Pros: Everything was fantastic
When you stay at Villa de Santis in Montefranco, you'll be steps from Nera Fluvial Park. The front desk is staffed during limited hours. Free self parking is available onsite.
Pros: Owners were so helpful. We got by even though we did not speak Italian and they spoke no English. Clean comfy room. Views from this hotel are breath taking.
Pros: A place to relax with a great view to the surrounding mountains and villages. Confortable and clean. The breakfast is basic, but served in a really nice terrace.
Pros: Great location and customer service
Cons: The breakfast could have something more (eggs, sausages)
Pros: Was very cold and no hot water when I was there.
Cons: Enjoyed the view and very nice Villa. But was alone in the whole place. They were not expecting us. Gate was closed when we got there.
Pros: Fantástic view, amazing staff and amazing suíte, soo happy.
Pros: Did not have any information regarding food & drink. We discovered that there was no restaurant Open when we arrived.
Cons: Reception area was not staffed all the time
Cons: Pictures on the booking are of a magnificent building, the rooms are in a nearby structure which is a simpler structure .. The hot water in the shower ran out in a short marker and we showered in cold water. (No cheeses, sausages, vegetables, fruits were served in this area) The price was very expensive for the price.

Pros: The whole experience is fantastic. On top the cooking of Eleonora is really an experience not to be missed. She and Nardo have a great working balance, always eager to make our experience even better.
Cons: Direction to the location, but we could have called.
Pros: We had an absolutely lovely time. Our accommodations were exquisite. Loved the quiet areas throughout the property for relaxation and simple reflection. Did not take advantage of the hot tub which would be tempting on a cooler day. Our meal was unbelievable- course after course! When we got to town, we phoned Eleanor, parked in the lot in town and walked up to the pink church while Leo drove down to pick up our luggage! I cannot think of anything that would have made our stay any more enjoyable other than an opportunity to stay longer!
Pros: We had an an amazing time at Ferentillo. We highly recommend to have dinner with Eleonora and Nardo. They are simply amazing hosts. They will treat you with the most amazing home made food you have ever tried. We were lucky to be there for the summer truffle season. Eleonora prepared 2 of the most amazing dinners we ever had. Unfortunately they dont speak much English but don't worry. They will make you feel at home. The place is simply stunning with great views and in a medieval location. The tower is from 13th century. It's a bit tricky to find the property so when your GPS stops in the highest point of the town . Give them a call and Nardo will come down with a car to pick up your luggage. It's only a 300 meters long walk to the property but better to go by foot as it will be very tight for any kind of car.
Pros: We had a 5 Star+++ dinner that Eleanora prepared for us. We were at least 2 1/2 hours eating different delicious courses that were locally grown. Best meal in Italy by far during our trip.

The nearest airport is Perugia San Francesco d'Assisi Airport, 69 km from the guest house.
Pros: Decided to walk on from Ceselli as no services there and we wanted a good meal and something to drink after a long walk from Spoleto. Ai 3 Archi did not disappoint. Lovely family run facility. Very thoughtful, friendly and helpful. Lovely clean and spacious accommodation, great shower and superb restaurant. Also assisted with onward transfer of luggage to the next hotel.
Pros: A most welcome place to stay after a wonderful long walk through the mountains. Room comfortable and dinner terrific.
Cons: Everything was great but listing is a bit tricky to find for Way of St Francis Walkers- having Macenano for location might be more helpful.
Pros: The restaurant is very nice, high quality very tasty food. Owners of the place are very nice and try to fulfill all your needs, they keep the restaurant open for us a bit longer so we could have dinner there.
Cons: The building is old and lighting was not good, mostly in the bathroom. The beds are a bit small, a tall person might have problems with them, however for us was fine.
Pros: The hosts were wonderful. We booked for a Monday and we didn’t realize their restaurant was closed on Mondays (as many are in rural parts of Italy). The host made special arrangements and offered to have us practically privately dine in their restaurant with choices on menu. They were wonderful!!
Pros: Ai 3 Archi is a hotel located in Macenano. We stayed here while walking the Way of St. Francis. We had a wonderful room with a large terrace on the second floor (1st floor for some). Despite the language barrier our hosts were very nice. We checked in early. They served us drinks on their patio. The dinner at the hotel was excellent. It is worth the effort to reserve a room here.
Cons: Speaking some Italian or using google translate is helpful.
Pros: Excellent restaurant. We loved their supper and they had an outstanding breakfast.
Cons: The bed was too hard, but that's par for the course in Italy.
Pros: Very helpful location and the staff turned out to be very kind and helpful. Wonderful breakfast.
Pros: In January, we were the only guests, and we were made very welcome and comfortable. Great value
Pros: Was greeted nicely, room was spotless and food was good

Featured amenities include express check-in, dry cleaning/laundry services, and luggage storage. Guests may use a roundtrip airport shuttle for a surcharge, and free self parking is available onsite.
Pros: Rooms were clean, heating wasn’t turned on first night but worked the others
Cons: Kitchen facilities were very basic, there wasn’t enough hot water for showers (only enough for 1 person) location was v remote and hard to drive to. Parking facilities weren’t good. V hard to drag suitcases up the hill and the steps. Not suitable for anyone with mobility issues. I’m 6 months pregnant so it wasn’t v suitable for me either
Pros: Staff was nice and gave a good tip of restaurant. Nice view.
Cons: No swimming pool, playground half close and no real common space. Hot water has to be asked. It would be ok if adequately explained that due to whether and season time, not much of what was shown would be there.
Pros: Guesthouse Runcini is located in a really nice place in the mountains of Umbria. The view from the guesthouse is beautiful and there are many things you can do in the area around.
Pros: The history of the ruins is awesome and so is the chapel. The view is magnificent
Cons: Bad road conditions
Pros: Everything. The apartment, the location, the views, the way we were looked after. 5 star. Wish we could have stayed longer. This without doubt one of the best places we have stayed in Italy.
When you stay at Albergo Rocca Ranne in Montefranco, you'll be in the historical district and steps from Nera Fluvial Park. The front desk is staffed during limited hours. Free self parking is available onsite.
Pros: Nice little hotel located in a charming village. The room looked a bit old fashioned but was very comfortable with all the facilities required (hairdryer, bathrobe, etc.). The staff was very welcoming and helpful.
Cons: The access road to the hotel parking is extremely narrow. The rooms could do with a slight decoration refurb but otherwise it was perfect.
Pros: What an amazing location. Frederica on reception was super and very friendly and helpful
Pros: excellent mountain view. great breakfast. Staff very friendly
Cons: everything was great.
Pros: The hotel is very nice offering a great view. The staff was very helpful and even recommended us beforehand a list of restaurants since the one of the hotel was closed on that day. In case you have issues walking or can’t climb stairs, Montefranco might not be the town for you since you can’t move around inside the town by car.
Pros: This hotel is an absolute gem! The setting and the view are amazing beyond description. Beautiful area to relax and enjoy nature. Our concierge, Frederica was extremely kind, helpful and went above and beyond to enhance our experience. Montefranco is a beautiful tiny hill town. The towns people are extremely friendly and there is a very cute little bar with a lovely proprietor- (Diana) who was charming and helpful. Please visit this beautiful, tiny hill town if you are in Umbria!
Cons: Unfortunately, the hotel restaurant was closed. Not sure if/when it will reopen. There are some nice restaurants nearby but you must drive done the mountain to get there.
Pros: Everything was perfect
Pros: - beautiful location - great and helpful staff - very good breakfast - voucher for 50% discount for Cascata delle Marmore entry fee - close free parking
Cons: - it’s a minor thing, but it was quite heavy to reach the room climbing all stairs with the luggage

Pros: Location was right on the Via di Francesco. Appreciated having a living room separate from the bedroom. Great shower. Large drying rack provided for our use. Quick walk into town for pizza and gelato :)
Cons: We rented an apartment but the kitchen was not stocked: no dish soap or sponge to wash dishes and pots, no basic condiments (oil or salt for example), and bath linens only. Nice space but kitchen not useful as described above.
Cons: Staff not very helpful. Had to pay extra for WiFi that didn’t work
Pros: The room was well kept
Pros: Rooms are big (but worn out). Friendly staff. Views form the room are fantastic! Rooms were clean.
Cons: Breakfast was poor. Alltogether a bit shabbish.
Pros: the location was good but poor quality breakfast with few home-made food
Pros: Location to Arrone was great. It is a beautiful little hilltop town. The bed was very comfortable. Wifi was good.
Cons: The refrigerator did not work properly. There was a kitchen but no detergent, cloths or tea towels so could not use it. The shower screen tried to fall out every time we opened or closed it. We went out to the waterfall for a long hot walk and came back to hotel for a swim. But the pool was full of children, presumably from a school so could not.
Pros: Pool a welcome addition.. staff were friendly
Cons: Air-conditioning offered/agreed when booked (and important in decision to accept property).. however was not available upon arrival.. disappointing that facilitates on site were so badly misrepresented...
Pros: , the room was clean and comfortable, and the staff was very nice and pleasant
Pros: Nice pool good restaurant
Located in Sant'Anatolia di Narco, Agriturismo Zafferano e Dintorni is within a 15-minute drive of Palazzo Racani Anoni and San Pietro extra Moenia. Free self parking is available onsite.
Pros: Our hosts were lovely and prepared a simple but delicious breakfast of fruits from their orchard, the best homemade jams and cakes. We definitely recommend this place just so you get to meet the hosts and enjoy their hospitality. An interesting place in a beautiful setting. The restaurant next door was also sensational with good food in the romantic setting of the historical Abbazia Santi Felice e Mauro. It is conveniently located on the Ex Ferrovia Spoleto -Norcia bike/walking route. There is a beautiful clear river next to the property where we saw people rafting and there is also the town of Castel San Felice where you can get great views over the mountains.
