The room was the cleanest I've stayed in! The only thing I didnt realise was the a full cooked breakfast was not available in the morning - ok with me but my partner was disappointed.

The hotel is beautifully decorated and furnished. The shower was just brilliant. The breakfast was healthy and fresh, prepared daily by the manager who was very helpful and friendly. The beach is right outside the front door. No bad points, wish we had stayed longer.
The Royal is the nicest hotel in Eastbourne that we've stayed in. We were made very welcome from the start and nothing was too much trouble. Good location, spotlessly clean and a lovely continental breakfast.

The room was clean and had a great shower. Unfortunately, we were told on a rrival (at a very dirty looking bar) that there would be a disco until 3am - with possibility of it spilling onto the street!! Right outside our room!! Was off putting. Fortunately, this never materialised. Hotel had clean rooms and bedlinen but would beenfit from some tlc!!! PAintwork neglected and looking very sorry!!! The area was a bit dodgy!!!
Hotel was dirty, room still had rice on bedside from previous people, very noisey until 3am with booming music so not able to sleep.

The room was spacious and the bathroom was ideal. The load music being played downstairs until 3.00am was most disturbing. If you want to sell rooms then don't have loud music, if you want to have to have the music then prospectif guest should be informed and allowed to make up their own monds wether to stay o0r not. Breakfast wasn't that brilliant either.
The relaxed atmosphere but if you go at the weekend be prepared for a very noisy late night Hotel ok but 2 out of 3 visits spread over 18 months to this hotel there was no breakfast due to no chef!! (this is not a complaint, just fact)

Be aware this is above a pub and there can be very loud music until the early morning. Also an alarm went off at 6am (for 20minutes) and no staff were around to reassure guests as to the situation. Staff was very unfriendly.

Fairly clean but cramped room. Staff were exceptionally friendly and helpful, which made all the difference. Rooms and hotel generally rather dated, but for one night was acceptable. Excellent location. Cramped rooms, dirty windows and generally very dated.
The breakfast was excellent,and the nearness to town centre. The only thing that we did not like was being woken at 3am by a noisy couple returning to their room swearing at each other.After 10 minutes all quietened downand peace was restored.
The staff were wonderful and the hotel was clean and centrally located to many of the boardwalk activities and restaurants. Breakfast was great as well. We were in one room, friends in another, and both big beds were a bit uncomfortable. Our children's bunk beds were great. Lots of stairs to deal with, so request a lower floor if required. Parking was not immediately near the hotel unless you got lucky and found a spot, so may need to drop off bags before finding a spot.

A comfortable, spacious and pleasantly furnished room in a well run hotel on a relatively quiet street with parking outside or never more than a few paces away. An excellent breakfast served each morning by friendly staff in a bright and cheerful dining area.

Quiet and exactly what was promised/advertised. Friendly to families and flexible enough to let our children be on another floor. It said it had a bar, but it was not opened. However, beers were brought to us in the lounge, but only when we asked. That should have been clear that drinks were available.

The location is very good, right on the sea front with public parking on the roads around the hotel. My stay was off season, so the hotel was quiet, and we were actually discouraged from spending our money in the hotel! The comment from the eastern european staff member behind the bar/reception "I wouldn't recommend the beer, the pumps haven't been used for a while" made us decide to eat (and drink) elsewhere. He even gave us directions. However, the breakfast was very good and the rooms were very comfortable and clean. The showers are also great. I really can't complain about anything in the hotel itself aside from the evening staff dissuading us from staying in and actively encouraging us to take our custom elsewhere for evening meal and drinks.

Breakfast and service in dining room were very good and location of hotel was lovely. Mu husband and I had a very disturbed night owing to the composition of the pillows, they we extremely hard and made it impossible to be comfortable.
Everything was great except you need to be aware that if you want to eat in the restaurant at night you can not wear jeans and trainers. Not being able to eat in restaurant in evening because of the rule about jeans, I only packed jeans! But really, the hotel is great.
The general ambiance. The Hotel was warm on bitterly cold days. The Staff were helpful Our room was over-heated, due in part to a broken radiator valve which was replaced within hours of our requesting a repair.

I do not believe the hotel read my notes on requesting a seaview. the room was bear the room was refurbished but they had not finished no paintings on the walls. the mirror was so high that you could not sit down to do your hair or makeup you needed to stand or sit on a few pillows ( I am not small 5 foot 4) breakfast good butcher but tinned tomatoes and mushooms !!!! eggs cheap and the juice was of standard local BB offer fresh veg & juice my thoughts were that the idea of breakfast was that will do rather than lets give a good breakfast that the hotel would be proud of.
on Friday night it was quite noisy outside with traffic and people shouting

I was made very welcome and addressed by name - even though the place was full. Very good. The room was clean, comfortable and light. Breakfast very tasty. Not a complaint about the hotel, but the parking is terrible! On-street only, and you're lucky to get a space.

We could not find a suitable parking space for the car although we had reserved a secure allocation .Constant banging heard from rooms being renovated close by

the staff at the hotel give clients a warm reception and a very welcoming atmosphere. We go to visit our family in Eastbourne every 3 months and the Langham is always our first choice.

One of the rooms was excellent, newly decorated and beautiful, Some confusion over booking payment as booking reciept emailed stated paid in full but actually only half was taken so needed to pay remainder. Hotel staff very rude when dealing with this matter even though they said it happened all the time! Single room was appauling quality for £60 per night!
Finding the link to book on your website is like trying to find a needle in a haystack. That is my only complaint.

The compact and comfortable bar, with a relaxed and intimate atmosphere. Having to pay for accommodation on arrival, then having to settle up other bills on departure. Payment on departure is the way this should be done; payment on arrival shows lack of trust.
Although I did not like being worken in the middle of the night I was there during the time the hotel had a fire and I would like to say the staff handlled the situation very well and were really organised they made the guests feel very safe in what could have been a really bad experience

The hotel was convenient for access, relaxed and comfortable. The breakfasts we very good and the evening meal was tasty and well presented. In keeping with most hotels the drinks were expensive. The room was very hot at night and the nearby fire door made an annoying noise, although fortunately not too often. It turned out the ratiator was jamed on, which we reported.

Bed was most uncomfortable ~ dipped in the middle. Very tired old fasioned decor. Bathroom was old and dated. Not sparkling clean. No toiletries or hairdryer. Breakfast was only served between 8am and 9am even on Sunday!! Would definately not use again

Location was perfect. We stayed as we were doing the Beachy Head Marathon... unfortunately we were not able to have a cooked breakfast on the saturday (we were told it was too early). Also, there was a problem with the hot water so after the marathon some of our group couldn't have a hot shower.

The staff are very accomodating and pleasant. The hotel itself is very stylish and modern with all the facilities you would expect for a boutique hotel. We stayed in one of the top suites(osako)which is located on the lower ground floor . The suite was lovely and well decorated with a spa bath and seperate shower room. However, the noise of footsteps from the restaurant above was unbeleivable and totally detracted from an otherwise lovely stay. If you stay here, choose a room on one of the upper floors or choose another hotel, unless you like the sound of marching feet to and from the kitchen all night!
Peaceful room, Nice TV Although hardly any channels. Walk in shower We were in room 10 which was right at the top & they dont have a lift, Tiny wardrobe. Reception is in the resturant seemed a bit strange. Not much on continental breakfast didnt bother having. All in all thought £95.00 was a bit over priced.
Bed was very comfortable The room was far too small - no drawer space and the craziest wardrobe space ever! The smallest hotel room I have ever stayed in. This is actually a restaurant that has rooms upstairs - very strange arrangement. Also there is no free parking as intimated. Very poor for the price.
The whole design and feel of the hotel. The very friendly and accomodating staff. The food in the restaurant was beautifully presented and reasonably priced. The luxuriousness of the bedroom considering it was a standard room. I would certainly like to return and try out one of their luxury rooms!
When we arrived for our special weekend, which friends had paid for to celebrate our 60th birthdays, we found to our dissappointment that the room we had been assigned was so tiny we couldn't get our luggage passed the bed. We did go down and explain the and explain the above but the girl on the desk was reluctant to help but luckily there was a manager nearby who gave us a lovely room. So thank you for that.

Pleasant staff, value for money. Ideal frontal position with relatively convenient parking. Breakfast menu was good. Only disappointment was the bathroom which, with cork tiles was dated and needed up grading.
Olde world charm, polilte staff, traditional values. Power showers would be nice, bathrooms perhaps could be upgraded. Bedroom maid service had not been completed by 1.30pm on the Saturday of our stay. We were only there for 1 whole day and wanted to rest after lunch, so had to make our own beds.
Female staff member in charge of bar utterly unprofessional, rude and aggressive with customers and other members of staff. A disgrace.

I cannot commend the staff enough as they were polite, attentive and nothing was too much trouble. Now we had to pay a little extra for the sea view as you would expect, but the room had a panoramic view and was was well worth it. It was a very good size and the large bed was extremely comfortable. I will certainly be back and would rate The Grand higher that the "luxury" 5 star hotels in the big cities. Have no complaints at all.

We booked a twin room and it was very spacious. As it was a corner room, it had windows on two sides with pleasant views. Great to see a proper bath tub and not just a shower! Excellent breakfast - service and food. Live natural yoghurt, and tasty proper sausages. Very cosy, and a traditional British seaside hotel. It was very helpful for the hotel to supply parking vouchers for street parking outside. Nothing major. It would be perfect if it had sea views, but it is one block from the sea (which I was aware of when booking).
