shops etc, we like it that way but take it into consideration while booking. Car is a must will for sure stay again - Value for money is amazing. This place in Paris or Milan would cost 600E per night.

Pros: The family room we stayed in was huge which was ideal for us with a young baby. There was a very good quality crib and not a travel cot. The staff were hugely friendly and helpful and made us feel relaxed and at home. Perfect family holiday destination!
Cons: A little noisy on the Saturday night as there was a wedding on in the hotel. Personally I would have preferred more savoury options at breakfast but I know that this is not traditionally Italian.

Pros: Marcello is a nice and helpful owner of this refurbished building from 1880. Dinner was good and authentically Italian. Very reasonable prices for both food and accommodation.
Cons: Nothing

Pros: Restaurant and pool were superb although the loud music at the pool meant that it was not that relaxing. The mill and products for sale were excellent.
Cons: No lift for our heavy suitcases and reception desk had short hours
4.6 Okay
Pros: The room are of low quality and not worth the money, furniture and other accessories are some second hand stuff broken please be advised the legs of one of the chair in the room is just kept together if you sit on it the chair will break and you will fall down and there is a health and safety issue using the furniture in the room. no cub board to place you clothes just a curtain with a hangers behind it to look like a cupboard and has a locker which is broken. I was on work on my visitand on one of the night there had womens nigh party where the music and DJ was loud, was on loud banging music till i think 4 in the morning. I had made the booking few months in advance The hotel could have infored me in advance there is a big event on which is going to be loud all night but they did not bother to inform me only be discover in on the ngiht when the party began. I am not in the habit of writing bad review but this place had me wanting to write some reallity of the place .
Cons: This property is a place outside town as expanded in the listing have a excellent restaurant the food which you will love. I have very high opinion about the restaurant and food quality However the room are of low quality and not worth the money furniture and other accessories are some second hand stuff broken and there is a health and safety issuer using the furniture in the room. no cub board to place you clothes and has a locker which is broken. Pros: Great location for exploring the area. When we asked about changing rooms (didn't want to have a 2 level room), we were given a room in the adjacent building (Villa Ca Lunga) which was MUCH nicer than the other facilities. These accommodations we really nice and new- very clean and well laid out. Breakfast was fine
Cons: Would have been nice if the bar was open for a glass of wine or cocktail before dinner as the restaurant was closed on the days we were there.

Pros: Beautiful surroundings and facilities for children
Cons: Breakfast not great value for money but convenient

Pros: Furnishings high quality, pool exceptional
Cons: Noise from the restaurant at night
6.7 Good
Pros: Surrounding property is nice.
Cons: No one at reception upon check in. There was an unfriendly waitress who didn't greet us well and asked in a rude manner if we wanted breakfast. Breakfast was charged at 9 euro per person and was incredibly basic. We had to go looking for someone to find coffee in the morning - its Italy! Rooms are basic. Loud peacocks at night kept us from sleeping... the woman pretended like she didn't know about it. C'mon. Room was basic but okay.
