Pros: the location and cleanliness
Cons: absence of coffee / tea ( as no breakfast is served)
Pros: The bed was decent. The location is great, it's right down the road from the Marmore Waterfalls. The WiFi worked great. The room is small but very clean and comfortable. The bathroom was very clean and modern. There's several small restaurants nearby.
Cons: The cell service is right on the boarder of having no service and having some service, the room is a bit small, and there's no reception desk, we had to call the phone number on the sign to get our room key.
Pros: Everything was fantastic

Pros: The host was fantastic and very very helpful. The farm and adjacent river was beautiful and just a completely lovely setting. The animals were a real treat and just a wonderful experience overall.
Cons: GPS took me to a road too early and the signage for the property was on the new road next to it, so it was a little awkward to find it at night but it worked out fine. Also, hunters near the property woke us up to gun shots which I didn't appreciate.
Pros: The location is amazing. Perfect for a break away from it all and a 'no frills', back to nature experience. The owner and his daughter were very laid-back, super-friendly and their dog, Fiona kept me company throughout my stay. My room was massive and opened out onto fields and farm animals.
Pros: Room was outstanding, clean, big, looks like new, good bed, good shower. The hotel is runned by a family, they will give you a good adress for the diner very close by. Outstanding Italian food. Location is very handy to visit the waterfall in Marmore, its about 10 minutes drive, and when you stay there you get a 4 euro discount on the entry price per person. For kids they have horses, pigs and a friendly dog Sofia. Rooms are big, with a large bed, and seperate beds are in the room available. Perfect for family's who are traveling with four.
Cons: Location was for us perfect, but its the only house in the area.
Pros: EVERYTHING. The location is almost a paradise, the hosts are very warm & kind.
Cons: The road to the place was little bit uncomfortable.

Featured amenities include limo/town car service, multilingual staff, and luggage storage. For a surcharge, guests may use a roundtrip airport shuttle (available 24 hours) and a train station pick-up service.
Pros: We were greeted by friendly staff who showed us to bright, sunny rooms with working AC. The room was immaculate and the bed a blessing after walking the hills of the lovely town and surrounding area. Restaurant next door was excellent.
Pros: We spent 2 days in Stroncone during our bike tour from Assisi to Rom. Stroncone is beautiful and quiet village perfect to relax and to enjoy the calm atmosphere. We enjoyed a lot the view downhill on the countryside, the welcoming hospitality of the hotel and the delicious Italian food of the restaurant just next door. We warmly recommend Porta Del Tempo!
Pros: This is a charming little B&B in a medieval building in the middle of the ancient walled town of Stroncone. The room was wonderfully rustic with a large, comfortable bed, a fireplace and views down the ancient alleys and across the rooftops. The bathroom was well-equipped and the shower had plenty of hot water. The proprietors were a very welcoming and pleasant couple, full of knowledge about the town and the surrounding area. I felt well looked after, and almost treated like an old friend. The breakfast was very good and filling; home-made cakes, bread, cold-cuts, yoghurts and more. Oh, and there is a very good restaurant just next door for dinner. I hope to come back to Stroncone, and if I do, I will definitely stay at Porta del Tempo again!
Cons: Everything was perfect.

Pros: Very friendly and welcoming host family, tidy room with comfy bed, great attention to detail. Private parking, only few minutes to Greccio.

Spoleto is 36 km from the bed and breakfast, while Terni is 10 km away. The nearest airport is Perugia San Francesco d'Assisi Airport, 90 km from La Sosta B&B.
Pros: There's an authentic bsr downstairs with nice friendly staff.
Cons: Troubles connecting to the WiFi
Located in the mediaeval centre of Labro, Albergo Diffuso Crispolti offers elegant-style rooms with light coloured furnishings. Guests can enjoy the medieval-style patio and free Wi-Fi in public areas. Rooms at the Diffuso Crispolti Albergo feature tiled floors, a fan and private bathroom with a hairdryer. Some have a Lake Piediluco view, while others overlook the garden. A continental-style breakfast is provided daily, with savoury products and homemade cakes. Lake Piediluco is a 15-minute drive, while Terni is 25 km away.
Pros: It is in a spectacular setting. The place is really tastefully renovated and decorated.
Cons: Ons more fan would have been nice but it was really amazing.
Pros: We liked the hotel concept, the small old city and very good restaurants. The staff was very personal and helpful and served delicious breakfast. Very tranquil location.
Pros: Breakfast table laid beautifully and log fire
Pros: The property consists of a series of refurbished buildings in the middle of the wonderfully picturesque, labyrinthine village of Labro. The common areas are largely kept in their original style, while the bedrooms have a more modern, pseudo-minimalist feel to them. There were an electric kettle and mugs in the room. There was no tea in my room (only sugar), but I found some in the unoccupied neighbouring room. There was a gorgeous view of Lago Piediluco from one of the windows, and I sipped my tea watching the sun go down over the lake. Note that this nice view is not available from all the rooms. Some have a 'garden view', which is really just a window facing the small interior garden of the property. The bed was comfortable, with a warm duvet. The shower had plenty of hot water and good pressure. The optional breakfast was well worth the cost! They served everything I could possibly want; eggs, bread, ham, cheese, homemade cakes, cereals, yoghurt, juice, freshly made coffee and tea. Overall, it was a good place to stay for a night, and I would come back for the atmospheric village and the breakfast. The cost for the room was quite high compared to similar (and better) places I stayed in the area. It may be an OK deal price-wise for a couple, but for a single person, the price is quite steep. On the other hand, there aren't that many other options in Labro...
Cons: The room I stayed in had a layout that made it a bit cramped. It had one double and one single bed, each with their separate washbasin. There was a wall partly dividing the room into two sections, giving both beds their own, 'private' area. However, this also made each half of the room seem very cramped, particularly the half with the double bed. I assume the idea is to make it a good option for 3 people (the setup might be particularly good for a family with a child), but this has been done at the cost of space and atmosphere. Without the dividing wall, the room would potentially have been perceived as spacious and airy. It is a pity, because the rooms did not match the first impressions from the common areas. While the common areas are all boutique, the rooms are more upmarket hostel. I do not know if this is the case with all the rooms, or just the one I stayed in and a second room I strayed into. The bathroom also had a strange layout: You walk straight into the shower, and the toilet is beyond the shower curtain. After having a shower, you need to exit the bathroom to dry off. The two washbasins with mirrors are both in the bedroom, not in the bathroom. The quirky bathroom layout also means that you get your feet wet if you need to visit the toilet after someone has showered.
Pros: magic place, on a magical hill top. My only regret is being unable to stay longer than I did.
Pros: Very nice place to stay. The whole building was refurbished by an Architect who owns the house and there are many details to discover. Our suite was fantastic with a great view to the lake and an own garden. Labro is a very nice place to stay and it has at least 5 restaurants although there are only approx. 80 people constantly living there. We had a fantastic meal in the Osteria (owner Mauro) on the left hand side, when you enter into the old part of the village.
Pros: We liked everything! It should be said that it is very difficult to carry rolling suitcases because the village is all about stairs!
Pros: If you want to stay in a white village stay here.... A wonderful place. will be back. The hosts were great and really helpful. Breakfast (eggs) were cooked in front of you.
Cons: Internet could have been faster. Didnt work in our room
Pros: Very well presented, warm and comfortable with an excellent breakfast.
Pros: Great host in Anne. Magnificent breakfast. Beautifully quiet.
Cons: A little difficult to get to but well worth the effort
Located in Poggio Bustone, 11 km from Rieti, Agriturismo La Collina provides free bikes and free WiFi. There is a fully equipped private bathroom with shower and a hairdryer. Guests at the farm stay can enjoy an Italian breakfast. At Agriturismo La Collina you will find a restaurant serving Italian cuisine. After a day of hiking, skiing or cycling, guests can relax in the garden or in the shared lounge area. Terminillo is 26 km from the accommodation, while Terni is 33 km away. The nearest airport is Rome Ciampino, 107 km from Agriturismo La Collina, and the property offers a paid airport shuttle service.
Pros: The location was great if you are a paragliding pilot looking the fly in the region, only 600m from the landing field. Staff were very helpful and friendly with helping me get in contact with the right people to get flying. Also to find transport back to Rome. The room was good and downstairs is a nice comfortable dining area.
Cons: Owners do speak some English, but if you dont speak Itallian better make sure you have a phrasebook with you for more complex requests...
Pros: It is a beautiful property on top of a hill, surrounded by fields and nearby lake. As I drove in, I could see the farmer with his herd of sheep. The room was spacious and comfortable, with a view of the farm and nearby hills. The bathroom was huge and lovely, with a hot shower. The staff were very friendly and offered me a coffee when I arrived. I joined them for dinner, which they invited me to eat with them, as I was traveling solo. We sat by the fire and enjoyed multiple courses, with house-made salami and cheese, herb-crusted veggies and homemade bread. The main dish featured vegetables grown on the farm, and local wine. Though I wasn't hungry for dessert, the house-made crostata and biscotti, along with digestive liquors convinced me to have a little nibble. Very tasty meal! They asked me when I would like breakfast, and when I arrived at the determined time, I was treated to an assortment of treats, including homemade bread and quince crostata, juice, yogurts, coffee and a variety of house-made fruit spreads. I liked the lemon marmelade the best! I will definetly be coming back!
Pros: While a challenge for folks who cannot walk easily (it's located on a steep road), the view is unbeatable. I spent hours on the deck just looking and sipping wine, Short walk (steep) to town and a small market.
Pros: Clean, comfy, good size room and nice bathroom. Hosts very good.
Pros: Friendly & helpfull staff. Spotlessly clean. Comfortable room. Nice outside area with spectacular views.
Cons: We liked everything
Pros: I had the apartment to myself which was nice so i could boil some water in the kitchenette. There was a nice seating area outside for anyone brave enough to take on the mossies. Room was clean and spacious.
Cons: Wifi was hopeless in bedroom
Pros: This is a place that seems to be catering to pilgrims and other travellers at the cheaper end of the scale. As such, I expected something akin to a hostel, just with private en-suite rooms rather than dorms and communal bathrooms. I was very pleasantly surprised. The B&B is located on the ground floor of a residential building just outside the historic part of Poggio Bustone, 2 minutes walk from the historic centre. (And 2 mins walk in the opposite direction takes you to a small supermarket, which is great if you need to stock up on supplies for next days walk.) The ladies who run the place are very friendly and helpful. There is a little terrace in front of the entrance where guests can enjoy the view. And there is complimentary bottled water and biscuits. The bedroom (a twin at the back of the structure) was spacious, modern and squeaky clean. The bed was very comfortable. The bathroom was big and brand new, with tiled floor and walls, and the largest shower I have seen in all my trips to Italian establishments. There was plenty of hot water, and the water pressure was excellent. Only minor quibble was the lack of a little shelf to put my toiletries on, both in the shower and by the washbasin. The breakfast was also a pleasant surprise. There were the plastic wrapped cakes and toasts, as expected, but there were also yoghurts and juice AND freshly made coffee.
Cons: Nothing! Everything exceeded my expectations.
Pros: Great location, fantastic views and very welcoming to pilgrims
Pros: Decent place to stay on the Way of St Francis.
Cons: The breakfast could be better for hikers. We really don't like the little cornetos in plastic bags.
With a stay at Il Casale di Colli sul Velino in Colli sul Velino, you'll be 6.5 mi (10.5 km) from Lago di Piediluco and 7.8 mi (12.5 km) from Marmore Waterfall. The front desk is staffed during limited hours. Free self parking is available onsite.
Located in Poggio Bustone, 15 km from Rieti, San Francesco Suite provides free bikes and free WiFi. Guests at the bed and breakfast can enjoy an Italian breakfast. There is a shared lounge at this property and guests can go cycling nearby. Terminillo is 27 km from San Francesco Suite, while Terni is 33 km away. The nearest airport is Rome Ciampino Airport, 111 km from the accommodation.
Pros: Well located.
Cons: There were stairs to climb both inside and out so if you’re a little feeble this would cause a problem
Pros: A funny house with nice rooms and a wonderful breakfastroom with a coffemachine and fresh water all the time.
Pros: Room was snug and warm and spotlessly clean. Bed was super comfortable. And best of all - it’s right next to a lovely little restaurant and bar. Just the job after a long day on the CSF!
Pros: The B and B is charming, quiet, impeccably clean with a very special location in the heart of Poggio Bustone. Another positive is that it is right next to a lovely restaurant. San Francesco Suite is perfect for all travelers, including 'parapendio' para gliding guests. I have enjoyed 2 enjoyable visits. Kay- North Carolina USA
Pros: Rooms are clean and fresh. Excellent restaurant in building next door. Town is nice.
Cons: Very small. You have to walk bending in order to reach the shower (which is very nice actually). Bed fills most of the room. Breakfast in a shared small room and shared table with no windows (why not in the restaurant next door who has the same owner??). Have seen more friendly owners before. WiFi was unstable.
Pros: New bathroom was nice and clean. Bed was comfortable. Staff were great. Coffee machine was excellent.
Cons: A little overpriced for the small room.
Pros: By chance my wife’s birthday landed on the day we walked into Poggio Bustone on the Way of St. Francis. Arriving in a rainstorm it was a little difficult to locate the property, but after we reached the owner by phone everything was well. We will be forever grateful that she left us with a portable heater, as we were wet & cold. It was a big help in being ready for the next day of walking.
Cons: Nothing...best place in Poggio Bustone!
Pros: It was close to the main center/piazza
Cons: Dark and felt invited!
Pros: The rooms were beautiful and close to the centre of town.
Cons: We needed the windows open because of the heat, but the noise of the town (some of the rooms next to a restaurant open until midnight) made it very difficult to sleep. Even a fan in the room would have helped. Airconditioning was heating only.
Pros: Perfect. Beautifully decorated. Attentive staff who will take into account any requests like early breakfasts. Two minutes walk from bars/ bank/ shops and restaurants. Ideal.
Featuring an outdoor pool, Case Vacanza Fiocchi is set in the natural park, Fluviale del Nera, right underneath the medieval village of Arrone. Rooms come with warm colours and modern décor. Case Vacanza Fiocchi has an on-site restaurant, where a continental breakfast is served each morning. Wi-Fi is free in all areas. Guests can enjoy a garden, children’s playground, and outdoor furniture. A nearby sports centre offers deals to guests staying at Case Vacanza Fiocchi. The famous Marmore Falls are 3 km away. A bus stop 50 metres from the property has links to Terni, 13 km west.
Pros: Nice pool good restaurant
Pros: Location to Arrone was great. It is a beautiful little hilltop town. The bed was very comfortable. Wifi was good.
Cons: The refrigerator did not work properly. There was a kitchen but no detergent, cloths or tea towels so could not use it. The shower screen tried to fall out every time we opened or closed it. We went out to the waterfall for a long hot walk and came back to hotel for a swim. But the pool was full of children, presumably from a school so could not.
Pros: Rooms are big (but worn out). Friendly staff. Views form the room are fantastic! Rooms were clean.
Cons: Breakfast was poor. Alltogether a bit shabbish.
Pros: The room was well kept
Pros: Location was right on the Via di Francesco. Appreciated having a living room separate from the bedroom. Great shower. Large drying rack provided for our use. Quick walk into town for pizza and gelato :)
Cons: We rented an apartment but the kitchen was not stocked: no dish soap or sponge to wash dishes and pots, no basic condiments (oil or salt for example), and bath linens only. Nice space but kitchen not useful as described above.
Pros: the location was good but poor quality breakfast with few home-made food
Pros: , the room was clean and comfortable, and the staff was very nice and pleasant
Pros: Pool a welcome addition.. staff were friendly
Cons: Air-conditioning offered/agreed when booked (and important in decision to accept property).. however was not available upon arrival.. disappointing that facilitates on site were so badly misrepresented...
Cons: Staff not very helpful. Had to pay extra for WiFi that didn’t work

Pros: The best customer service ever - Sofia, Micaela and the team are worth 5 stars. Wonderful location on the lake. Truly stunning.
Pros: Free parking, perfect view, airco, middle of nowhere
Cons: Very bad breakfast and also dinner in the restaurant wasn't very good and there aren't other options around, big groups present with a lot of noise
Pros: Lovely hotel. Very helpful and very nice staff. Great sundeck on the roof with a stunning view. Food was fabulous too.
Pros: The location, amazing view and staff
Cons: Old hotel. Toliet seat was coming off. Very cramped bathroom.
Pros: The hotel has a fabulous location (but isolated) with beautiful views over the lake. Staff were flexibel and helpfull, both in the restaurant as well as at the reception desk. We got a complimentary ride to the station by one of the staff members in the morning, which we appreciated very much.
Cons: There was a mass booking that day of a school class with over excited kids, causing a lot of noise and disturbance. Understandable, of course, but not so nice for us. Overall the hotel has the atmosphere of "grand times gone": an upgrade/refurbishment woulkd be a good idea, I think. Also, the hotel's location is a bit isolated and far from town. If you don't have a car, you won't get anywhere.
Pros: We have been walking the St Francis Camino staying in different places every night. I was so impressed by the welcome we received from the staff on reception...it meant so much!!
Pros: Good location, good views, reasonable breakfast. Staff very cordial and welcoming, recognised us from a previous one night stay.
Cons: Disappointed with the "half board" evening meal we chose.
Pros: It was comfortable, with a great view of the lake.
Cons: There was no evening meal available. Everything in the village was closed so I had to go hungry.
Cons: Tired and run down.. poor seating outside.. restaurant poor
Pros: Lovely helpful staff, good evening meal, excellent varied breakfast. Room was spacious, bathroom fine, (nice soft towels) The view from our room was breathtakingly beautiful, as was the panoramic view from the top floor solarium of the hotel which had lots of seating for relaxing. It was quiet when we were there, but even when busy with tourists (local beauty spot-the lake, and waterfalls of Marmore) the location of the hotel would most certainly guarantee a peaceful night's sleep .
Cons: Nothing really. Maybe the shower fitting could do with being sorted as it was impossible to adjust the shower head to one's liking, and it kept dropping off!
With a stay at Oasi La Cascata in Terni, you'll be within a 15-minute walk of Marmore Waterfall and Nera Fluvial Park. Free self parking is available onsite.
Pros: The rooms were comfortable, if dated, and spotessly clean. The adjoining trattoria gives an opportunity to taste real Italian food and was excellent. It’s not haute cuisine, but good honest food. I very much enjoyed it.

Spoleto is 44 km from B&B Valle Santa, while Terminillo is 31 km away. The nearest airport is Rome Ciampino Airport, 103 km from the accommodation.
When you stay at I Cavalieri del Lago in Terni, you'll be 10 minutes by car from Lago di Piediluco. Free self parking is available onsite.
Pros: This place is a wonderful oasis of peace! The road is a little rough, but that means you are definitely in a remote area which is great! The lake is accessible with the paddleboards we brought and they have two canoes you can use!
Pros: It was on a beautiful property, surrounded by nature
Cons: I loved everything about the property. But you do need a car to get to the property.
