Pros: Host and hostess nice welcoming.
Cons: The room was so small, not good for two adults, noisy ,lying above courtyard that was full of rusty fridges and debris ,I felt very closed in ,our small room the toilet was outside our room having to get around the loft steps paid £195 for three night we stayed one ,and the staircase leading to our room very steep,also no actual photos of the whole rooms only of bed linen, so sorry unless it changed would never go back

Pros: The mattresses were SO comfortable. The rooms were very clean. All basic amenities we're available and I was pleased they had hot chocolate as an option! John and Justine were so very accomodating, helpful and thoughtful.
Cons: The bathroom was very cramped, however, they made good use of the space available.

Pros: Justine and Jon were fabulous hosts. The guesthouse was spotless and welcoming. From the minute we arrived until they waved us off Justine and Jon were friendly and offered lots of advice about the island, checking in with us to see how our day had been. I would say they bent over backwards to ensure our holiday was just as we wanted it. Breakfast was tailored to our wishes, freshly prepared and served with a smile. We could not have asked for more from our stay. Will definitely return.

The Lodge on the Marsh overlooks the Brading Marsh RSPB Nature Reserve. It is very tranquil and peaceful. The Lodge has one double bedroom with a separate sitting room with kitchenette and shower room. The sitting room also has an occasional single bed. A continental breakfast and home cooked cakes are provided daily. The kitchenette has a sink, toaster, microwave, kettle and small fridge. Provided is a good selection of cereals, orange juice, bread, fruit, yoghurts, milk, butter, bread, tea and coffees. Linen, towels, shampoo, soap and shower gel are supplied too. The Lodge is set in the beautiful garden of The House on the Marsh. It is perfect for a romantic break, cyclists, walkers, nature enthusiasts, families or those just wishing to explore the Island. There is plenty to see and do and lots of beautiful beaches close by.

Pros: Cosy Lodge in a beautiful garden overlooking Brading Marsh. Loved seeing all the wildlife including birds and rabbits.
Cons: Not the owners fault but there was a generator running just behind the lodge which made it harder to get to sleep with the constant droning noise.

Pros: I was booked into a single room which had been recently refurbished. The room was great, the bed was very comfortable. Breakfast was superb.
Cons: There wasn’t really anything I didn’t like about my stay. If I had one minor issue it would have been the hanging space for clothing as the room didn’t have a wardrobe (although this didn’t really affect me, just an observation).

Pros: The couple who run this B and B are very friendly and nothing is too much trouble. Breakfasts were fantastic. Location is also good , just a short 10 min walk to the beach. Although there is no on site parking we never had any trouble parking on the road opposite. Would recommend.

Pros: A good location for us and near to the beach. The owner, Jan, is very friendly and willing to help with tips of what you can do on the Isle of Wight. (Some nice chats about our mutual love for David Bowie !) The outdoor swimming pool was an added bonus; especially as we had some warm, sunny weather while we were there. Room to park at the hotel car park. Definitely have plans to visit in the future!

Pros: It was the hotel that kept on giving and the most amazing hostess Jan. We had room 8 and it was just as described but then there were the extras like the fridge with even a jug of cold water and a pint of fresh milk to make a cup of tea or fresh coffee. Air con and even a hot water bottle in the event it was cold. The best however was yet to come, an outdoor heated pool and hot tub !!

Cons: The shower in the next bedroom made a considerable amount of noise in our room. Perhaps ours had the same effect in theirs. That is particularly unpleasant when trying to go to sleep at night. Also the noise from the main road especially when vehicles revved engines when waiting at the traffic light. Obviously that latter point is outside the control of Oaklands because the owners have installed double glazing to minimize the noise.

Pros: We got our room upgraded for free as my partner is tall and the owner decided to give us the super king room it was beautiful, he also got croissants in as I asked if they were on the breakfast menu and he didn’t have them but the next morning he got them for me. We were given our own front door key so we could come and go as we pleased we were the only people staying in the hotel at the time it was lovely and quiet perfect Infact.

Eggs, bacon, sausage, tomatoes, mushrooms, beans available cooked to order. There was also a wide range of fruit teas available. There is a large lounge available for guest use.

Pros: The hotel was away better in reality than on the pictures. Berry is AMAZING! He has been the whole time very kind and helpful. We booked for a standard double room and when we arrived he told us we could join a bigger room as it was free while we were staying, without paying any difference. Amazing service and amazing atmosphere.

Pros: Reception by the owner. Breakfasts were well presented and tasty. Cleanliness was good. Parking was a bit tight, but we always got a space. Bed linen and towels were spotless. On bus routes that were appropriate for our needs, and the buses run on Sundays which is a bonus for us!!

Pros: The hotel exceeded expectations. We had the family room for the 5 of us. The pictures on their site is out of date as the room has been newly refurbished, plenty of room for 2 adults and 3 kids. The ensuite is modern and clean. The hotel is owned by a family who made us feel very welcome. Nothing was to much trouble. There is a nice little bar and lounge area where we ended the day with a wee dram. Breakfast was great, kippers and poached egg are delicious as was the full IOW breakfast The hotel has plenty of parking. It is an 10 minute walk down to the seafront, where there is plenty of things to do and eat. Highly Recommend.

Cons: The furnishings are very dated throughout all area. I had not realised that they allow dogs in rooms, which I think should come up before booking as I would not have chosen it. No shower gel provided and you have to ask if you want a hairdryer or iron. Our shower had black mound and dirty grouting all over, and the extractor fan did not work. It’s close to the train station but quite a walk to the beach. All information which would be helpful to know before booking

Cons: Some facilities advertised were not useable or working. Specifically chose this place because of Pool Table and Pool/Sauna/Steam Room. Pool table was so badly damaged, balls wouldn't bounce off cushions, balls had dents in them and surface was uneven bumpy and tattered. Sauna didn't work at all, no sign up to make people aware. Shower in our bedroom didn't work, when the man who I believe to be the owner came to fix it. He explained it like we weren't using it properly and the island has low water pressure, the shower only started working when I sat on the floor, my husband got a cold drippy shower. Using tea/coffee facilities in room, the uht milks curdled the coffee, on complaint we were given more milk and told we could wash the cups out in our room. Nice(!) We also learnt another person staying in the hotel I a room to sleep 3 people was paying £4 more and night than us in our small room, if bigger rooms were available at a minimal £4 why weren't we offered a upgrade?

Pros: The hotel is in an excellent location and we could just about see the sea from the bedroom window. The road is exceptionally quiet - we were only woken up by the seagulls! The waitress, Pauline, is a delightful young lady - albeit a little loud.
Cons: I am a Vegan and had to bring along my own milk and margarine, although this was not a problem I am surprised as non- dairy milk is currently very popular. I noticed on the first day that there was a young girl seated at another table with a Soya milk carton (so surely the hotel could have purchased one for the two of us)! My partner had a cooked breakfast and this was brought to him before he had finished his cereal and then left on the side to go cold. Nobody asked us if we were comfortable or enjoying our stay! We struggled with the shower - it had to run for a long time in order to become warm enough and then within a few minutes it became dangerously hot and we also had to fight with the plastic shower curtain.

Cons: John was extremely rude and unhelpful. They have some illogical rules which get worse with the lack of planning. For example they had asked us to fill breakfast preferences on paper but there was no pen on the premises. When I asked about the pen John seem to get offended.

Cons: Upon arrival the car park was in need if a good tidy up, overgrown weeds and visitors were parking poorly which was wasting space. There's no reception area in the hotel, just a security conscious doorbell. Upon entry, the communal areas smelt of damp dog, very unpleasant. The room was dark and my bathroom had been split into two separate areas. Breakfast was lacking in choices, especially for people with allergies. 3 of the 4 cereals contained nuts. Had asked for my cooked breakfast to be cooked in a certain way but that seemed to be difficult and when i asked for anything, it was always an effort. Bed was uncomfortable where you could feel the springs. Noisy visitors in rooms either side of mine from either snoring like a fog horn to coming in, in the early hours of the morning, slamming doors and taking showers!

Cons: More choice of cereals and juice at breakfast would have been nice--only orange juice was available, and although there was a bowl of Alpen packets on the first day, by the end of my week there was only one left. I didn't like the taste of the coffee or the tea, but I am a bit fussy where coffee is concerned. I stayed in the single room, which was the smallest room I've ever stayed in--and I've been in several small ones. The en-suite shower room would have been better if the toilet seat had fitted properly, and if the window blind had actually reached the sill instead of stopping halfway. The bedroom curtains and blind had to stay closed as there were windows directly opposite. The door couldn't be locked from the inside because although the locking mechanism was on the actual door, the keep on the frame had been blocked up; I slept the entire week with my case and other things piled up behind the door so I'd hear if anyone came in. The bin was not emptied and the towels were never changed, but this was partly my fault as I realized on the last day that the reverse of the Do Not Disturb sign has to be hung up outside if you want the room made up. However, the state of the stair carpet wasn't anything to do with me: despite its pattern, the assorted bits and pieces of rubbish all the way up the stairs could clearly be seen on the day I moved in and hadn't been vacuumed up a week later when I left.

If you wanted to just sit in the sitting room you could it was very comfortable. Also they had a sitting area out side with patio furniture which was very comfortable with Astra turf which was ideal for children to play on. Great place to stay. Highly recommend.

Pros: The staff were amazing and so attentive to my families needs. They knew my son liked watermelon and every morning his little face was in total happiness due to there being fresh watermelon every morning! There are bunk beds in the family room so this was perfect for my kids who really enjoyed sleeping on them ! Beds were very comfortable! And the little sachets of shampoo / conditioner were greatly appreciated!
Cons: The stay was wonderful, although slightly dampened by noisy kids screaming next door until 2am :( although this wasn't the hotels fault, it wasn't pleasant as it was waking up the kids. Just be aware they aren't sound proof walls! Parking isn't the best but luckily we managed to swindle our way outside the entrance whilst praying no one parked there whilst we were out!

Pros: The staff were soooo welcoming! Really made us feel welcome, even though we have a monstrous two year old. The server at breakfast was really patient and always had tea and coffee ready when we came down. There were even buckets and spades available for the children to borrow to take to the beach. Such a lovely gesture.

Cons: The evening entertainment was like Bazzer Chuckle suffering with a hernia. To say it was painful was an understatement. Clearly his act was geared around the geriatric generation but there wasnt even a glimmer of false nasher of joy from the unimpressed pensioners on tour. We did however learn each song of the drifters including the years each song was released and the fond memories the entertainer had. He did however seem to entertain himself quite happily whilst everyone else planned there wording on their own memorial plaque on the seafront.

Pros: On the advert it clearly stated and pictured there was an inside pool for use by staying guests. This very disappointing to say the least as this was one of the main reasons for booking. On arrival we were told there is no pool and this was a mistake in the advert. They could only apologise. From talking to other guests this was very disappointing and very misleading. For future reference the advert should clearly state the correct information and no mislead guests.
Cons: The parking facility is very poor , first of all the advert says there is ample on sight parking, this was also confirmed you staff via phone call prior to checking in, but on arriving there is only space for 12 cars , this In my opinion isn’t very ample. Or needs to made clear to guests that parking is on a first come basis , and there is parking but on offside roads. This would prove very difficult for elderly and people with small children.
