Great location, friendly staff. Good value for money with basic amenities (if you are not a demanding guest).
The shower pressure was terrible and the toilets needed cleaning. The bed was squeaking every time I moved. My drawers' locks were broken.

The room was filthy! I had a a single occupancy room and it felt like a prison cell. No aircon- was insanely hot in summer. Bed sheet proper filthy. I am not even mentioning the bathroom. Cant imagine how other rooms going to be like! Will never stay here again!
Free evening meal was a nice surprise. Breakfast included all for only £20 . Can't fault it. Only difficulty with heavy suitcases hot and tired had difficulty finding lifts, a bit of a rabbit Warren.
Clearer notices of lifts and directions to room from lift. You might think it's clear but when you're hot tired carrying heavy luggage I couldn't find room from lift then when leaving couldn't find lift from room. I was on third floor.
I stayed in Room 403 (single room with shared facilities at £45 per night). The room is small but adequate, comfortable bed, very basic duvet and low quality pillow (I was given a new pillow after not being able to sleep well the first night). About the room: it has only two power sockets so you will have to make some wise choices: charge your phone or watch TV, or have the fridge, or use a hairdryer, etc. The fridge can only work if it is lifted and placed on top of the table so, once again, think carefully as to what your priorities may be: a working table or a cold beverage on a hot summer day. It's a truly strange arrangement and certainly the owners cannot charge £45 per night for such bizarre lack of comfort. The B&Bs across the road have much nicer rooms for the same price. The last day there was no water supply to the 4th Floor and room 403 was, of course, affected. So I couldn't even wash my face in the room (had to go one Floor down to not so clean communal ablutions to do that). Overall, all depends on your luck: if you get a nice and comfortable room, you will enjoy your stay. But get a problem room and this is your money down the drain.
Poor duvet, thin pillow (this was rectified on day two), no power socket for the small fridge unless you put it on the table (!), no water supply on my last day, no kettle or a mug. Oh - and the permanent residents next door have no idea about flashing the shared toilet. In short, Room 403: ***AVOID***. It is definitely not a £45 per night accommodation.
