Very quaint and charming. Spacious rooms and a great price for the location, which was easy walking distance to all downtown attractions: Riverwalk, Alamo, etc. The common area between the units can get loud. There were some loud guests that laughed and yelled for about a half hour, but they quieted down and there were no other disturbances.
It was a beautiful room, a short walk to the Riverwalk and Market Square, and the breakfast was perfect for us. Parking was easy. No

Good B & B. room good, staff helpful, price ok, location great. Parking a challenge.
Very homey with lots of character, felt like staying in a home and not a hotel. There was a living area to sit and visit. The outside was beautiful and I enjoyed the swing and fountain. I didn't know that it was not always staffed and I wasn't sure how to check out since no one was there. There was a panhandler waiting outside for someone to come out.
cutest place; not a traditional B&B but we enjoyed it. You get the cutest little basket of continental breakfast delivered at your door by 8:30am. FREE PARKING AND 3 BLOCKS FROM RIVERWALK
On arrival at Eva's I was met at the door . They had plumbing problems in our room only, so we were ushered to another bed and breakfast around the corner. So I don't actually know how it was-- Did not even go inside. She offered us breakfast, but we decided to just have it where we were staying. The weather really was rainy and cold.
