Pros: Nice, spacious, relatively luxurious bed and breakfast
Very nice restaurant
Nice location, in the middle of rural Kent though still 20-25 minutes from Maidstone
Cons: Not really geared for business travellers.
Breakfast is after 0930! You are offered continental breakfast in your room if you have to leave before 0930.
Not easy to find, especially late at night, when my mobile sat nav stopped working as there was no reception and there was no single soul awake to ask for instructions.
I suggested to the owner to alert future customers at time of confirmation of booking, with emphatic fonts e.g. capitals or bold that this may be the case, so to make alternative preparations e.g. print the map or download off line map.
Do not take me wrong, overall it is a nice B&B with some very fancy rooms. Very nice for a romantic weekend/getaway!

Pros: Cleanliness and setting
Cons: Hard to locate

Built in 1797 to house the officers quarters of the Invicta Barracks, this distinctive lodge is one of the most welcoming hotels in Maidstone. Rather than repelling Napoleonic troops it now serves as relaxing budget accommodation for short breaks and business travel, and is ideally placed for exploring Kent or nearby towns like Chatham and East Malling. The colonial-style building offers 12 comfy rooms and a cosy pub, where you can unwind with a pint of cask ale and some freshly cooked, seasonally inspired food. Maidstone is Kent s business heart, but there s plenty to see and do besides attending an event at the East Malling Conference Centre. It s best known as home to the beautiful Leeds Castle, with its 500 acres of scenic parkland and popular golf course, but you could also enjoy the town s theatres, bars or busy shopping centre. Or you could explore the area via water, taking a canoe along the River Medway or a more leisurely boat trip on the Allington Belle or Kentish Lady.
Pros: Lovely looking hotel from the outside and in a peaceful location. Rooms were clean. Breakfast was tasty.
Cons: Staff seemed mostly miserable and only begrudgingly helpful, except for one member of the housekeeping team, who was exceptionally friendly, helpful and polite. For example, there was no explanation at check-in of the breakfast arrangements, and upon calling to find out and making my way to the sparsely populated dining area, not one member of staff approached me to offer me a table, drink or mention that it was a buffet service. Great customer service, guys. The bedroom was lovely at first sight, if cheaply equipped, but the double bed was a couple of bolted together singles and consequently had an uncomfortable solid ridge down the middle, the frankenstein-esque beds also creaked like they were going to fall apart at any second which really limited the athleticism of our sexual escapades. The walls were paper thin, which meant that our German neighbours (we could hear them talking) in the adjoining room probably got very little sleep between the creaking of our siamese-twin beds and the fact that my girlfriend snores like a dying walrus. Oh, and the room was also loving placed right underneath a spotlight which was mostly unpleasant, except for the fact it made me feel like I had finally made my West End debut... All night.
Seriously, if you want to stay somewhere in the £70-£90 bracket go to a nice B&B or a Travelodge, rather than risk disappointment in Oakwood House.

We arrived early. Check in is 3:00p.m. but the friendly staff got us into 3 rooms. We had to carry our suitcases up 2 flights of stairs because they do not have an elevator. We pre-paid for the breakfast buffet for the week, which is terrible! The fried eggs are already cooked and sitting under heat lights. They have the same boring things every single day. You can order an omelette which they will make fresh for you and that was pretty good. The breakfast is definitely not worth the 16 pounds they charge without pre-paying and it not even worth the 10 pounds they charge if you pre-pay. The maids (on the second floor anyway) don't even know how to change a garbage can. First of all the tiny garbage can in our bathroom was broken, the foot pedal was broken off and they didn't even replace it. The maids stretch out the garbage bag across the top of the can so that when you throw light things in, they bounce right off the top and heavier things pull the bag right down into the bottom of the can. I was fiddling with it and fixing it but by the end of the week, I decided it wasn't my problem and just left it however it ended up. The pool was under renovations for the whole week even though our kids had brought their swimming clothes and were looking forward to it, but we couldn't even use it. They don't put the smoking area far enough from the front door and the second hand smoke, just blows right at you when you walk out.
Pros: The people at the front desk were the best part of this hotel. They were accommodating when we asked to change rooms.
Cons: This hotel is pretty run down. I did not like the fact that we had to carry our bags up stairs because they do not have elevators.
This was the second worse hotel we ever stay in. I could not believe there was no air conditioning. The breakfast on our first visit was excellent, but with a change of management the food became worse. The rooms are really outdated with paint chips and a squalid washroom with slippery floors. Also, the just outside the main entrance there are many cigarette butts and many people smoking at most times. The parking areas are few in number as my aunt had to park at the very back. The cleaning staff are not very friendly. The manger could not be found when we were looking for him.
Pros: Located close to a very restaurant.
Cons: The rooms need a vast renovation. The buffet breakfast was tasteless because the items were not fresh and were overcooked. The staff were uncooperative as they did not email me my expenses receipt even after I phoned them twice. Also parking was lousy
