Pros: Breakfast was excellent, and attention to detail including complimentary cake in afternoon
10.0 Excellent
Pros: Breakfast was excellent. Heather made cakes and scones every afternoon which were delicious. Her home made yoghurts and jams were superb. She and Niale were very friendly and helpful and made us most welcome. The fresh fruit salad every morning was perfect.
Cons: Occasional Noise from road.
9.5 Excellent
Pros: Great hosts, a great breakfast and lots of little extras (afternoon cake/coffee amongst them) included in the price. Baytree House is in an excellent location being just a 2 minute walk from the sea front, directly opposite well maintained gardens, the local bowling club which is open to visitors and a 9 hole crazy golf course - one of the best that we have played on. Clubs are provided free of charge by your excellent hosts Niall and Heather. Although perhaps overshadowed by more illustrious nearby towns, Seaton proved an excellent base for discovering the local area, aided greatly by an excellent and affordable bus service.
Cons: Nothing not to like.
10.0 Excellent
Pros: What shall I say...Everything was more than perfect. Naill and Heather are the most welcoming people you can imagine. Their BnB is just beautiful. You can find nice little details everywhere. Our room was cozy and clean. The breakfast was the best we ever had. They offer fresh, local ingredients, very tasty coffee and the viarity of food is amazing. We had a typical english breakfast, which was amazing. On the other day we had homemade porridge with fresh fruits and homemade greek yogurt. Everything was very tasty and made with love. When you are going to visit Seaton, don´t miss the chance to stay at the bay tree house. We are going to come back for sure.
Cons: Absolutly nothing to complain.

Cons: We liked everything.
10.0 Excellent
Pros: Our bedroom and separate sitting room were in the original cottage, beautifully renovated, old wooden floors, very sunny and super clean. We had breakfast on the porch surrounded by Beryl' s lovely garden and dinner on the porch of the little summerhouse watching the pheasants at sunset. At Records Place you have everything you whish for, including a fridge, convenient parking and a fantastic host. If you dream of an english B&B, this is it.
Cons: No pub in walking distance, I can think of nothing else!

10.0 Excellent
Pros: We received the warmest of welcomes on a wet, cold day. Beryl greeted us like old friends, with the offer of a cup of tea and piece of delicious homemade cake. Thus began a terrific weekend at ‘Records Place’. Everything was top notch, great hosts, location, a comfy bed, and an amazing breakfast! A real 10 out of 10 and we will look forward to our next visit.
10.0 Excellent
Pros: Beryl and Malcolm were the perfect hosts - warm, welcoming and engaging; nothing was too much trouble for them. The property is set in a beautiful location, within its own area of interest, and the sheep and lambs kept on the small holding were enchanting. The breakfast was fantastic, served at a time to suit yourself (within reason), and the location was great for the nearby attractions of Sidmouth, Beer, Branscombe, Lyme Regis etc. All in all, a wonderful, fantastic stay - no hesitation in visiting again in the future.
Cons: There was nothing to dislike, it was absolutely faultless - loved it!
10.0 Excellent
Pros: What a lovely, admirable little b n b! Hosts Beryl and Malcolm are warm and informative. The charming bedroom and sitting room are scrupulously clean--with fresh flowers in the bathroom! Breakfasts include their own chickens' eggs, local bacon and sausages, and Beryl's homemade bread. It's a short drive to Beer for dinner (we liked Gina's, the Italian restaurant) and close to coastal walks and, best of all, the donkey sanctuary. We loved going with Beryl to feed her sheep and chickens. Just a wonderful interlude on our trip through southern England.

Pros: Breakfast was absolutely perfect, bed was extremely comfortable and located in a generally beautiful old building.

Cons: A bit early for breakfast!
9.3 Excellent
Pros: Good breakfast it set you up for a good days hiking
Cons: Nothing springs to mind at all
7.0 Good
Pros: The administration (Check-in and check-out) worked well. Breakfast was excellent and the staff were friendly and helpful. The shower was very good, although some grab handles would have been helpful II have an arthritic hip which makes balancing to wash lower legs and feet awkward)
Cons: The room we had was a fire escape route (although the only way out seemed to be back through the building). Consequently, there was a fire exit sign over the patio door that had a standby light which was on all night, making it difficult to sleep. The duvet was too warm for summer but removing it from its cover and using that instead was not warm enough.
10.0 Excellent
Pros: Friendly welcome , fabulous breakfast Excellent location
Cons: It would have been nice to have a little longer option breakfast until 9:30 rather than 9 would have been appreciated .
10.0 Excellent
Pros: Breakfast was great (coffee could have been more flavoursome). We had enough breakfast to keep us going for the day. The accommodation was really nice, with a lovely terrace having a view of the sea, completely noise free at night. Beer is a very charactersome village. The beach is great. The views are very picturesque.
7.0 Good

Pros: Stayed in a bell tent. It was very comfortable and great fun.
Cons: Upstairs showers were a bit cramped.
8.8 Excellent
Pros: The kindless of woman. Good breakfast.
9.3 Excellent
Pros: We loved our Bell tent (Yurt) It was very comfortable. The breakfast was very good and the staff very helpful and friendly. The place was clean and better than I expected, however, I had a different expectation as explained below.
Cons: I didn't know what YHA meant, so when I booked it I thought I was getting a bedroom, not a tent. As it was, I was fine with a tent, however 79L for a tent with no bathroom other than the one in the building was a lot to me. I have to say that the other accommodations I found at the time were much higher, like in the ball park of 200 to 300 L a night. So I was just a big surprised as I didn't know it was a hostel but it was so nice that we really enjoyed our one night stay.
7.0 Good
Pros: Bedding was very warn, futon beds were comfortable amd bell tent was very spacious. Hostel setting was beautiful
Cons: 2 bathrooms were out of order while the hostel was fully booked. Upstairs shower rooms had no windows and smelt a bit of damp
8.3 Excellent
Pros: The bell tent was better than expected - actually really comfy night's sleep too. You have glow worms in the grass bank and bushes behind the tents!!
Cons: The host wasn't particularly helpful or friendly. Breakfast was tasty though not over generous. Rather a lot of tents for such a small space.
9.3 Excellent
Pros: I believe the hostel was fully booked but it still seemed spacious and airy. It had a very relaxed and friendly atmosphere.
Cons: Parking. You had to get people to move their cars in order to get out. This seemed a little intrusive on peoples social time.
9.3 Excellent
Pros: Neat and ok for the price
Cons: Their was no hot water for a shower.I ran the shower for good 10 minutes and had to travel to the airport without a shower
10.0 Excellent

Pros: Comfy rooms, quite spacious and well equipped.
Cons: Breakfast was a bit disorganised. Menus arrived after we had ordered breakfast and no butter for the toast, we had to ask.
7.5 Good
Pros: Typical Devonshire Inn atmosphère and look
Cons: We had the feeling neighbour's were in our room watching TV. Noisy as not sound proof morning and evening.
8.3 Excellent
Pros: Very comfortable - staff were lovely and quality of food was fab. Very cute location and a short walk to the beach which was a nice touch
Cons: Avoid room 25 and the room adjacent to it. Our room was right above the kitchen so we got the smell of food all the time (which we didn't mind) but it was the staff talking and making noise early in the morning which we weren't happy with. It was extremely warm in the room which couldn't be helped due to the time of year but the fan we were given even on full blast didn't give us much cool air.
7.5 Good
Pros: Having been to this property before it was as we expected, very comfortable in a lovely location
Cons: The staff were not great. Too many forgotten things and dropped items in the restaurant. Cleaning of rooms was a bit hot and miss!

Pros: Delightful, helpful and friendly
Cons: Dirty duvet cover had to be changed.. Bathroom floor dirty, carpet felt dirty.
7.5 Good
Pros: Nice room and breakfast.
Cons: My room at the front was not as quiet as I would have liked, but the late night noise came from the drinkers at the pub down the road, drinking until midnight and loud talking after. Probably only a problem as the window needed to be open.
9.5 Excellent

5.5 Okay
Pros: The staff were friendly. The room was a good size.
Cons: We were unaware that the property was a pub when we booked and the room was in need of refurbishment. The kettle didn't work (although they did replace it). The bathroom door was difficult to close and the shower was not up to the job.
8.3 Excellent
Pros: Location was brilliant, as we were in Seaton visiting a relative. Parking a bonus, as we are of an age where we find walking too far difficult. Good value for the money would recommend.
Cons: Problem with stairs, uneven treads and risers. Felt unsafe for older visitors. We were in room 2 so had to negotiate these stairs, not good. Accident waiting to happen.!!
4.5 Okay
Cons: No evening meal despite menus online saying food is available. Wouldn’t have stayed if known in advance as wanted a hotel not a b&b. Shower needs grout replacing as it is full of mould. Definitely not worth £94 a night

7.5 Good
Pros: The breakfast was very good and they had proper coffee unlike other b & b's. The location is pretty much on the seafront. Friendly staff. Overall cleanliness.
Cons: Very noisy bed and en suite shower cubicle needs a bit of tlc, bathroom wash in need of a bit of updating really. Sash windows didn't keep ny noise out.
10.0 Excellent
Pros: Great location and friendly staff. Lovely outside seating area in a peaceful location yet very close to beach and town. Excellent full English breakfast with quick service.
Cons: Unfortunately the week we were there the restaurant was not operating in the evening. However this was only a temporary situation apparently so should not put other guests off.
10.0 Excellent
Pros: Great choice of breakfasts and generous and tasty portions. All the staff were friendly and helpful. The bar area was lively and not expensive. The location is perfect 100metres from the sea, 200 metres from Seaton Tram , walkable to the next resort ,Beer. We had a fabulous time- above expectation!
Cons: Nothing !
8.3 Excellent
Pros: Steps to the water. At one end of the Exmouth promenade, The Eyre Court offered a nice central location - close walk to train and bus stations, the marina as well as the beach. In a quiet corner of the bustling town, there were many excellent (seafood) and other restaurant options a short walk or mere steps away. Very kind and helpful hosts. The place is clean. Do not expect super modern furnishing. Everything was clean and working though.
7.0 Good
Pros: Basic and very clean. Good breakfast. Friendly staff.
Cons: Could have done with some water in the room. The room could have done with painting again.

Pros: The Staff were amazing and Friendly, as for Brakefast you know you dive straight in, as its normally only luke warm when you get it, i made this mistake and the Brakefast pipeing hot which was nice. The one thing that sets this place apart from the rest the view from the garden, you can spend hour just looking over the sea enjoying the food and drink.
Cons: nothing really maybe offer normal and a large cooked Brakefast.

Cons: There was nothing we didn't like
6.3 Good
Pros: Rooms are very clean but tired, need renovating One of the rooms had the toilet adjacent to the room which was locked so had to have keys in the middle of the night to go to the bathroom! Breakfast was very good and the beds were comfortable Carpets throughout were grimy and everything looked in need of a paint and renovation which is not what we expected as we paid £245 for two rooms ( one without a en-suite toilet)for one night B&B
Cons: Separate toilet needing keys to get in Very steep stairs unsuitable for elderly
