The ocean view is breathtaking. Down town Ney beach is wonderful. Fun for every age, from cafe to coffee, and dinner to drinks. This has it all. Have to walk or drive 1/4 mile to acsess beach. But the view from our room was worth the walk.
The pool was nice It wasn't clean the floor was dirty and there where ain't in the bathroom and near the window
I loved the ocean view from my room. The staff was friendly, helpful, and accommodating. The indoor pool was much nicer than I anticipated - very clean, with a nice hot tub and sauna. Because weather at the coast can be unpredictable, it was nice to have an indoor pool as back-up entertainment for me and my young child. I was also pleasantly surprised by the "continental breakfast." We had cereal, bagels, waffles, oatmeal, fruit, and more available to us. I'm not really looking for luxury in a hotel but, rather, clean, safe, well-located at a reasonable price and The Waves definitely delivered. Though you can see the ocean right out your window, beach access is rather far away. I didn't realize that going in, so it was a mild disappointment. But this was minor.
facility not well maintained; faded, unfinished paint not very clean rooms have musty smell old carpets, old bedding, old drapery sheets did not fit bed even after request made that they do fit not much effort being made, obviously

The swimming pool area was great. It was clean and plenty of towels Nice view of the ocean. Staff was very nice and acccomodating. Rooms were a bit stuffy and the beds were too hard for my liking.
We enjoyed the pool, and the hotel is a short walk to beach access. Our room was very hot and smelled awful when we arrived. We left the window open the whole time and the smell became tolerable. The continental breakfast doesn't start until 8. We paid for ocean view and had an OK view over a neighboring roof and through power lines and a power pole.
We came and stayed for 2 nights. Room was very clean. It was designated non-smoking. Shower had plenty of hot water (I have not always seen this to be true in economy hotels). Rooms were quiet (or maybe we were lucky and had quiet neighbors). Towels were of good quality. Although they used those really tiny bars of soap, housekeeping left a pile of them. The mattresses and pillows were average but fine. Although we did not need it, I was happy to see a clearly marked, easily accessible coin-operated guest laundry. Did I mention it was very clean? The hotel was an easy, several block walk into the historic district of Nye Beach. Breakfast was very adequate - a selection of breads with butter and jam, freezer waffles, hard-cooked eggs, cold cereals, fruit juice. The fruit bowl had lots of bananas. It was nothing fancy, but was completely adequate. Room also had dish tv and a DVD player. There was an eclectic selection of movies for rent in office. There was no direct beach access, which was disappointing. The one small window did not prop open very well, and that kept the room warmer than it needed to be (daytime temperatures were very warm). There are no balconies. No fan to help at window. The building we were in did not have an elevator and the climb to the 3rd floor was inconvenient (my knees are not good), although we liked our 3rd floor room. If we stay there again, I will remember to ask for the building with an elevator. My family did not mind not having the elevator. I hated that several guests came to breakfast in pajamas (really??!) - but that's not the hotel's fault! Decor was dated, but that would not prevent me from staying there again! There was a small alarm clock, that was not plugged in, but we had our cell phones, which we used for alarm clocks.
Was able to hear the ocean at night I'm not a picky person, but maid service should be able to vacuum around the bed and walls had not been done in sometime. Gap under door was large enough to let light in and shower was extra small with out proper shower curtain. Front desk person was not happy that we arrived after 10:00pm. Sorry our jobs do not allow us to leave early in day. But my next stay in Newport will be with a motel that wants me there.
Easy to find and good location on main highway through town. Room was clean and comfortable. Wish breakfast had diabetic options.

Clean rooms and good breakfast selection. Low rates for a good clean hotel room. Would be nice if they had a pool or spa.
Clean Air freshener was way too strong when we entered the room, my daughter's sinuses kept her up all night long.

Checked out little late but they were totally cool with it. Folks working the front desk and cleaning was done very well. For the price, I really can't complain. Close to all the surf spots near Newport.

Short walk to beach access. Staff were friendly. I said I wanted a quiet room, they think the highway side is quieter but in no way is that remotely true. There was sticky brown substance on the microwave buttons, there was sticky clear substance on bathroom floor. There was an overpowering floral/fruit scent permeating the room which never subsided even with door and window wide open.
If you are looking for a clean, decent hotel room close to the beach and attractions but are on a budget, this is a great place to stay. Friendly staff, great location and very clean. Bed was very comfortable too!
Despite the name, the room was clean, bed was soft, they're located just up the hill from Rogue Brewery and a lot of adorable shops on the inner side of the Newport bay, and the beach on the other side. It seems weird to mention but the window opens - something a lot of hotels at this price level have sealed shut. That's great with what nice weather you get most of the year. The name kind of implies something a lot worse. There was a loud argument between 2 people in one of the adjacent rooms, but, I've had that at pricey hotels, so, not very relevant.
I booked the day we came on Spring BREAK so I was thrilled I got something at all. But the bonus was the family who ran it was cheerful and polite. You could tell by the grouds and rooms they took in pride in their property. The only thing I'd change is the bed, it was a tad squeaky due to the plastic on the box spring. We'd definitely stay again.
Good quality continental breakfast with locally made quick breads. Decent coffee. Close to the beach and downtown. It can be noisy (road noise) as it's right on the 101 through town.
location I liked that the rooms are non-smoking - I DIDN'T like that the room I was in was right next to (e.g. 2 feet from) the designated smoking area, which wasn't immediately apparent since it was two steps beyond the room (walked to the room, not past it)

The lication, absolutelt. There was no ac that we could find, there was a fan but no way that we saw to turn it on. We went to dinner and planned on asking about it when we returned, but by then the front office was closed.

The Staff was all great. The cleaning staff gets top kudos. Office staff efficient, and cordial as could be also.. My wife is pretty much a stickler about CLEAN... and I can say that she was totally impressed. So if you or yours like CLEAN...!!
The location was good, and the bed was comfortable. No AC or fan. It was extremely stuffy and too quiet. No cribs for use. The shower had no pressure and no hot water. The free breakfast was lacking. There was no selection or variety. The hostess wasn't very helpful on the phone. NOT recommended.
Free Wi Fi was incredibly fast. Very close to the beach and walking distance to great food (Newport Cafe) No AC. So did get a little warm. Luckily we had a fan with us just in case.

I liked the location. Staff was friendly! For the most part the room was clean. Although I didn't use them they had a refrigerator and microwave in the room. This is always a plus. Had to park on the street because all the parking spots were taken. The shower, not soogood. It was pretty much a trickle. I guess they were trying to save water and money but not thinking of pleasing the customers. The continental breakfast was a joke.
The staff was incredibly friendly. The room was very clean. The wall are very thin. We could hear the people in the next room whooping it up until 1 am.
Not 1 thing horrible, dirty , even the parking lot was horrible , like you might get mugged . And apartments looking directly into my room.
I liked free parkng ,lots of towels, comfortable beds,pet friendly room. they need to update bathroom fixtures,lites and faucets .Need lamp at table for studing or games.

The price was as expected, after reading other reviews I wasn't surprised when manager tried to up charge rate. I just looked at him for a few seconds without smiling and then asked him to explain the added 50 dollars, he stammered and said he was kidding Dishonesty of manager, ants, manager placed us as far as possible from entrance although plenty of vacancy. One towel for family of four, reading reviews I knew to bring own towels and double check for bed bugs.
The bathroom was awesome roomy and great for us The staff was rude and we got charged extra for kids when I filled out the form I said I was bringing two kids. The beds could use another blanket and a couple bigger pillows.
the room was small but very clean. yes i wish they stated that there were no small containers of shampoo or soap.
The bed linens were actually fresh and clean. Bed was comfortable. It had all the basic appliances like fridge and microwave, television. The bath tub had soap scum. Husband got shocked from coming in contact with the TV platform. TV was grainy. Stayed for 2 nights, garbage were not collected. No fresh towels. No wash cloths, no shampoo. Toilet flusher broke. Mirrors dirty. Bath mat stained

Was right in the city. It was dirty. It had a very bad mildew smell. Cigarette burns all over bathtub. Had to run the water for 20 mins before jt would get warm. Was very run down and almost everything was broken.
The location was the best thing about this hotel, but there are lots of other hotels in the area. Spend the extra 10 bucks a night to upgrade to stay anywhere else. I wouldn't recommend this hotel to anyone and will never stay there again. It was absolutely disgusting. Stains on walls, the floor, mold on the shower curtain, the lock on the door didn't work, dirty hand/fingerprints around doors and light switches.also, they advertise wifi but they dont offer it to guests.
Nothing Dirty and dated. 13' TV hanging on the wall that had a picture that was not watchable. Stains on carpeting beyond cleaning. I got what I payed for this room. What killed me is I wanted to add a night and the price almost doubled to 4 star room pricing!

The location, it is close to a state park, the aquarium, marine science center. They allowed our puppy, staff was friendly and brought us extra pillows. The walls are thin, there were people fighting and people running up and down the stairs at night. I guess it is an inexpensive motel, just wish people were more considerate. That was the only complaint I had about the motel.
The location was great, just minutes from the ocean and all sorts of fun things to do The rooms are an average size and the beds are not the best.The bed was just thrown together and was not nice and neat with the clean straight bed cover. It looked like they just quickly threw the cover on there with no concern for professional appearance
The staff was very nice and helpful. The room stunk the bedding was very old. The room faced the main street not the beach view. It was also farther away from things then was advertised.
They do the best they can with what they have, and it's a quick 5 minute walk and you're on the beach.
Let me state that the advertising for this site are deceptive at best. Should be advertised as a Boutique hotel. That being said the place was clean, well kept up and secluded, if not for the surrounding properties you would think you were in a place time forgot. It reminded me of the family beach house my grandfather built back in the 20's. The amenities in the kitchen were fine and the kitchen was sparkling clean. The property is so quite and the beach so private. The fact is the place and its charm grow on you and you settle in to a comfortable state of mind that one does not often find in to days crazy fast pace. An experience in nostalgia, a look back if you are like me a child of the 40's & 50's. As previously stated the place needs to be advertised as a boutique property. Explain the fireplaces are electric wall hangings. By comparing the average rates rates for the area I would consider this property about 15% overpriced when comparing amenities. The rate is equal to the Best Western at Agate beach which has food and beverage service and indoor pool among other things.
