The high quality renovation of the Barn, which dates from 1850, was completed in December 2015 and offers a lovely spacious holiday home. It is in a tranquil hamlet just 5 minutes drive from a large supermarket and boulangerie. Downstairs there is an open plan living/dining/kitchen area. The snug part of this area has the TV and wood burner. There are three sofas (one being the sofa bed) and two easy chairs. The kitchen has a large modern range-style cooker plus an extra smaller oven. There are also two fridges, one with an ice box, and a dishwasher. In the utility room is the washing machine. Also downstairs is a double bedroom (bedroom 3)and WC/shower room. These are off the entrance hall and so are slightly separate from the living area. These may be suitable for someone with limited mobility but do call to discuss this to check on suitability. The whole of the ground floor is on one level but there is a lip at the front door and a step up into the shower. The cart door opening has been fitted with bifold doors. Upstairs there is a mezzanine landing with bedroom 1 and the family bathroom (with bath, separate large shower, loo and wash hand basin) on one side and on the other side is bedroom 2 and another WC/ shower room. Microwave oven, Gas Hob with Electric Oven, Washing Machine, Dishwasher, Fridge, Freezer, Kettle, Toaster. The kitchen also has all the pots and pans you'll need along with a slow cooker, cutlery, mugs, glasses, wine glasses. From a safety point of view, there is a fire extinguisher which is easily accessible, plus a fire blanket, first-aid kit and also a smoke alarm is fitted in the kitchen/diner area. The diner has a dining table which seats 10. 2a. Both the main living room and the kitchen/diner have working wood burners installed. If you are experienced in the art of lighting a wood fire then both these wood burners are available to use if the need arises. 3. Second living room - for quiet time. Has an office desk and book selves with a variety of books. It also has a seating area with coffee table. 4. Master Bedroom in the north wing of the house. This room holds the garden furniture if the weather has been particularly wet. It also holds the tumble dryer. Through the centre of this room is access to a toilet/shower room and also access to the patio/garden. It's the ideal location for a shower room when you've been out in the hot sun and you want to cool down. 8. The patio/courtyard is a bit of a sun trap. It is surrounded on three sides by building. There are numerous sun loungers, garden chairs, tables with large and small parasols. There is also a charcoal BBQ with BBQ utensils and crockery in the kitchen. 9. The garden is spacious with two walnut trees, 2 hazelnut trees, apple trees, plum trees, a peach tree and a fig tree. Please help yourself when the fruit is ready to eat. Be careful with NUT ALLERGIES. 10. There is enough garage space for 3 cars if you want to keep the cars out of the sun. You can also park on the pavement outside the garages, i.e. there is ample parking. Chez Branger is about 4km from the centre of Ruffec. Ruffec has all the amenities generally required. There is a very large E.Leclerc supermarket which sells virtually everything. It also has a fuel station which has very competitive prices. On the same site is also an Inter-Sport outlet, a large pharmacy and a very peaceful McDonald's Restaurant with waiter service. Not far from there is an Inter Marche Supermarket with fuel station. The local hospital is literally around the corner from the supermarkets. Ruffec town centre has a few shops and a couple of cafes. The Ruffec market is open on Wednesdays and Saturdays. There is an indoor section and an outdoor section with very happy and helpful stall holders. PLACES TO VISIT 1. Ruffec has a Kayak and Canoe Centre at Condac, it's only a 10-12min drive away. You can hire canoes and bicycles by the hour or by the day. The centre also has a large cafeteria/restaurant. 2. Ruffec Market in the centre of town (Wed & Sat). 2a. Ruffec also has a tennis club and a football(soccer) club - across the road to McDonalds. 3. Walk down to the 15th Century church by the River Lien. 4. Visit the Primate Sanctuary at Romagne (86700), this is called 'La Vallee des Singes'. Over 30 types of Primate in a large enclosure - no cages. It's about 30km (30 mins) away, just past Civray. 5. Drive to Verteuil-sur-Charente and see a French castle on the banks of the River Charente and also explore the town itself. About 12km away. 6. Another quaint village to explore is Bayers, also about 12km away. 7. There's also Tusson - on an old pilgrimage route, about 14km away. 8. The beautiful seaside resort of La Rochelle is only 60-70mins drive away. La Rochelle is a coastal city in the Poitou Charentes region of southwest France. It has been a harbour and a center for fishing and trade since the 12th century, a maritime tradition that's reflected in its Vieux Port (old harbor) and huge, modern Les Minimes marina. The old town has half-timbered medieval houses and Renaissance architecture, including passageways covered by 17th-century arches. 9. Just north of the town of Poitiers is a resort of Futuroscope. This is a great place to spend a day with children. Futuroscope is like a digital theme park with an iMAX theatre and other attractions. 10. On the way to La Rochelle you can visit the very famous and historic town of Cognac. The name cognac is synonymous the world over with the finest French spirit but the town of Cognac was an important trading port for salt and local wine long before the discovery of the double distillation process that produced the famous drink. Take a guided tour of Hennessy and the town’s other major cognac houses; visit the fascinating Musée des Arts du Cognac; and find out about the surrounding area in the adjacent Cognac Country Discovery centre. You’ll find more big name producers in nearby Jarnac. Follow the five themed Cognac Trails to meet smaller producers of both cognac and delicious pineau aperitif, as well as traditional craftsmen. Today the vineyards of the Charente and Charente-Maritime departments combine to make the largest single vineyard in Europe for white grapes, most of it used in the production of cognac. But the area of Poitou-Charentes known as Cognac Country also includes the picturesque Charente Valley with its ancient water mills and sleepy villages, Romanesque churches and heritage towns. Spend a day in Saintes to visit its outstanding Roman remains, see its elegant Renaissance town houses, and enjoy a river cruise on the Charente. And don’t miss Angoulême, home to the unique Comic Strip Museum. 11. About 2 hours from the house is another famous and historic place - Bordeaux! Bordeaux, in southwestern France, is a port city on the Garonne and hub of the famed wine-growing region. It’s known for its Gothic Cathédrale St-André, as well as its many fine and contemporary art museums and 18th and 19th century mansions. Public gardens line the curving river quays, and grand Place de la Bourse opens to the water, with the Three Graces fountain at its center.
