The luxury B&B Tolentino Suites is located in the historic center of Rome, between Piazza Barberini and Via Veneto, within 10 minutes walk from the Spanish Steps of Piazza di Spagna and the Trevi Fountain. The Tolentino Suites is decorated with high ceilings, frescoes and precious parquet floors and prestigious Roman refinaduras stone. It offers elegant, spacious and lit rooms with private bathroom, minibar, LCD TV with satellite channels, individual air conditioning, free high speed Wi-Fi and daily cleaning of the rooms. The bathrooms consist of shower or Jacuzzi, towels, welcome kit with soap, shower gel and shampoo, and hair dryers.The à la carte breakfast is served in the room and is included in the price.
Mr. Tejada was friendly and forthcoming. Room was very clean - spotless actually - and pleasant. Breakfast punctual. Location is very good, 50m to Barberini metro stop, very close to Trevi, but walking distance to Termini also. We needed to change booking after deadline, which was accepted without problem by Tolentino suites and booking.com. Over all very good experience and this B&B comes recommended.
We stayed in Vittoriano room, which is a rather small room facing street and you can hear it - but it was no problem for us.

Excellent location and beautiful setting in a very elegant building and area
The location of the hotel is just perfect, close to the subway station, sightseeing bus stop, yet it is off the main boulevards therefore it is quiet at night. The room (small suite) was just right size for two persons and the simple but fresh breakfast was always served on time or at requested hour. The attendant (or manager) was friendly and helpful. The room and bathroom was clean. No stuffy air, nice crisp white bedlinen and towels.The elevator is old and quite romantic, but operating properly if the people close the doors behind themselves.
The TV was confusing to operate (with 2 remotes) that controlled 2 tv-sets and there were hardly any channels worth watching. Only one english (BBC News) was not very informative about tourist intrest topic like weather... For the most time could not even turn them on. They seemed to save on soap and shampoo. We could have used more information about the local eating places, post office locations and operating hours. (We did not have a computer with us, could not use the supposedly free WiFi for looking them up) The windows are looking to other walls or courtyard so do not expect city views - that's why it is so nice and quiet day and night.

Amazing personal service, very cozy/intimate atmosphere, more boutique than luxury. We loved it! Breakfast was always on time; don't expect anything heavier than the croissants, which were amazing, and the corn flakes. Joey, the bellboy, was up at 4:30am to make sure that we woke up for our oddly-timed flight back home. Simply heartwarming treatment. Diodato, the guy who runs the B&B, was very helpful when it came to recommendations for places to check out during our stay in Rome (e.g. Botanical Garderns on Janiculum Hilll).
If I had to mention at least one negative thing about our stay, it would probably be the limited breakfast selection. Other than that, everything else was amazing.
