The only real issue was the awful smell that was coming from the bathroom. The reception staff said they would send maintenance to have a look but no-one actually made an effort to speak to us about it.This was a very big problem and l would not stay again at the hotel because of it.Also, l am in the travel industry and this is a very bad outcome.

Peaceful and quiet, decent location in resort and convenient for airport. Obviously very new and clean, food acceptable. Certainly not 5 star compared to northen europe, carribean or usa. Not enough pool towels, no wine glasses in restaurant, no red wine at cocktail bar, room toiletries and tea and coffee not checked. Only English tv news channels

The staff were always very friendly and very obliging. The hotel was still suffering with teething problems when we went in September mainly due to the thunderstorms we experienced, but this did not affect the quiet and relaxed nature of the holiday. The pool was excellent and cleaned regularly.The food was 5 star quality with plenty of variation (you must try the apple pie). Rooms were very comfortable and stylish. Tsilivi has plenty of bars and traditional restaurants but the bars all have tv screens. which not everybody wants. The restaurant service was very good but the staff need 5 star training. Drinks prices at the bar were expensive. They need to lower them to get more people to use the bar especially during the evening when the bar was so quiet. There was a charge to use the indoor pool!
It is new. The owners are looking after the details of the business. No direct access to sea. You have to exit the hotel to get to the beach.
Everything but the food Food
Very good hotel in comparison to what is standard in Greece. In fact, it sticks out a bit as a big city hotel in a countryside/beach setting. The staff was mostly very polite and well intentioned. Small details only and probably not worth taking seriously. Associated guest services are a bit too expensive for the setting. I'd also raise that this is not a beach location -- and the beach nearby isn't anywhere near the quality of the hotel so don't expect it to be.

I liked the hotel. It was close to the beach and walking distance to everything including the square with all the outdoor bars at night. The room was comfy, had wi-fi, tv, a balcony with a sea view and we really enjoyed our stay. Not that I can comment on. The reception staff were very nice, wasn't too impressed with the bar person...but no big deal.

The staff is very nice and handfull.the location is great,the breakfast is good no vechtable.the hotel is clean.we will come back. everything is very good.but in breakfest no vechtable.
The only thing that i liked was the view because we could see the sea, not a spectacular view but not something that you see every day. The bathroom was very bad, the walls had traces of mold making to be a strench of breathing. The room was quite small for a 4 star hotel.
Management was there to help you 24/7 with anything you need and they were very accomodating. The location of the Hotel was also ideal for exploring the entire Island of Zakynthos.
Very professional check-in. Reasonable breakfast with good opening times. Internet access is free (even if notices in rooms need updating). Parking ok (restricted but we did not have issues in Aug). Stairs to access the hotel reception, also one of the rooms was very small. Breakfast could do with full size toaster working for non pre-sliced bread.

The room looks lovelly and as the name sais the balcony is everything. The rooms is quite big, underful view, they were cleaning the room every day. There is one big minus for this hotel and please be carefull with the bufet. We inform them about the mouldy eggs, next days we had same problem with bread.

Everything from the friendliness and efficiency of the staff in the hotel and restaurant to the spectacular views were extremely enjoyable...
We have been to Zante for the past five years and each time we walked along the beach, up the steps (there are 104) to take in the view. We always said that we would like to stay there. This year we did, though I have to say it was quite difficult to book as it is not with any Travel Agent. Having now stayed there if we return to Zante again we will not be staying at any other hotel Only that the beds are quite hard, although we were aware of this as a number of reviews on the Balcony website mentioned it but it was not a problem
Best place to stay when in Zakynthos - not a big hotel, family run, perfect location with fabulous evening and morning views. Hotel's advice and help renting a motoroller was superb - we travelled around the island for a very good price. Sandy beach is downstairs :) Must try hotel's restaurant, which is very very good.
