Pros: Everything! The 'wow' factor of the house to start with. The quality of the bedding, the furniture, the location, the peace and quiet, Ann and Martin, the owners who couldn't do enough for you, the home made cake and drinks on arrival. The divine breakfasts cooked using top quality ingredients, the thoughtfulness in thinking about prebooking a local taxi to take us to our venue, the room being made up and fan on for when we returned from the festival. Nothing was too much trouble. Fantastic place run by a couple who go the extra mile for their guests.

Pros: Exceptional accommodation, spacious, tasteful, comfortable, with a wonderful view over the garden. Breakfast was excellent and the friendly hosts went to a lot of trouble to take care of our needs e.g. special diet. Lovely location. The best B&B experience we have had in a very long time, we will return.

Pros: Spacious room, really comfortable bed, high quality bedding, furnishings etc , plus hostess for whom nothing was too much trouble - oh, and fab breakfast!

Pros: Udo, our wonderful host was so attentive and helpful. The home made jams and marmalade, different every day, were lovely, as was the breakfast . The room was very nice, comfortable and with a great sea view. It was really quiet too. We would definitely go again.

Pros: Jackie and Rob were great hostes, lovely friendly people very easy to communicate with. Our room was a good size, clean and all the facilities worked well. The breakfast was excellent, great choices, well cooked and presented.
Cons: Not so much as a not like, but more of an observation really was just the location and parking. No off street parking and the road was quite narrow for street parking.

Pros: Very warm welcome. Jackie and Rob are so helpful and lovely hosts. Great breakfast!!! Parking on the street right in front of the house. Room very clean and nice. Getting to Brighton by bus is easy and very fast. We had some wonderful days in Telscombe and would definitely come back.

Pros: Very welcoming, spotless comfortable large sea view room with large en-suite (fantastic rain shower) lovely little balcony with table and chairs ,large choice for breakfast which was all of a high standard and very well cooked. We would highly recommend you stay here

Pros: The accommodation far exceeded all expectations. The whole property is beautifully furnished with some very thoughtful touches like the honesty bar and the use of local produce for the excellent and generous breakfast. Brilliant location opposite the beach and within walking distance to shops and excellent local restaurants.

Pros: This is the place to stay, quite easily one of the best B&Bs I have ever stayed in. Great rooms, the quality shines through, excellent breakfast, with the flexibility of having it when you want. There are many 5 star hotels that cannot match The Buckle for comfort and quality, not to mention the view!

Pros: The host was very welcoming but not intrusive. Breakfast, although continental, was lovely with plenty of choice. The bed was comfortable and there was tea, coffee and water in the room.
Cons: Although the house was lovely it was in the middle of a housing estate but didn’t cause us a problem as we were able to park in the hosts driveway.

Pros: The room was small (as advertised ~ a single room, priced accordingly). The bathroom (separate from the bedroom) was for my sole use. Most importantly, everything was very very clean and the bed very comfortable. The Hostess, Madeline, was extremely helpful and easy to talk to. Breakfast was very generous and served a little before 7.00am as I needed to be at the Channel Port (about 8 mins drive away) for around 7.30

Pros: Madeline, and Harley the black Labrador were very welcoming and lovely hosts. The continental breakfast was more than adequate and very satisfying. The room was very clean, fresh and comfortable. Madeline allowed me to use her freezer for my ice pack every night which was very useful in the hot week we had there. It’s a quiet location ideally suited for touring as it is a short drive to either Brighton or Eastbourne. The public bus service is brilliant if you don’t fancy driving. Madeline is a good source of information if you need pointers on local places.
Cons: Everything was as near perfect as could be and we cannot find fault at all.

Pros: The room was quite large but needed more furniture (another or larger wardrobe). The bed was extremely comfortable and the breakfast was very good. The whole inn was quirky with all manner of collectables around the place. The staff were very helpful and worked hard to make our stay a good one. It is the sort of place that grows on you and well worth a visit.
Cons: When we arrived there was no television in the room but a small one was provided when we asked for it. Other than that there was little to dislike.

Pros: Perfectly located for an evening at Glyndebourne. Staff rushed to prepare room so we could check in early to change for an afternoon in the Glyndebourne grounds before the opera.

Pros: The breakfast was delicious, using quality ingredients and beautifully cooked - one of the best we have ever had. We also enjoyed an evening meal there. We appreciated the cafetiere and biscuits in the room which made our stay just that little bit more special. The room was very comfortable and the bathroom was spacious with lovely toiletries. We had brilliant service from all members of staff and are already planning our return!

Pros: the location was first class very close to the wedding venue that we came to attend. We arrived earlier than the booking time and neede a room to change and get ready for the wedding that afternoon We were greeted by the staff and they made us sit comfortably until our room got ready. We had our dog with us and we were concerned leaving her alone in the crate while attending the wedding an the staff even offered to pop in the room a few times to ensure that the dog was fine. the food was excellent I m a vegetarian and this was no problem thanks to staff and owners of the Inn There is so much I could write about the green area at the back with a little garden where we had the party next morning The pub has collection of such beautiful artefacts and plaques the whole experience was wonderful .

Within the beautiful South Downs National Park, Hill Road Studios is situated just outside Lewes centre. The traditional B&B offers modern studios with a private patio and free Wi-Fi. The elegant studio rooms feature luxury beds and a flat-screen TV/DVD player. All rooms have a cosy seating area and work desk, and each has a private modern bathroom. Hill Road Studios each have a compact kitchenette with a microwave and hob. A welcome pack is also provided, featuring fresh coffee, fruit, and light continental breakfast items. With wonderful views across the East Sussex countryside, Hill Road Studios is just a 20-minute walk from Lewes Railway Station. There is free on-site parking, and Brighton is a 20-minute drive away.

Pros: Location was fantastic. Owners were extremely friendly and helpful. Lovely to have space and to be able to come and go and make simple meals. Facilities for tea and coffee preparation and food preparation and storage were great.

Pros: We received a warm welcome from our hosts. They gave us good advice about travelling into Brighton. The studio was very comfy and had everything we needed for our weekend stay. A lovely setting, away from the hustle and bustle of Brighton whilst being within easy reach of the city.

Pros: It was practical to have breakfast items provided. We were close to the University of Sussex where we were accompanying our daughter. The studio was well equipped including toaster, hair-dryer, iron. The fast internet was a nice thing to have.
Cons: The studio is a little old and slightly below our expectations on cleanliness and coziness. The taps in the bathroom wash-basin were separate for cold and warm water. One of the beds was squeaky. We had a spider in the bathroom. This place is in a remote area, need to have a car. This place is OK for one night.

Cons: This is a room in someones home rather than a purpose built hotel, so it will have a slightly different feel. I'm nitpicking a bit, but the TV in the room was truly ancient, and the shared bathroom had one of those showers that you could never quite get to the right temperature.

Cons: It would have been very useful to know tin advance hat the turning into the parking space was so narrow. When i arrived I hadn't appreciated this and swung out too wide and scratched my car. If I had been forewarnd I wuld ahve been extra careful.

Pros: Welcome and breakfasts very good. Location also good for access on foot to Lewes, including buses. The house is furnished in a tasteful and individual way.
Cons: Parking is difficult in Lewes. Jo our hostess shared her limited private space with us. It is worth asking her advice in advance of stay if arriving by car.

Pros: Jo was very friendly and accomadated for every thing we asked. We felt very much at home. Arriving tired after a very long flight she brought a tea tray to our room and cheered us with her bright personality. Breakfast was SO good.

Pros: The food was great and very good value for money. I had a light bite in the evening sitting outside looking at hills. Very relaxing. The staff were also very helpful and friendly.
Cons: The only problem was the noise. The hostel is right next to the A26 and there is a constant sound of traffic. Ear plugs were supplied but this made little difference. You do feel like you are in a bed next to the road. The building is old so there is no double glazing which to be honest would spoil the look of the windows.

A private wooden cabin, in a beautiful garden with a double futon bed, own shower, toilet and kitchenette. Centrally located within 10 minutes walk of the castle, shops, museums, restaurants, lovely local pubs and Lewes train station. The historic county town of Lewes is situated in the South Downs National Park and is perfect for Glyndebourne, the coast, the South Downs and a short train or bus ride to Brighton. The Cabin accommodates 2 adults, there is a double futon bed which converts to a sofa; a dining room table; a kitchenette with sink, fridge, microwave, toaster and kettle. The Cabin is situated in the front garden of our house, the house is close by, yet the cabin is still quiet, secluded and private.

Pros: Nice place, in the front garden of the owner's house. Bathroom was small but clean, with good and hot shower. Kitchen provided coffee, tea, plates etcetera. Towels were provided as well.
Cons: The sofa bed was very uncomfortable (as said in previous reviews too). It's a sofa turned into a 'bed' but really not comfortable at all. The chairs are made from wood, which is a nice look but again a little uncomfortable. Some cushions would be nice to make it softer.

Pros: This was a very large, pleasant room with its own shower/toilet in a very central part of Lewes. It's a little bit like a Swiss chalet in a very nice garden that was looking at its best at this time of the year overlooking the large family family house. yet secluded and private. l really liked the decor which was light and airy. The home owner, Felicity, was very helpful and even got me some special breakfast things. The price was extremely competitive and would have been even more so had there been two people. The room is well lit and the bed comfortable. l really couldn't have asked for more.
Cons: l couldn't find a cloth to dry dishes with and a couple of clothes hangers would also have been appreciated but the room was very well stocked in every other respect.

We were also asked us to clean the room and empty bins, which more reflects self-catering, not B&B There were no net curtains on the (many) windows so you had to pull the curtains to attain any privacy, which, given the proximity to the main house.

Pros: Stayed here 2 nights made us very comfortable we got back late one night and they still managed to make us a lovely meal the young girl behind the bar was very friendly and helpful. Breakfast in the morning was lovely and the price is very reasonable.

Pros: 2 guys front of house were great and the food was excellent (customer service top rate). Property is a little tired and these guys have been there a matter of weeks but they have a can do attitude and present a caring and friendly atmosphere.
Cons: No doubt a tough area to be successful but a lick of paint, new carpets and attention to plumbing and damp smells and this place could give the local area a real run for its money; beers good, food was great and a little effort in the accommodation area would take premier inn and travel lodge down!!

Cons: The management need to take note of the reviews. My rating would have been higher if the cost of the room & breakfast hadn't been so high. This raises expectations & it didn't deliver. The premises is spacious & clearly undergoing some up grades, however it is a bit tired. Our room was comfy, with all basic amenities. The bathroom was clean, although there was mould on the ceiling. Being on a main road wasn't a problem as the noise was kept out by the windows (although this could be an issue in the summer if it was warm). The breakfast was not as advertised on the menu. The continental breakfast menu had museli/pastries and yoghurt. None of which were on offer. There was a selection of variety pack cereals. A plastic bottle of full fat milk. A bread bag of sliced white bread, with a revolving toaster and then sachets of butter/marmalade or jam. There was coffee to help yourself or we could ask for a pot of tea. Certainly not worth the £10 each we were charged. We did have cooked breakfast the next day and whilst it tasted lovely, again the presentation was basic and so we're the ingredients. None of which is an issue except the premium price. If you pay basic prices you are happy with a basic product but if you're charged for a medium or premium product, then you have to deliver. The staff are working hard but the cost cutting let's the hotel down.
