Very pleasant guest house with some homely touches Good breakfast with pleasant service would recommend if stopping in this area of Hastings
the staff were very nice and welcoming, the room was very nice and the four poster bed was so comfortable. breakfast was delicious
A friendly, warm and beautifully decorated hotel. The breakfast was very good and the staff most helpful. The shower was a little hit and miss at times.
quiet location, comfortable room, good breakfast choice, value for money. i arrived after 8.00pm and there was no one to welcome me the key was left outside and i had to find my way to the room. If i had paid more then this would have been an issue but having stayed at more expensive accomodation and received worse service this is minor
Lovely house with friendly staff who are only too happy to help. None
Very nice B&B. We were upgraded to rm.2 with a four poster bed. Lovely room very tastfully decorated with little nic- nacs in the room which made it very homely unlike the hotel rooms you find within the large hotel groups.
Service, breakfast and room were fantastic. The list of local places to eat was very useful. Location; Hastings & local areas in general were run down and full of litter. The area looked shabby, dated and in need of a few paint jobs, especially the sea-front.
Room furnishings - average, comfort of bed mattress - poor, bed posters loose and rattled during the night as you turned over, power shower - poor, carpet throughout hotel - poorly stained, breakfast - average quality and service extremely poor quality and rude.
Very clean rooms and bathroom. Wide selection for breakfast. Friendly, helpful management and staff. Room quite small. Although it was late June, weather was not good, so lack of heating meant room was chilly.
Pleasant room but was led to believe that there was a setee in room. Great breakfast with helpful landlady. More an upmarket B & B than true hotel.
view from my room and the facilities
Very pleased with their high standards of cleanliness and attention to detail. Staff friendly and attentive. Continental breakfast high quality. Lovely sea front location.
Ed, the owner/manager was a delight, very friendly and helpful, could not do enough to make our stay a pleasant one! No bad points.
Good location, great continental breakfast, very nice owner.
Nice clean hotel, good decor throughout and nice management. Basic television no sat sport, no evening meals.
The Royal is the nicest hotel in Eastbourne that we've stayed in. We were made very welcome from the start and nothing was too much trouble. Good location, spotlessly clean and a lovely continental breakfast.
The room was the cleanest I've stayed in! The only thing I didnt realise was the a full cooked breakfast was not available in the morning - ok with me but my partner was disappointed.
Good location. Comfortable warm room and bathroom facilities. Particularly liked the home made bread, jam, etc. Courtious attentive staff. Very enjoyable stay.
The hotel is beautifully decorated and furnished. The shower was just brilliant. The breakfast was healthy and fresh, prepared daily by the manager who was very helpful and friendly. The beach is right outside the front door. No bad points, wish we had stayed longer.
Courteous thoughful host. Comfortable room/beds and lovely view of the sea
the couple was very friendly
Lovely owners, newly refurbished, right on the sea front.
Proprietors were wonderful; friendly and helpful. Great breakfasts. Wireless internet. no elevator, which is no problem if you don't mind stairs, and I don't.
Never book see view rooms in mid season
The staff were so friendly and the room was perfect!! Made Christmas a great couple of days!
A very peaceful, beautifully kept hotel. Very clean and the rooms immaculate. Breakfast was lovely and the hoteliers very friendly and helpful. The bedrooms were a little on the small side.
Very friendly staff. The room was in the basement, so quite dark. It was the room number that I booked, but I think that it should be made clear on the booking info that this is a basement room. If I had know, I would have booked a different room.
the staff whre fantastic
I loved receiving a glass of wine on arrival, after our jouney! A lovley touch! Nothing! Everything was great!
Very friendly, charming and helpful owners, pleased to meet any request, great breakfasts, brilliant supply of flu-mitigating medicine! No
good location in terms of town center and beach breakfast was poor. No hairdryer in room. very basic for price
The staff were friendly and the rooms were tidy. The cooked breakfast was really good and the social areas were very tidy. TV was analogue with poor signal, dated decor.
Fairly clean but cramped room. Staff were exceptionally friendly and helpful, which made all the difference. Rooms and hotel generally rather dated, but for one night was acceptable. Excellent location. Cramped rooms, dirty windows and generally very dated.
Location and the breakfast The place needs bringing up to a better standard for the money!
Location and parking good. Breakfast good. Lift not working Shower water pressure very low.
The breakfast was excellent, and the nearness to town centre. The only thing that we did not like was being woken at 3am by a noisy couple returning to their room swearing at each other. After 10 minutes all quietened downand peace was restored.
Great location, english breakfast The lift was out of order, I hope it is fixed later. Seagulls are so loud when windows overlook the street
Great location, and good value for the price range.
Proximity to local facilities. Friendly staff. En-suite bathroom in need of serious modernisation. Lift out of order. Parking difficult.
close to beach poor shower no pressure rooms need bring in to 21st century dated décor old tv need flat screen tv only just 2star
Owner & staff were very friendly - The Breakfast and evening meal were good
Hotel was dirty, room still had rice on bedside from previous people, very noisey until 3am with booming music so not able to sleep.
The room was clean and had a great shower. Unfortunately, we were told on a rrival (at a very dirty looking bar) that there would be a disco until 3am - with possibility of it spilling onto the street!! Right outside our room!! Was off putting. Fortunately, this never materialised. Hotel had clean rooms and bedlinen but would beenfit from some tlc!!! PAintwork neglected and looking very sorry!!! The area was a bit dodgy!!!
Friendly staff and very good breakfast A bit noisy - karaoke
Room & breakfast was OK Live music until 3am, very loud. No mention on the web-site
The room All the loud music making it impossible to sleep
Be aware this is above a pub and there can be very loud music until the early morning. Also an alarm went off at 6am (for 20minutes) and no staff were around to reassure guests as to the situation. Staff was very unfriendly.
Breakfast. The noise from the disco ,did not get to sleep till 3 am
The room was spacious and the bathroom was ideal. The load music being played downstairs until 3.00am was most disturbing. If you want to sell rooms then don't have loud music, if you want to have to have the music then prospectif guest should be informed and allowed to make up their own monds wether to stay o0r not. Breakfast wasn't that brilliant either.
The relaxed atmosphere but if you go at the weekend be prepared for a very noisy late night Hotel ok but 2 out of 3 visits spread over 18 months to this hotel there was no breakfast due to no chef!! (this is not a complaint, just fact)
Comfortable. Friendly The Restaurant could be better both for Breakfast and Dinner. The Orangery/Bar/Lounge menu and food were better and better value
Decent sized bedroom and excellent bathroom N/A
Wonderful hotel great food and service.
Staff were very good and attentive Overall, hotel was fine but felt a bit "dated"
The long time at the check out in the morning. A four star hotel should have teo reception staff at this busy period. Also it is a long way to the bottom car park with your luggage.
The warmth and friendliness Not really
Our room was spacious, clean and very comfortable and the staff on the reception desk were extremely efficient. I wish we had stayed longer!!
it was quiet and convenient car parking
Fantastic room - huge and luxurious.
Quiet with plenty of staff on hand, most of whom made you welcome. Bar closed at odd times, like 2/30 on Friday afternoon, just as I arrived and wanted to relax with the paper and a glass of wine.
place was clean and tidy ,parking was ok nice and quiet
Pam was very friendly and helpful Shared showerroom was dirty with wet towels and mats all over the floor.
Friendly helpful staff. Self service breakfast.
It was an adequate room for an overnight stay just to get some sleep and come and go as you please It wasnt an ensuite (as booked and advertised) we shared the bathroom with another visitor. The shower was either scolding or cool, no in between. The hotelier only saw us in, and took a while to find out who we were and where they were going to put us, taking calls simultaneously, at no other point during the stay did we see any staff, which was fine but we couldnt check out. The room was so cold that I slept with a dressing gown on. And I beleive the annex we were placed in was used as a common area for staff/hoteliers/long stay visitors as there was washing up at the sink and breakfast cereals on display, this was a bit of a strange set up but didnt cause any problems.
It was cheap. Shower and bath looked nice, but didn't use. Staff seemed hyper - as if on something, but was overly friendly. Slept over after function up road. No one avail when left. Mattress coils jutted into ribs, wasn't comfortable.
The rooms are clean. Everything is working properly. On arrival there was no staff present. We had to phone in order to know which room was ours. The front door is open day and night without any staff present. The breakfast room is a small kitchen.
Nothing, never again No house no in address so hard to find, and Do not answer phone, no one in house, owners do not live there, house open day and night, room filthy, shower had note on it not to use, two beds in room one had been slept in and not changed, not sure about other one, very unpleasant experience
The stay was overnight as I was doing a delivery to hastings at 8.00am the following morning so very convenient.
We paid £5 each for breakfast which was bread & milk in a fridge & a table set with cereal, flora & jam. No staff there at all,we were expected to self cater! Very poor value.
Nice to have a double room, despite only paying for a single! Shower in the room was good, tv and coffee facilities also good. The closest bathroom was locked so it was a bit of a walk to the other one. Plus, the toilet paper dispenser was blocked so didn't work.
The friendly welcome The heating worked in the room but it did feel a bit cold. However, it was a very cold day and the temperature was below zero overnight.
A traditional seaside Guest House, the host was very pleasant and cooked a nice breakfast. The price was a little high for the accomodation available and whilst not the fault of the Hotel this end of town is a little past its prime.
Spotlessly clean, warm and friendly welcome, imaginative breakfast menu, very well cooked There was no shaver socket and it was not clear to us how to operate the shower
Excellent view of the seafront. Convenient location Horrible beds
Very friendly owners who looked after us well
Friendliness of owners All the locks for each internal room e.g. The toilet and bathroom
friendly welcome and assistance
The attitude of the owners, excellent food, good size room. A clean and tidy guest house, that I would be happy to recommend to anyone. The only critisism I and my wife would have is that the beds are not very comfortable, and are quite low, we did not get a good nights sleep.
easy to locate,on sea front, fairly quit location, clean and comfortable room, all we needed for a nights stay, excellent breakfast, very friendly hosts, beutiful house.
hosts were friendly and helpful. Room was small but very clean and comfortable. Great breakfast with wide choice of food. Good location - on the beachfront and very handy to local pub and shop.
Friendly, cooperative service.
a great place for a break, well looked after, good food. Bed and in room facitilies brill right down to the cotton wool buds
Quiet and exactly what was promised/advertised. Friendly to families and flexible enough to let our children be on another floor. It said it had a bar, but it was not opened. However, beers were brought to us in the lounge, but only when we asked. That should have been clear that drinks were available.
A comfortable, spacious and pleasantly furnished room in a well run hotel on a relatively quiet street with parking outside or never more than a few paces away. An excellent breakfast served each morning by friendly staff in a bright and cheerful dining area.
The staff were wonderful and the hotel was clean and centrally located to many of the boardwalk activities and restaurants. Breakfast was great as well. We were in one room, friends in another, and both big beds were a bit uncomfortable. Our children's bunk beds were great. Lots of stairs to deal with, so request a lower floor if required. Parking was not immediately near the hotel unless you got lucky and found a spot, so may need to drop off bags before finding a spot.
excellent staff and good location no lift as we were on top floor not good for two in our 70s
Nice breakfast Friendly staff Convinient location Nice room
Was all very nice Stairs and lack of lifts and no car parking. Was advertised as parking facilities
The location is very good, right on the sea front with public parking on the roads around the hotel. My stay was off season, so the hotel was quiet, and we were actually discouraged from spending our money in the hotel! The comment from the eastern european staff member behind the bar/reception "I wouldn't recommend the beer, the pumps haven't been used for a while" made us decide to eat (and drink) elsewhere. He even gave us directions. However, the breakfast was very good and the rooms were very comfortable and clean. The showers are also great. I really can't complain about anything in the hotel itself aside from the evening staff dissuading us from staying in and actively encouraging us to take our custom elsewhere for evening meal and drinks.
the hotel was excellent good location just across the road from the sea very clean and friendly hotel nothing was to much trouble very tastfully decorated by the owner the food was excellent could fault it would recommend to friends and family and will definant stay there again close to sea shops and things to do
In a word - faultless
Stayed one night but hope to go back sometime. Very friendly staff, nice room and an excellent dinner and breakfast
Enjoyed the grand accomdation with excellent food and service
Owners were very friendly and made you feel at home N/A
Food was superb, Table service first class. Indeed a 'country house' as advertised. Most relaxing. very little.
Good value at price we paid (£80 per room per niight). Excellent breakfast and restaurant service. Evening meal very good but, as others have commented, a little bit pricey. I think many more people would eat in if menus were more competetive with other eating options in the area. Would be happy to revisit and recommend Claverton House.
Just superb service all round. To answer Q3 below, it was price at first but now blown away by the place. Just superb Nothing at all.
The staff were very helpful and efficient and the bedrooms very comfortable and warm. Small towels, cold plates at meals and no daily papers available
hospitality, warmth, breakfast it was more a guest house than a hotel.
very lovely . set in gardens. breatfast to die for. the lady of the house was keen. helpful. and we chilled out. a great haven to escape
Really excellent in all respects. Great attention to detail, really good food, chaming and consideration hosts!
I was made very welcome and addressed by name - even though the place was full. Very good. The room was clean, comfortable and light. Breakfast very tasty. Not a complaint about the hotel, but the parking is terrible! On-street only, and you're lucky to get a space.
on Friday night it was quite noisy outside with traffic and people shouting
It is a comfortable and well run hotel. I was made welcome and thoroughly enjoyed my stay there.
\the friendleness of the owners
Dress code for resturant - somewhat old fashioned
I do not believe the hotel read my notes on requesting a seaview. the room was bear the room was refurbished but they had not finished no paintings on the walls. the mirror was so high that you could not sit down to do your hair or makeup you needed to stand or sit on a few pillows ( I am not small 5 foot 4) breakfast good butcher but tinned tomatoes and mushooms !!!! eggs cheap and the juice was of standard local BB offer fresh veg & juice my thoughts were that the idea of breakfast was that will do rather than lets give a good breakfast that the hotel would be proud of.
Everything was great except you need to be aware that if you want to eat in the restaurant at night you can not wear jeans and trainers. Not being able to eat in restaurant in evening because of the rule about jeans, I only packed jeans! But really, the hotel is great.
Quiet and confortable hotel - nice location on the sea front - convenient car park facilities breakfasts: quality of drinks and food below average for this type of hotel
The general ambiance. The Hotel was warm on bitterly cold days. The Staff were helpful Our room was over-heated, due in part to a broken radiator valve which was replaced within hours of our requesting a repair.
public rooms style substtute dining room (function was on) was badly lit, unaatractive, poor table layout and tinny music system. Staff were great.
the service is quite good, and the food is very nice i think
Breakfast and service in dining room were very good and location of hotel was lovely. Mu husband and I had a very disturbed night owing to the composition of the pillows, they we extremely hard and made it impossible to be comfortable.
friendliness of staff, very good public areas;varied menus in restaraunt. i found none during my stay
Good style, freedome of a kitchen and friendly staff Noisy at night
Warm, cosy feel to the guesthouse. Owner gave a warm welcome.
owners were very welcoming and made us feel at home as soon as we arrived. place had lots of character and great location.
Very homely and welcoming. Great care for detail and everything provided as listed on the website. A bit of noise from the plumbing.
Convinient clean good breakfast comfortable room
Location, helpful owners, room size/kitchenett,
One of the cleanest and most modern that we've stayed at, with both rooms having great self-catering facilities (kids loved the jars of sweets in room - nice touch!). Very good location (100mtrs from sea front).
The Breakfast was excellent Lift was quite small.
The sea view No.
a lift up the stairs after a wedding and a comfy bed at the end no parking pot luck on the sea front
Friendly staff and good breakfast. Good value for money and right in front of sea.
Very Quiet, clean and family run with great atmosphere
good breakfast, very convenient location, quiet.
Friendly staff and good location. Generally comfortable Dated decor and a little run-down looking in places
Comfortable, Quiet. Good food. Pleasant personnel Maybe the rooms a bit small but adequate. Perhaps too small for a full week's board.
Bed was most uncomfortable ~ dipped in the middle. Very tired old fasioned decor. Bathroom was old and dated. Not sparkling clean. No toiletries or hairdryer. Breakfast was only served between 8am and 9am even on Sunday!! Would definately not use again
very friendly and efficient staff. Free WiFi. smelly, dusty and old fashioned hostel-style accommodation. Dirty curtains, mouldy shower curtain, bathroom from 1972. Urgent need for massive updating.
the staff were friendly and the room was comfortable bit quiet in the evenings entertainment would be good
Finding the link to book on your website is like trying to find a needle in a haystack. That is my only complaint.
Friendliness and helpfulness of staff; breakfast very good and restaurant and lounge very comfortable. bedrooms and bathroom adequate - no more
friendliness of staff the seaview that we paid extra for could only be seen by standing in the bay window and even then it was limited
The room had excellent views of the waterfront. Had the weather been more kindly(both full days spent in Eastbourne it rained non stop)the short stay would have been more enjoyable. We could not find a suitable parking space for the car although we had reserved a secure allocation .Constant banging heard from rooms being renovated close by
One of the rooms was excellent, newly decorated and beautiful, Some confusion over booking payment as booking reciept emailed stated paid in full but actually only half was taken so needed to pay remainder. Hotel staff very rude when dealing with this matter even though they said it happened all the time! Single room was appauling quality for £60 per night!
the staff at the hotel give clients a warm reception and a very welcoming atmosphere. We go to visit our family in Eastbourne every 3 months and the Langham is always our first choice.
Free parking outside hotel - but during peak times I don't think we'd have managed this. Twenty minute walk from the town centre, close enough but far enough away - hotel is right on the front so the route is all beachfront. Dubious continental breakfast Old bathroom (orange-brown tiles - as fitted ie clean!), rubbish shower
The hotel was warm and friendly and beautifully decorated. Staff were friendly and efficient. No car parking facilities
We liked the staff who were friendly, helpful and ironic in a good way. The nearby road, the nescafe for breakfast!!!
Excellent staff and good food
Great food, friendly staff and very clean and comfortable room. Will use again Nothing
The convenience of the location and easy parking The room wasn't spotlessly clean heated towel rail didn't work
convenience, friendly staff, ease of parking and proximity of car park to inn. Food was very good. we had a pleasant stay. Traffic noise at night very bad. Shower in bathroom unusable-tied up with sticky tape.
Friendly bar staff, size of rooms & bathrooms Next to a very noisy dual carriageway. Wireless internet connection was weak and patchy.
clean and tidy nice meals friendly staff
Convenient location, clean and comfortable I have been overcharged, £59, instead of the advertised £49
The staff were fantastic but the situation may change as most are leaving to go to another hotel. No.
room clean and comfortable difficult to get to without a car spent a lot of money on taxis
Good Basic room, big bar and very nice cooked breakfast Mattress pretty uncomfortable as springs coming through (room 3)
Tired looking hotel, requires renovation. Room backed onto noisy service yard.
I stay at about 3 different hotels per week around the UK. I have stayed here over the past 18 months, and sadly the standards have gone down over this time.
Good breakfasts - good servicing of room No
A good menu range. There was no where comfortable to sit and relax and enjoy a pint, the whole hotel seems to be geared for food service
The staff were friendly and helpful. The room was not overheated and was easy to ventilate. The shower needed some attention. The breakfast order was slow coming because it was not written down as we ordered, and some unwanted items were served.
location to business appointment the room had flies (4) and ladybirds which had to be disposed of for peace and quiet (once the lights were out. The "builders" below were noisy (doors repeatedly banging) and swearing and loud voices could be easily heard until late (11pm)
The room was comfortable and breakfast was good. A young lad who was on reception when we arrived said he would call us a taxi. When we came down to reception at the arranged time he said he hadn't been able to book one. It would have Been nice if he had called us in our room and told us that.
The congeniality of the staff. The tea used was very bad Irish Breakfast Tea and not enough milk supplied to the rooms.
Friendly staff. Good food. Room could have done with a good clean of all areas.
The friendly staff The rooms were not quite up to standard. We felt they had no quite got it right,no heating in the bathroom, no double glazing, so lots of condensation. All the rooms had a bucket outside for smokers and we like to be in a no smoking area.
everything about the place was relaxing, which for me and my partner, was exactly what we were looking for.
Easy going and unpretentious Our room smelt of smoke despite having the window open whenever we were in. I mentioned it to the receptionist and he did not seem overly concerned.
No shower curtain in the bathroom. Only replaced when complaint made. Could not get drink in bar after 11pm.
It was located very close to family. Rooms are small but recently reovated and was excellent value for money.
Friendly & helpful staff, facilities and food - all excellent N/A
Room clean and comfy, nice pub attached for en eve drink. Staff were very slow (not the barstaff of an eve) but we went for breakfast at 8am on the Sat morn, the time it began, as we had to be in the next village for an arranged day out at 9am, and it took them about 20 mins for them to offer us a full-English and then were surprised when we turned it down. Then when we went to check-out there was no-one on the desk, and after waiting about 10 mins it was the same guy who was serving at breakfast and there seemed to be some confusion over the rate of our room for the night, as I think we'd got it cheaper by booking through booking.com and in the end I just had to say take the money off the card as we were sooo pushed for time. Allow plenty of time for check-out if you are in a rush!
Very warm and "English" atmosphere. Discret and effective staff. The hotel is easy to be found. Restaurant of quality. I travelled off season. For this period in any case, the price is very low compared to the level of the quality
The hotel generally was OK; the shower was the highlight. Staff skills and efficiency need improving.
