10.0 Excellent
Pros: The hotel is absolutely amazing! It is very personal, does not feel like a hotel, but rather like a great house of your relative or a friend with wonderfully decorated spaces, stairs, nooks, paintings throughout, cozy courtyard, grand entry halls, etc. We had a great time walking around the hotel and admiring it's interior design! The room (ours was Madam Butterfly) was also very tastefully decorated but at the same time with all modern fixtures. Staff was very helpful, responsive and friendly! If I am in Lucca again, I won't choose any other property to stay!
Cons: Nothing, everything was perfect!

Pros: The villa retains the charm of the old days. And the owner is adorable, so friendly and attentive to any of your needs. Enjoying the home made pastries served at breakfast on the lovely terrace was just a heavenly experience.
Cons: Located very close to Lucca city center (easily accessible if you have a car) but right next to a train track. Although i am not even sure that the track is very much in use as i did not hear any train passing by.

Pros: Great location. Short walking distance to wall, train station, shopping, Puccini concerts and all Lucca attractions. Staff is outstanding particularly Fabrizio and Claudia. In addition to arranging transport to and from Pisa, they arranged wine tasting that was in caves that dated back 150 years B.C. Breakfast is bountiful by Italian standards. Staff makes you feel like you are part of family. Happy hour is offered (more than 1 hour) and represents a great chance to get acquainted with other guests at the end of the day and before heading out for the evening. We met so many delightful guests which added to our wonderful vacation. Thank you Albergo San Martini for your large part in making our 10 day stay more special and memorable.

9.2 Excellent
Pros: The staff could not have been more helpful and welcoming. The location was awesome as well.
Cons: If not careful sat navs will take you through the restricted zones to get there resulting in fines (not the hotels fault). Parking at the hotel is limited and tight (though the staff will park cars for you).
9.0 Excellent
Pros: Breakfast was good, the variey was enough for me, eggs, croissants, cold meats, yogurts and coffee from a machine and another Illy machine - a luxury. I was happy with the breakfast and the waitress was helpful. The room was nice and warm, it would be nice to have an extra hand-towel. Only one was provided. The lighting was good and I was comfortable.
Cons: There was one green light, on a apparently, electricity fuse box? next to the mirror high on the wall. When the lights are switched off to sleep, the green light is directly in your eyes. After half and hour, I had to put eye-shades on to help me sleep. One night, I could not stand it any longer and went downstairs to the receptionist (you can ask him, as he did not at first understand me) if I could have some Sellotape. He gave some to me, and I taped a thick sheet of paper over the green light. In order to do that, I had to steady myself, climbed to the top of the desk to tape the sheet tightly.
10.0 Excellent
Pros: Everything, including free snacks and coffee all day
Cons: Nothing
9.2 Excellent
Pros: everything
Cons: the room needed air conditioning
9.4 Excellent
Pros: Convenient to all the major sights and restaurants within easy walking distance. We walked too and from the train station...although easier to go to the station than initially to the hotel. You will have to carry bags up the rampart on going, but all down hill on departure. The hotel staff was most helpful, made several dinner reservations and we were always greeted with a smile and good day. The morning breakfast was delicious and a great way to start the day of sightseeing with a hearty breakfast.
Cons: Nothing and I would book once again during future visits to Lucca.
10.0 Excellent

2.5 Mediocre
Pros: The location is close to restraunts and shopping. It is quite a walk from the train station. Take a cab.
Cons: The electricity and plumbing are old and don't work well. It was extremely hot and too loud to sleep with the window open. They said we couldn't turn on the air conditioning and didn't offer a fan. We were up all night hearing the people above us. The complimentary breakfast gave us food poisoning.

Residence Prunali - Massarosa - Building
10
9.3 Excellent (73 reviews)
Overview Reviews
With a stay at Residence Prunali in Massarosa, you'll be within a 15-minute drive of Viareggio Beach and Matilde Tower. Featured amenities include luggage storage and laundry facilities. Guests may use a roundtrip airport shuttle for a surcharge, and free self parking is available onsite.
10.0 Excellent
Pros: Fantastic accommodation and location for all the beautiful sights of Tuscany ! Rudolph and Fabio were excellent hosts and advised us of great places and restaurants to visit ! Air conditioning was fab and apartment perfect for our family
9.2 Excellent
Pros: Prunali is a very comfortable residence, located near many places you will want to visit, such as Viareggio, Pietrasanta, Lucca and Pisa. The spacious apartment was tastefully decorated and well equipped. We really appreciated the nespresso coffee machine as well as the Conad supermarket around the corner ;-) The owners, Rudolph and Fabio, were on site and gave us many useful tips.
Cons: We were a bit disappointed about the grounds and swimming pool area, which look very different to the website photos. Unfortunately the lovely tree pictured in the middle is now dead and the pool has a fence around it. This was probably done for safety reasons but it does take away from the charming, romantic look portrayed in the website photos.
10.0 Excellent
Cons: Matrases are too hard
10.0 Excellent
Pros: Authentic to the area, yet tastefully restored with modern comforts, well equipped and exceptionally clean. I can't say enough about the management and staff .... the exceeded expectation and I would gladly recommend this place to anyone.
10.0 Excellent
Pros: Fantastic personal. Everyone. Thank you Rudolf, Fabio. Location is near Supermarket - most visited place during our vacation) Not so quiet but ok. Rooms are very big. clean and stylish. Garden and swimming poll are beautiful. Very comfortable and safe place for us. We can leave our 1,3 year son to walk in the garden without supervision. Everything is close by car. Super
4.6 Okay
Pros: Nice appartement, very clean and well equipped. Very nice garden and swimming pool. All materials are high quality.
Cons: Huge noise from the main road passing in front of the residence, despite closing the windows, turning the AC on and using earplugs I could still hear heavy traffic during the night. I even tried to sleep in the living room but it was the same. We asked for another room but it seems that all rooms are somehow exposed to the road. During the day, the noise is also undermining the tranquility of the residence both in the appartements and around the swimming pool. The mattress was uncomfortable and I could feel the springs/coils, my back was hurting after 2 days. The reviews on booking were promising but we were very disappointed for a 9.2 rating, and had to shorten our stay. I would definitely not recommend this residence despite the kindness of the owners (they were kind enough to let us go earlier).
10.0 Excellent
Pros: Lovely, spacious apartments in a strategic location for those planning to explore Tuscany. Very friendly and helpful staff. A place worth visiting. Value for money.
10.0 Excellent
Pros: Good location, nice apartments well furnished, super clean! Fábio and Rodolph was really helpful and kind all time. Superb!

7.5 Good
Pros: Location, cleanliness, comfort, furnitures

10.0 Excellent
Pros: Great location and very friendly host. Very helpfull when we decided to go to our next location. Gave us some extra's along the way to explore.

Pros: My wife and I thought we were in for a hard time, looking for lodging during the Comedy/Video Con in Lucca for the dates we wanted. We just happened to see San Gennaro Costello and thought it could work as a place close to Lucca and close to Florence by train. We could catch a train to Florence in Pescia just a few minutes from the Castello. Our host, Marie, was wonderful, and was very attentive. She was born in Florida, so she can speak English very well. She is very friendly and professional. We can’t say enough about her and the property, which she and her husband own and manage.
Agula Relais - Santa Maria del Giudice - Building

9.0 Excellent (105 reviews)
Overview Reviews
New refurbished studio with double bedroom and desk, bathroom with large shower and wardrobe, inserted in my family's living space, independent access with access to public areas: relax area with greenery with armchairs and table from lunch. The environment is incorporated into a rural home of the early 1900s completely restored and with all amenities such as water, energy, methane gas, telephone line, internet line. Several avenues are available such as outdoor relaxation and outdoor dining but indoor dining. We are a family of me and my husband and two beautiful dogs, Semola and Mirtilla, and we live here since 2008, and we are happy and proud to live in every season in this truly unique and peaceful environment. We love peace and tranquility, we like to spend our free moments away from the chaos and the daily hustle and dive, even for a few hours, in an oasis nestled in the green of the Pisane hills. I am a craftsman 'real' in the sense that I have a small creative sewing workshop near the home where I work and create my ideas daily. My husband is a free professional and a great fan of tennis and amateur cycling, so there is also the possibility of doing excursions with him. The environment is immersed in the green of the Pisane hills, 200 ml. Of height above sea level, easily accessible by any means by asphalt road to the entrance of the structure. We are 10 km from the Leaning Tower of Pisa, 10 km from the center of Lucca, 18 km from the sea, 30 km from Viareggio, 40 km from Forte dei Marmi, 90 km from Florence. The main services, such as bus and train station, are 2 km away and can be traveled either by car or motorbike or by walking along a panoramic road surrounded by the typical Pisan forest composed mostly of chestnut and pine trees, where you can enjoy a sea view that reaches up to Corsica.

8.0 Excellent
Pros: Good location (few minutes walking from Pisa tower and around 20 mins from central station), friendly stuff that willing to help. Good, cozy and clean room.
Cons: Quite some noises from outside in the evening that distract a bit. Kettle in the room would be very beneficiary.
8.8 Excellent
Pros: Very service minded staff
Cons: No, everything was OK
9.6 Excellent
Pros: The hotel is located in a quiet street close to the centre of Pisa so convenient for all the sites and restaurants. It’s only a 10-15 min flat walk from the train station too which was a bonus. Our room on the first floor overlooking the street was lovely. Beautiful high ceilings. Sound did transfer from above but it’s an old building and didn’t bother us. We enjoyed the rooftop terrace with peaceful views of the city, including the Tower. Reception staff were all friendly and professional, particularly the man with long dark hair (sorry can’t remember his name!)
Cons: Nothing to dislike. Would certainly recommend

7.9 Good
Pros: The host is one of the most helpful and kind people I have see in Italy! He explained everything that he thought would be useful for our trip and then some :) Free parking, where to see, etc. He also makes great cappuccino for breakfast. They also had right out-of-the-oven croissants for breakfast, which we later realized was a rare offering at hotels in Italy. The location is great, right between Pisa and Lucca, but I don't it would be very convenient without a car (we had one). The hotel has free parking. It also has a restaurant but we didn't get a chance to try it.
Cons: The rooms were not very comfortable, mainly due to the thin walls between rooms. Our neighbours were talking loud until very late.
9.6 Excellent
Pros: Nothing was too much trouble!! VERY clean and comfortable. Had dinner on the first night and it was exceptional
Cons: No tea making facilities in the room ....however that's just us being English....however I am sure it would have been provided if we'd asked!
10.0 Excellent
Pros: It was close to the city and it was also accessible to the beach. We got a generous breakfast.
Cons: The internet sometimes weakened.
7.9 Good
Pros: Lovely hotel with great staff and good clean rooms with large beds. The manager was an absolute gentleman, twice he personally dropped me off to my friend's apartment - not THAT is service! Love Italy anyway but this place has elevated the place to a new high.
Cons: One slight negative (which is not a reflection on the hotel per se) is it is a bit of a distance from Lucca city centre and taxis are not cheap nor are they abundant.
10.0 Excellent
Pros: Staff was very helpful and of course Graziano
7.9 Good
Pros: Location is smack in the middle between Lucca and Pisa. Super easy to get to both but must have a car.
Cons: Place was pretty dated but sufficed for I one night while driving through town. Pulled into Lucca for the day then stayed at Carlos, then drove to Pisa the next day and then headed out of town.

Cons: Please be sure to check the hotel's service time carefully, only to 20:30. If you arrive after this time, you can not check in, but total prices will still be deducted. It’s too late to book another hotel. We have to stay at a cafe in Pisa, terrible night.
8.8 Excellent
Pros: Clean, comfortable room upstairs in the home of the host who was available at all times during our stay. There was a little patio with chairs and a small table outside our bedroom for our exclusive use. Street parking was available. Bathroom was new and sparkling clean. We were a short, easy walk to town (1.3kms). Breakfast was lovely - it included eggs, bread, cheese, fruit, yoghurt and croissants.
