The hotel is situated not far from the main italian highway, so it is a perfect place to stay when you travel to the south of Italy and need one night break. Very friendly staff. You can visit the Mantova´s center, which is almost 5 km far, so better to have a car.
Let us choose between single or double room junior suite. Very practical and good rate for seeing some very beautiful spots in Italy. 3 cockroaches hanging in the curtains. We also asked whether we could borrow a pack of matches to light our 1 year old daughters birthday candle in the room. This was declined, no reason given. Internet was down for 1.5 hours, although the manager was friendly about it. I don't see how this can happen in clearly a business oriented hotel. On the way out, we were presented with a bill 100 Euro more than what booking.com offered, and after clarifying, the non-used minibar charges were dropped, as were the inaccurate room charges. The mistake was glossed over with a.... "oops, here is your booking.com invoice." Hmmmm...
The staff were very friendly and helpful. The buffet breakfast was very good. The hotel is 10 euro ride from the centre of town which in it's self is not a problem but makes you reliant on taxis.

The rooms were beautifully furnished (modern) and very comfortable. If you are travelling by car it is a very convenient location for a city trip. It's a five minutes' drive to the city centre.

The fresh design of the room
The attitude of the staff, which appeared to be that the customer is always wrong until proven otherwise. The door jamb fell off the bathroom door onto my mother's head. The member of staff informed us that she would check with housekeeping to see if the door jamb was loose when the room had been cleaned in the morning. There were no blankets either on the bed or in the room. The reception staff recommended a local restaurant for dinner, which served overcooked food. The restaurant owner tried to convince us that Italian food was supposed to be overcooked and proceeded to charge us for the food that we had not eaten.
Quite clean rooms and very kind and friendly staffs. It is a bit far from station, but it's worth.

Breakfast excellent even eggs and bacon. Rooms immaculate. Reception staff very helpful and booked us a table at the local Trattoria just behind the hotel. Request a room away from the front, we had to move for the second night as we had hardly any sleep with all the traffic noise, we live in the country so not used to traffic.

The Hotel is brand new and rich of high quality services/facilities. The car navigator could not find the place due to main street not yet completed. We feel that the internet access should have been free and not restricted in time.

We had a little difficulty finding the Hotel but the lady who ran the hotel could not have been more helpful. The room was lovely and very large with a great view. The breakfast was great - lots of lovely homemade cakes. If we were in this area again we would definitely go back.
Very friendly atmosphere. Big, spacious rooms, well furnished, big bathroom. Breakfast buffet with wonderful, homemade cakes. The place is difficult to find and you cannot really walk to the center. But once you get there, you won't regret that choice.

Very clean well run establishment. Owner Anna could not have been more helpful with local information including dining suggestions both in Mantova and nearby (her recommendations of Grifone Bianco in Mantova and Nuova Osteria in nearby Tripoli were excellent).Building is a mix of old and new with country villa structure but with modern quirky decor (eg old ceiling supported by clean iron joists and colourful lighting). Good breakfast including home made cakes. Large room sizes. Building could do with a dining room as I found it a little strange to eat breakfast in what is essentially the entrance hall. Location not the easy to find and immediate area not that attractive. Quite a busy road and junction outside. But as a base for Montova it is very good.

Excellent location. Spacious bathroom with plenty of hot water. Good heating system - needed in the depths of winter! The suite does not have a comfortable chair - let alone a sofa - since there is no space for it. The balcony with 2 chairs can't be used during the winter. Therefore "duplex double" is a fairer description of room 4. No pictures or rugs. Furniture reminiscent of Ikea. Since this is a Residenza and not a hotel - so no facilities except access to the restaurant after 10am for breakfast - I think this accommodation is over-priced.

Very warm welcome and very helpful staff. Superb location. The hotel does not have a reception area nor any in-hotel staff, and it is not possible to enter the hotel without a key for the front door. However, one has to go to a restaurant across the Piazza Erbe to register and get one's key etc., and there is no indication to that effect on the door of the hotel. Finding out about that on arrival could be quite difficult from someone who does not speak italian. A second 'problem' is that there is no phone or other means of communication with the outside world in the rooms. Should anything happen, I guess one would be in some difficulty...

Beautifully appointed room, and very comfortable; top class interior design The room is serviced only by the family restaurant opposite. They are charming and very attentive people, but it's not quite the same as having concierge/receptionist service etc
The hosts are very friendly and helpful, and the hotel is very conveniently situated for sight-seeing, shopping and excellent restaurants. There is no elevator, and it is very noisy.
The location was excellent, right in the centre of the town. The cheap quality bed sagged in the centre, giving us an uncomfortable sleepless night. Only a single topsheet, no bedcover. There were no proper curtains so one could not keep out the street lights. Noisy aircon. No safe. The two spare pillows in the cupboard were dirty and lacked pillowcases. Likewise the duvet. No satellite tv or English programs. No lift (we were 3rd floor.) The room was dusty. Altogether an uncomfortable stay. Check in had to be at certain times only. Not poor service, just no service. The only breakfast offered was a drink and sweet cake. 2* hotel at 4* plus price.
Personal touch! There are only 5 suites/rooms here and it shows. The dedication of the of the lady running the place is top. Also, the rooms are tastefully decorated and it is very centrally located. It's diffcult to park, but then you should not be wanting to stay in the city centre if this is your concern. Also the TV was not particularly good, but then: why would you want to watch TV if you're in the centre of Modena?

Beautiful surroundings: spacious and very clean room. Although across the lake from the city of Mantova and on the edge of glorious countryside, you do not need a car as it is a very pleasant walk into the city itself. There are also two excellent restaurants only 10 - 15 minutes walk from the farm.

Friendly staff, the orchard in the facility, large parking area. We stayed only one night in order to visit the city of Mantova. Mosquitoes in the evening outside the room (no problem inside with plug in bug repellent). Not much sound proofing so we could hear other guests talking.

The staff especially, were most friendly and helpful. We were asked if we would mind changing rooms after the first night, and were put into a much larger and better equipped one than previously. One of the receptionists went to great lengths to make sure that we had everything we could possibly have wished for. We felt that it was a very kind gesture indeed on her part.

The most wonderful staff I have ever found into an hotel. Big comfortable pre-heated comfortable room, with 2 complimentary extra beds (even if I booked one) for our 2 children. Excellent breakfast, complimentary parking lot, the staff made us feel at home, we were sad to leave the hotel! sufficient location, you need a car to reach the city centre (but we knew it before, so it's not an issue)
The only +ve point of this hotel is that it is close to city centre. I will not call this hotel a 3-star hotel. This hotel is really very very basic - simple bed & breakfast type. There is no fridge in the room, cupboards are shaky, staff hardly speak English.

This was a good three star hotel. Having read some of the reviews I was apprehensive so it definitely exceeded my expectations. I had two rooms, a single for me and a suite with balcony for my mid-70's parents. Their room was lovely and quiet and faced onto a pleasant internal courtyard. Mine had no balcony but was a good size for single room and had a large bathroom. The rooms were cleaned to a high standard every day. The staff were very friendly, though they spoke little English (like all the Italians we met in Mantova) - so it helps to brush up on your Italian. It was in a good location opposite the Station - surprisingly quiet and safe/clean for city station. Air conditioning was a bit noisy - but it worked! Breakfast was simple and continental - but exactly what you'd expect for city hotel at this price.
Mantova is a nice small city. The hotel staff, the room (old fashioned, moldy, thin walls), the area (near the stazione = railway station, not a nice area to walk through in the night), the breakfast (italian type of, which is ok in Italy, but this was one of the poorest among 10 hotels I stayed)...
The room was quite spacious and quiet which we had requested. The breakfast was good value and the location close the railway station was convenient. . The airconditioning was rather noisy.

Situated in a beautiful old historical building, we had a spacious and clean room. The hotel offers also bikes for rent. We enjoyed biking along the lakes and in the city. Parking fee of 20 EUR/day is very high

None! This is not a 4-star hotel. Entrance is impossible to locate...the main entrance is not at the address provided and there is no indication how/where to enter the hotel. I actually thought the hotel had closed and was going to find alternative accomodations. Check-in clerk provided absolutely no assistance in getting the car into the car park (an extremely difficult task - see next comment) or navigating luggage thru the small spaces. If you are driving beware - you will need someone to stand in the street and stsop traffic so you can maneuver the car into the car park entrance. There was no bellman or porter to help with luggage. The room was tiny - even by european standards. There was no place to put suitcases. We left one in front of the door - an obvious fire hazard. The provided safe was not bolted down - rendering it useless. The limited amenities were provided in small plastic packets. (Again - not what you would expect in a 4-star hotel!!!) The breakfast was merely adequate - with prepackaged cheeses and limited selection. Again - not what you would expect at a 4-star hotel
Good-sized quiet room, well serviced, good buffet breakfast, reasonably well-located for centro storico. Reception arrangements confusing and unsatisfactory. Hotel's own entrance in Corso kept locked, receptionist has to be summoned by entryphone, long walk to reception desk. Best access through abc hotel directly across road from train station.
A basic but clean hotel - my room seemed to have been recently refurbished to an acceptable standard. The only problem was that my bathroom door did not shut and and there was a strip light on the balcony outside the bathroom which flooded into the bedroom.

The people were nice, it's a great location, breakfast was fair by Italian standards, it was convenient to be able to park our car in the hotel's courtyard. Unfortunately the laundry service they chose to wash 6 polo shirts, 5 underpants and 7 pairs of socks charged 58.50 euros for this service which is nearly half the price of the price of a day's stay at the hotel. Although the hotel personnel was quite apologetic they should have known better than to use this company for their guests.
I was able to park without charge in the courtyard behind the hotel. All the staff were unfailingly helpful, one going out for a fresh warm loaf at breakfast when the bread ran out and the receptionist giving much useful advice. A very pleasant and efficient place to stay, as I did for five nights. Mosquitoes! Didn't know about these until too late, then I was told about the spray in the wardrobe which I used to good effect from then on though it was a pity having to keep the windows closed.
It had an old-fashioned look which I found charming. The staff were courteous and helpful. It was easy to find and near to many beautiful places.
The staff could not have been more welcoming. Nothing was lacking at this hotel, which combined charm with high standards. The room was spacious, comfortable and quiet and so could not have served our purposes better. The breakfast is excellent with 'proper' Italian coffee and the bar always open. I would not consider staying anywhere else should I return to Mantua. The position is, of course, excellent, as well. All in all, the one-night stay was a delight and will always be a fond memory. I couldn't recommend the hotel more highly.
