The rooms were beautifully furnished (modern) and very comfortable. If you are travelling by car it is a very convenient location for a city trip. It's a five minutes' drive to the city centre.
It is new, the rooms are excellent, the staff are especially attentive and the breakfast buffet is good there is nothing around it apart fron ipercoop

Let us choose between single or double room junior suite. Very practical and good rate for seeing some very beautiful spots in Italy. 3 cockroaches hanging in the curtains. We also asked whether we could borrow a pack of matches to light our 1 year old daughters birthday candle in the room. This was declined, no reason given. Internet was down for 1.5 hours, although the manager was friendly about it. I don't see how this can happen in clearly a business oriented hotel. On the way out, we were presented with a bill 100 Euro more than what booking.com offered, and after clarifying, the non-used minibar charges were dropped, as were the inaccurate room charges. The mistake was glossed over with a.... "oops, here is your booking.com invoice." Hmmmm...
Modern smart hotel, freindly helpful staff, on outskirts of pretty town, - plenty of parking. Need a car
The hotel is situated not far from the main italian highway, so it is a perfect place to stay when you travel to the south of Italy and need one night break. Very friendly staff. You can visit the Mantova´s center, which is almost 5 km far, so better to have a car.

The staff were very friendly and helpful. The buffet breakfast was very good. The hotel is 10 euro ride from the centre of town which in it's self is not a problem but makes you reliant on taxis.

Quite clean rooms and very kind and friendly staffs. It is a bit far from station, but it's worth.
Breakfast excellent even eggs and bacon. Rooms immaculate. Reception staff very helpful and booked us a table at the local Trattoria just behind the hotel. Request a room away from the front, we had to move for the second night as we had hardly any sleep with all the traffic noise, we live in the country so not used to traffic.

The attitude of the staff, which appeared to be that the customer is always wrong until proven otherwise. The door jamb fell off the bathroom door onto my mother's head. The member of staff informed us that she would check with housekeeping to see if the door jamb was loose when the room had been cleaned in the morning. There were no blankets either on the bed or in the room. The reception staff recommended a local restaurant for dinner, which served overcooked food. The restaurant owner tried to convince us that Italian food was supposed to be overcooked and proceeded to charge us for the food that we had not eaten.
Nice decorating - very clean and comfortable. The breakfast was very good apart from the coffe machine which did not work properly. However, the personnel did what they could to mend it. Would be a good idea to buy a new one! We had dinner at the restaurant, but the food was not specifically good considering the price. The waiter looked very sad all the time!
The reception and accommodation staff were very friendly and helpful. The hotel is well appointed, very clean and tidy. It was abit far from Verona.Some of the restuarant staff were very unhelpful and unfriendly - everything was a task to them. Also the hotel is a tour bus location with up to 3 x 50 seater tour buses being accommodated per night. These numbers affected what was available for breakfast each morning - some mornings certain foods were available, other mornings not so.

The hotel is pretty close to Verona. The dinning room looks nice.The room was clean. The staff was not very friendly. The air condition was weak.
I liked the fact that the staff speaks English (otherwise I'd be lost) and the rooms were pretty nice, too. Probably the breakfast... there wasn't enought choice of food. and not enough...

Good value for money - Staff young and motivated - Good breakfast - Location not on Industrial Estate which is good for the price - adequate car park and access good to A22 Mantova North. Restraunt at Hotel and another one within 200mts. Air conditioning very noisy - window could not be opened on 1st floor as ledge access not good for security - get a room on the floors above with no ledge.
The restaurant was excellent, in my opinion it is the strong point of the Hotel, the rooms and its amenities were very comfortable too. The staff was very friendly both at the reception and at the restaurant for dinner and breakfast.

Very clean well run establishment. Owner Anna could not have been more helpful with local information including dining suggestions both in Mantova and nearby (her recommendations of Grifone Bianco in Mantova and Nuova Osteria in nearby Tripoli were excellent).Building is a mix of old and new with country villa structure but with modern quirky decor (eg old ceiling supported by clean iron joists and colourful lighting). Good breakfast including home made cakes. Large room sizes. Building could do with a dining room as I found it a little strange to eat breakfast in what is essentially the entrance hall. Location not the easy to find and immediate area not that attractive. Quite a busy road and junction outside. But as a base for Montova it is very good.

Very friendly atmosphere. Big, spacious rooms, well furnished, big bathroom. Breakfast buffet with wonderful, homemade cakes. The place is difficult to find and you cannot really walk to the center. But once you get there, you won't regret that choice.

We had a little difficulty finding the Hotel but the lady who ran the hotel could not have been more helpful. The room was lovely and very large with a great view. The breakfast was great - lots of lovely homemade cakes. If we were in this area again we would definitely go back.

The Hotel is brand new and rich of high quality services/facilities. The car navigator could not find the place due to main street not yet completed. We feel that the internet access should have been free and not restricted in time.
The hosts are very friendly and helpful, and the hotel is very conveniently situated for sight-seeing, shopping and excellent restaurants. There is no elevator, and it is very noisy.
Excellent location. Spacious bathroom with plenty of hot water. Good heating system - needed in the depths of winter! The suite does not have a comfortable chair - let alone a sofa - since there is no space for it. The balcony with 2 chairs can't be used during the winter. Therefore "duplex double" is a fairer description of room 4. No pictures or rugs. Furniture reminiscent of Ikea. Since this is a Residenza and not a hotel - so no facilities except access to the restaurant after 10am for breakfast - I think this accommodation is over-priced.

Very warm welcome and very helpful staff. Superb location. The hotel does not have a reception area nor any in-hotel staff, and it is not possible to enter the hotel without a key for the front door. However, one has to go to a restaurant across the Piazza Erbe to register and get one's key etc., and there is no indication to that effect on the door of the hotel. Finding out about that on arrival could be quite difficult from someone who does not speak italian. A second 'problem' is that there is no phone or other means of communication with the outside world in the rooms. Should anything happen, I guess one would be in some difficulty...

The location was excellent, right in the centre of the town. The cheap quality bed sagged in the centre, giving us an uncomfortable sleepless night. Only a single topsheet, no bedcover. There were no proper curtains so one could not keep out the street lights. Noisy aircon. No safe. The two spare pillows in the cupboard were dirty and lacked pillowcases. Likewise the duvet. No satellite tv or English programs. No lift (we were 3rd floor.) The room was dusty. Altogether an uncomfortable stay. Check in had to be at certain times only. Not poor service, just no service. The only breakfast offered was a drink and sweet cake. 2* hotel at 4* plus price.

Personal touch! There are only 5 suites/rooms here and it shows. The dedication of the of the lady running the place is top. Also, the rooms are tastefully decorated and it is very centrally located. It's diffcult to park, but then you should not be wanting to stay in the city centre if this is your concern. Also the TV was not particularly good, but then: why would you want to watch TV if you're in the centre of Modena?
The country feel of the surounding area was relaxing. Freindly staff, clean rooms and overall quality of the hotel was excellant. Bathroom was very modern and well maintained. The hotel overall was very impresive. As a whole we were very pleased with the hotel and its staff, it was excellant value and the staff were polite and helpfull. The hotel does lack in facilities though, there was a bar where a drink could be ordered allbeit through the person on reception. We weren`t sure if there was room service or not as we didn`t ask for it, but we didn`t see any menus. As the hotel is in a very rural setting, getting something to eat in the evening was a problem. Tea and coffee facilities in the room would be a bonus. We thought a small pool in the very large and beutifully maintained gardens would be a huge bonus for future guests and bring more revenue into the hotel, as guests would spend more time and money there.

Opened in Feb 2010, an impressive and fascinating conversion of very.ancient derelict farm buildings. Only the outside appearance has been retained - all the internal walls are new so spacious Providing you have a car, this is an ideal location for Verona airport and for exploring Verona, Mantova and the Veronese countryside. We were glad to be based away from the Lake Garda environs, which in August resembles the Great British Seaside. A couple of days visiting there was sufficient. The hotel was almost empty but we found the staff extremely helpful and welcoming. Breakfast good. Large room and excellent bathroom with walk-in shower. Several eating options in nearby Pradelle (2-3 mins) and Villafranca (10 mins) Highly recommended No tea or coffee making facilities in the room (not uncommon in Italy)

Friendly staff, the orchard in the facility, large parking area. We stayed only one night in order to visit the city of Mantova. Mosquitoes in the evening outside the room (no problem inside with plug in bug repellent). Not much sound proofing so we could hear other guests talking.
I spent one night in this family-run hotel, and it turned out to be a really enjoyable stay amidst the charming, rustic surroundings of Mantua. The owners were helpful, uncommonly kind, and spoke decent English.
Beautiful surroundings: spacious and very clean room. Although across the lake from the city of Mantova and on the edge of glorious countryside, you do not need a car as it is a very pleasant walk into the city itself. There are also two excellent restaurants only 10 - 15 minutes walk from the farm.
