Set in an Edwardian walled garden enjoying a private patio and decking area and large area of lawn with an orchard and mature trees. The rooms have glorious garden views or far reaching views of rolling hills and the South Downs. The property adjoins the owners' property and backs onto the owners' 5 acre gardens including a woodland and duck pond (unfenced). Just across the road is Ashdown Forest with excellent opportunities for walking, picnics and horse riding. There is a character pub/restaurant opposite with open fires in winter.
Leggs Field Barn is situated right at the heart of the High Weald of Sussex, an Area of Outstanding Natural Beauty, near to the tiny hamlet of Boars Head. The barn comprises of an open plan lounge with kitchen and dining facilities on the ground floor and two double bedrooms and a separate bathroom. Enjoying panoramic views over woodlands and farmland, the Barn is well situated not just because of its seclusion, but also because "civilisation" isn't far away. In fact a ten minute stroll through neighbouring orchards will bring you to an excellent pub serving local ales and bar meals. The small market town of Crowborough with supermarkets, restaurants, small local shops and a market is a short drive away, as is the delightful Georgian spa town of Royal Tunbridge Wells.

The 6,500 acres of heathland is an unusual UK habitat for rare birds and plentiful wildlife with national and international protection. In the midst of it all you can have the privilege of waking up to hear only birdsong, open your doors and explore freely all of this spectacular landscape. Ashdown Forest is also renowned as the home of Christopher Robin and Winnie the Pooh. The cottage, converted from an old pump house formerly used for pumping spring water to the main house, is romantically sited in a woodland garden. You can walk straight up the drive onto the 'Forest' where you can explore for hours. A map in the Pump House will show you where best to explore, including an adjacent nature reserve and suggested sights to see including Poohsticks bridge of Winnie the Pooh fame and The Enchanted Place which is just beyond the top of the drive. Conveniently positioned over one floor, Heath Retreat has a commanding view of the Sussex countryside nestled atop a hill near Buxted on the outskirts of the fantastic Ashdown Forest. With space and comfort in mind, this modern style holiday accommodation has the benefit of the use of a tennis court and occasional access to a lovely swimming pool for those long summer days. There is plenty of space to sit and take in the breath-taking vista across the Sussex Weald with a coffee in the morning. Perfect to explore all of the sights and attractions in the area, from a wealth of historic properties to sumptuous gardens and activities such as water sports, dry slope skiing and golf. If visiting the area for a longer period of time, for work or family commitments, then you will find a home from home feel that you can settle straight in to.
Your accommodation has two bedrooms. The front bedroom has a comfortable double bed plus a very useful small en suite shower-room. The back bedroom has a 'zip link' luxury 'Super King' bed which splits into two 3f single beds. We also have a Jay-Be folding out bed with a sprung mattress to enable you to have a 5th bed in with the 'Super King'. You may also have the option of a 5th real single bed in with the Super King, there will be an extra charge of £40 for this. The extra charge is because of the need to transport the bed another property. Therefore, at a squeeze, we could accommodate up to 6 people. Please note that the price quoted for two people assumes that you are both sharing one room. If there are only two of you, but you require both bedrooms, a modest additional charge will apply. Children are very welcome. We can provide a travel cot (with bedding), with a changing table which attaches to the cot, and also a high chair. The total cost is £10 per night to be paid separately during your stay. There is a family bathroom with a large shower and standard size bath. The living room has BT TV plus Netflix and is bright, airy and very comfortable. The kitchen and dining area is spacious and well equipped. There is complimentary fast wireless broadband in the property and in the garden room. You may also use the phone for calls to UK landlines. You have a private patio and a BBQ. The middle part of the garden and paths are shared with us. There is a garden games room which you may use. The garden room may sometimes be used by my 12 and 18 year old sons but if you wish to have exclusive use, please just ask. You may store bikes safely in the garden room. At an extra cost, we provide a continental breakfast basket for you to enjoy at your own dining table or, in good weather, on your private patio. The cost is £7.50 per person. I can usually provide a free shuttle to and from the train station and also to and from Buxted Park Hotel, if I'm available. Please note if you intend to walk to and from the bungalow, the road leading to the bungalow is a short, but steep hill; great for your cardio-fitness!! If you are attending a wedding at Buxted Park Hotel, you may book a definite free shuttle service (for 6 people) in advance to save any worry about getting there and back. We can also offer a baby-sitting service at an extra cost of £6 an hour. AVAILABILITY PERMITTING, IN BOTH CASES. Unfortunately, the accommodation is not suitable for pets, as one of my family suffers allergic reactions. No smoking inside but you are welcome to smoke outside.
