Pros: Whole place exceptionally clean, the outside space so well kept. The room and linen spotless. Luv luv the front terrace and honesty Bar. Free parking right outside. Lovely lady owner The view across the bay idyllic Free birthday drink
Cons: A mile from town up a steep hill at the end, felt sure it said it was closer. Our small double was exactly that the smallest room we have ever stayed in we came home with scratches and bruises from the bed tv and table no room for big people like us. The breakfast wasn’t for us we both left it, thick bacon with loads of fat n weird taste n hard sausages never ate next day meaning another meal to buy. Being told to go to bed is jokes whilst silently waiting for Uber Eats outside! As the owner said she’s not used to People like Us........!!!!!This sums up our stay

Pros: Very pleasant. Good greeting , everything explained. Good location with sea views. Parking good for a sea front location. Not far, 5 mins by regular bus to town centre. Good en suite immaculate details. Ultra clean. Good choice for breakfast. For someone ending a long day through business I could not ask for more. Easy to find, didn't even use a sat nav. Great stay.

Pros: This guesthouse deserves its 5-star rating and you'd have to travel a considerable distance to find another. Very comfortable bedroom with all the expected trimmings (and some unexpected including ground coffee in the fridge with fresh milk! Brilliant! Not everyone prefers tea in the morning and UHT milk) Breakfast was first rate. Covered all tastes using locally sourced meat, fish and free range eggs. Plenty of alternatives for those who prefer not to eat meat including a superb home-cooked granola! The honesty bar was very useful - beautiful wines, soft drinks and everything else in between.

Pros: The room was clean and well equipped with iron, hairdryer, extra quilt, radio and fan. Neil and Theresa was welcoming and informative of local entertainment and eateries. We will definitely be returning.

Pros: The room was beautiful with all the amenities that you could want, the bed was comfortable & the room had a fan as well, however the room was at a lovely temperature. The view from the balcony was brilliant a added comfort that the balcony had carpet, with a little table & chairs, looking out to the sea. The balcony was enclosed making the balcony warm & comfortable. The breakfast was very tasty & fulfilling.
Cons: It was a shame that you could not smoke on the balcony, meaning we had to go outside the front door, & for someone like me that does not sleep very well, had to go outside in the dark late at night. The B&B had a smoking area that was not accessible during the night, so seemed a waste of time. The balcony where it was enclosed, the bannisters were very dirty. The tables at breakfast for two people was very small & was a balancing act. The kettle & cups were on the sideboard right next to the kettle, we had to move the kettle to get a full view of the telly. There is not enough wardrobe space & not enough hangers.

Pros: Surprisingly quiet, spacious bedroom and absolutely enormous en-suite with a very large walk-in shower AND a footed bath plus two basins. Staff are really friendly and helpful. This is apparently the smallest Wetherspoons hotel with only three bedrooms!

Pros: Beautiful B&B, exceptionally clean room, very comfortable bed, tea/coffee/water provided in the room. Owners very pleasant. We were getting an early flight and they offered to leave out breakfast before we left. Our check in time was very late, arrived after 11pm, the owner was very accommodating and check in was smooth, quick and efficient. Overall, a gorgeous B&B and would, without any hesitation, book again.

Pros: Lovely hotel. I booked a small double as I was on my own. My room was small but perfectly formed. Beautifully furnished, quality bed and linen, robes, slippers and toiletries. Pros: Rate is for room only, but the pub downstairs does an excellent breakfast. The small one only costs £3.09 and was perfectly adequate for me. Rooms are tastefully decorated. Lovely big towels, great shower and good-sized quality TV. I stay here whenever I am in the area and my last visit must have been around my eighth stay and I look forward to going back soon. Location is really central, too. Opposite station, next to shops and less than a minute's walk to the seafront.
Cons: The views aren't great, but there are nice nets and curtains to detract from that.

Pros: Breakfast was excellent; I ordered something not on the menu and it was no bother at all! Room was a good size for a single, shower was hot and the bed was very comfortable. Free parking was available just round the corner; there are also slots on the front but it's luck of the draw. Location was perfect being right on the sea front and only a short walk away from a wide variety of restaurants with time for skimming stones into the sea and a beautiful sunset behind the pier.

Pros: We were very pleasantly surprised with the Phillips, from the greeting at check in the information was great, evening meal was good, breakfast is a buffet and was very good. The rooms are of an adequate size and well appointed, bathroom was small but had everything you would need. Wi-fi was good. The best recommendation I can give is that we will definitely go back when we are visiting family

Pros: The caravan was cute, very comfy and extremely clean. Had some food too which was a lovely touch! There was plenty of parking and the people staying around us were super friendly. Tv with sky and very clear reception. Cute little bbq and lots of plates, glasses and utensils. Was just perfect.

Pros: From moment we arrived to the moment we left EVERYTHING WAS PERFECT Michael was friendly and made us feel at ease. The breakfasts were all laid out as in cereals , bread for toast tea, juices, cakes and you could go and help yourself throughout the day as well and evening. If you have a preference then mention it and Mike will try to cater for you. Tv in room brilliant tea and coffee facilities as well in room cleaners on site just put the tag outside if you want your room cleaning or towels changing Overall the site is for the over 55's for the peace and quiet. If your into motor bikes you will get on great with Mike. Hopefully going to go again but we shall see. Marks out of a 100::: 100 +++++well done:: Lorraine and Vance.

Pros: absolutely loved this place! We arrived at night after dark and Mike has put on the lights & fire in our caravan, and had even given us a bigger one as he knew we had kids coming. He was a right character, really fun & helpful. We didn't stay in the park as we were just overnighting before and after a big family wedding, but the time in the caravan was welcome - clean, cosy, warm, a real home from home, with fabulous bedding and loads of towels, even milk in the fridge. Thanks Mike, we will be back, very grateful

Cons: The hallways were too narrow and there was no true disabled facilities. My buggy is no bigger than a wheelchair and I struggled to get into the hotel and had stairs to get to my room.

Cons: Room was a bit dated however it had all the necessities. A few stray hairs found in bathroom and bed, nothing major... could do with cleaning/dusting under beds. The pictures in internet are a bit misleading as they are a birds eye view and appears you could walk over the road onto the beach. In reality over the road is a cement break/ wall.

Pros: The facilities were ok pool, jacuzzi and hydro therapy pool, even though we were not informed of a water aerobics class in session early on the morning... So the hydro therapy pool was switched off because of the noise while the class was in session for 45 minutes..
Cons: Bed was uncomfortable Cleaners entered the room even though had a do not disturb sign on the door whilst we were using the pool. Also was put in a room that had extractor fan on roof directly out the window that went on the whole night..

Cons: The only thing this time was the heat of the room and the noise from upstairs. It was stuffy even with the window open all night. My partner got up a few times in the night because of the heat and I was woken by the noise a few times. Wont stay in room 14 again.

Cons: We took our 2 yr old with us for a swim and stay. Found out on arrival, no under 16s in the spa area. £20!! Upgrade to have a bath in the room. It’s all very dated and trying to be something it’s not. Pillows in the bed smelt very old and dusty. Bathrobes hang over the toilet... when bathroom door open, they rest on the seat. Breakfast was ok, but pretentious. It’s not a family hotel. They did provide a cot for the little one, but sadly I didn’t realise until early hours and lots of tears, part of it had sunk and she was sleeping on the cross bars at the bottom. I did ask them to come and look at it, which they did and they refunded the £10 fee for the cot...

Pros: The owners took time & trouble to make sure my stay was as I expected. A minor problem was rectified straight away. I think you can accurately rate an establishment by how they resolve a problem because however good an establishment is, there will always be problems. This establishment sorted my problem straight away and to my complete satisfaction.
Cons: The car park is quite tight, as is the entrance driveway. One night during my stay there was a problem with the railway station having to close which resulted in the guest house getting vert busy for which the car park was not large enough. Apart from this, no other problems.

Pros: Excellent service. Was greeted on arrival, shown to our room and offered refreshments. Lovely surroundings, although there is a train line which backs directly onto the complex and therefore causes a bit of noise. However, the rooms, accommodation and service was excellent. Considering the cost I expected to have items such as conditioner, body lotion, a place to hang the towels, a holder for your toothbrush, bathrobes and slippers - small items but definitely areas that could be improved.

Pros: This is the 2nd time of staying - I had some issues the 1st time and hoped that maybe I was wrong but I wasn't The positive's - Reception staff where very welcoming and friendly, the hotel is very modern and quite comfortable. Lovely Terrace Bar. It was also nice to see Air Conditioning in the room which was not there (or not in the room we had) the last time
Cons: I can't help but think that this is still over priced. Location is lovely - parking still a little issue and we ended up paying an additional £25 + for the public parking on top of a £240.00 room. The hotel should reserve a car parking space per room. Breakfast is also not included - which at this price seems ridiculous, and seeing as we didn't have a good Breakfast experience on our 1st stay decided not to risk the waste of money. With regards to the room - it is always comfortable and are very modern. The plugs beside the bed offer a USB port for charging phones, but unfortunately they didn't work. There was also "strange" light switches below pillow height in the middle of the bed, which I think in moving in our sleep we manage to turn on twice. Still (same as the 1st time we stayed) complaint is the bathroom!! I understand they have made them small to maximise bedroom space but they are so unpractical - The toilet was far to close to the shower glass, you have to sit at an angel to the sink as there is no room for your leg on the other side. No toilet roll holder - as they have made it so small they just didn't include one, but then housekeeping but the toilet roll the other side of the sink (bit of a stretch) - also the shower - although lovely as a walk in shower, with a what should be lovely big shower head - the shower head is positioned so that 90% of the water goes out side the glass screen, meaning then the whole bathroom is covered in water. If you put down the floor matt for such a reason, you then can't open the bathroom door without removing the floor matt, meaning the bathroom is still swimming in water. Also the towels are of the most tiny size - certainly not the luxury kind of towel I expect for £240 per night! It was a pleasant experience but there are some basic things that need addressing.
