Everything was perfect, starting with the room and ending with breakfast. A very nicely decorated interior, an extremely pleasant and friendly host and a convenient location. Get the traditional dish for breakfast - there will be no need for lunch later ;-) And to some other reviewers complaining about the location - oh come on. The bus stop is on the other side of the road and it takes 10 minutes to get to the centre on foot. There are also some nice (and affordable) restaurants, as well as Tesco Express nearby when you get hungry.

It's a perfect place to be. Very friendly staff, wonderfull room in a origional (1900) setting. Alltogether a very pleasant stay, for a small price you get lost of comfort.

Fraoch House has exceeded our expectation. owner Garath was nothing short of welcoming, the room was spacious, modern and tastefully decorated, it was very clean. Breakfast was delicious with array of fresh fruits, cereal, breads and full hot breakfast. Location was very good with bus stop in front of the establishment or just up the road with numerous buses into town. I would recommend Froach to anyone staying in Edinburgh. Nothing.

The hospitality of the owner, the rooms were immaculate, very comfortable, tastefully decorated and everything you needed for your stay ie hairdryer.
Great staff, comfortable rooms (even the small single ones), and the bathroom I had down the hall was spacious and nice, so it didn't matter that it wasn't en suite. The bed was comfortable, and there were lots of comfy blankets on the bed. Breakfast was delicious, with French pressed coffee and great scrambled eggs. Also a nice little buffet for those who don't want warm breakfast. The owners are very friendly and flexible as well. I highly recommend this B&B. The location took a little getting used to. Lovely neighborhood - but a 8-10 GBP cab ride, and not immediately accessible by bus. About 35 min from Waverly station on foot. Still, it's only about a 15-20 min walk to the Old Town, and the Meadows are right nearby.
