Pros: I'm travelling as part of my work in karting races. The location is ultra close to the Adria Raceway track so it's perfect for anyone visiting for cars or kart races. There is always a parking spot right in front. The room is spacy, comfortable and warm. The owner is really nice and she was very nice to prepare for me a salty breakfast since I didn't eat the sweet breakfast.

Cons: We had appointment to view the villa and due to an emergency situation, the owner/manager has cancelled this viewing however an hour later a group of people was having the viewing of the property by the same person. Later on while coming back at night (11:20pm) from dinner, the gate we use to reach the property was locked, the staff DID NOT WARN US ABOUT THIS GATE OR INFORM US ABOUT ALTERNATIVE WAYS. We called many times Tenuta Ca Zen and nobody answered. We tried desperately alternative ways using Google maps and we got close to the property from the field side but we couldn't reach as the grace got longer and the driving path disapaired. After many calls the owner and/or manager answered and came to escort us. When reach the property my partner was still in shock, the manager started to blame the staff (a young girl who did exactly what she asked her to do "show us the key to unlock the main building entrance") and her neighbour without assuming the responsibility and then she was sarcastically asking us to be grateful by saying "thank you for saying thank you". We were planning to do our wedding in this property but we are glad to experience the lack of care for customers in advance. The little corridor to the toilet inside the red room has a window to the stairs. So you see and/or being seen by other people while you walking in/out of the toilet.
Pros: Fireflies, nightjars and nightingales, timeless elegance, exceptional individual attention, excellent cuisine. We were recommended a trip on the delta by boat which was wonderful and we enjoyed seeing 40 different species of birds including sacred ibis, marsh harrier and bee eaters. The whole place suited us because it didn't have all the modern luxury hotel extras but was more like visiting a private house.
Cons: mosquitoes, but we'd put up with them for the sake of the fireflies. Pity we were too early for the pool to be completed.
Pros: Extremely attractive mixture of modern and old. 18th century "castle" in the middle of nothing, equipped with modern windows, air conditioning, pool, extremely comfortable bed, old fashioned furniture and 18th century feeling. Quiet place, just good to relax, no crowded turistic place on the bank of Po river in August when you expect Italy to be stucked with tourists :-). Staff simply charming, kind, polite, satisfies all needs and wishes of the tourist.
Cons: Wanted to fish in the river. Not possible to reach the shore but this is not the problem of the hotel but simply the condition of the river. In exchange the landlord organized for us an unforgettable sea fishing tour :-))). Thank you again.

Pros: The location is great - right by the beach, and in the best area of Rosolina Mare. The two ladies that we think are the owners are lovely and speak reasonable English. They serve very nice coffee and pastries in the morning at a reasonable price. All the rooms have a sea view (if only from the balcony). It is clean and pleasant. Evening drinks in the bar are served with complimentary snacks.
Cons: Rooms have very thin walls so noise is a problem. There is also currently a new hotel being built across the road which can be noisy. The hotel restaurant is only open for one hour for breakfast and 30 minutes for dinner (a sign says 19:30 - 20:00). So we did not eat there. Other than the owners, the staff speak no English. The bathroom was tiny. There are some nicely new decorated rooms, and some are a bit dated and in need of refurbishment (we had 3 rooms and saw both types). They requested we leave our keys in a box by the front door if we went out - the box being accessible by anyone and not watched. This was a real security risk and I'm afraid we ignored that instruction. I booked my reservation using my American Express card. I therefore expected to be able to use the same card to pay at the check out - but the owner insisted on having a Visa card instead. I could not explain to her that I should be able to pay with the same card I guarranteed the booking with.

Pros: The property was mediocre at best. At an hour outside of Venice it is a good proximity away if you want to visit. The property is quiet and the pool/spa is amazing. (Note: as stated in property details it is 16+ so if traveling with younger children you may not be able to enjoy the facilities.) The staff are kind, however upon checkin (during times stated in booking) it took over 10 minutes to find anybody. The room was small, but adequate. However the air conditioning was non existent (see below). Breakfast was traditional pastries with additions of ham & eggs. But get there early if you want any of the latter. At 0845 it was all gone & we had to wait for more but when eggs were requested they did not bring them until we got up to leave & then asked if they we still wanted them.
Cons: Even though there was an air conditioning control in the room it did not blow or cool the room at all. It stayed close to 80 in the room all night and opening a window did not help as they only opened to an enclosed courtyard that was equally as warm. I saw another review that stated the shower was dirty in the corners but thought they were nit picking. However, there was considerable mildew that could have used a good cleaning/bleaching. There is a bar, however it does not appear to ever be open. Overall the hotel is not terrible, but it is certainly not the best option. It’s obvious all they money is used for spa renovations and not the rest of the property.
