Well situated. Mina, who wellcomed us, was kind and helpfull.
You cannot have a proper shower: the water doesn't mix. It is either hot or cold. We phoned the owner/manager next morning. She told us that she will send somebody to look. She phoned us back and told me that it is ok, but to let her know if something goes bad. At night, after 10, I had to phone her back because the problem existed. I told her that we couldn't have hot water. She answered me that she will send someone to check, but if there is hot water she will charge us 20€ because we disturbed her that late. When I told her that the water is hot and then cold she told me I am joking at her. She was really rude. Although Mina told us not to worry and that she came volontarily, finally we were charged 20€ from the deposit. But the worse was the rudeness of the owner/ manager of the propriety. She behaved as we were not hosts or human beings. For five nights my son, my mother and me we had to take shower with freezing water, otherwise we would be burnt. Additionally the appartment was on the 3rd floor, very difficult for my mother who has a serious heart problem. We were not told previously about that. Moreover the one of the two fans was damaged since we got into the room and we were told that it will be fixed. They never fixed it. Finally, except from the prepayment (1 night) for which they sent us a receipt by e-mail, the rest of the money (475€) we were obliged to pay it cash without official receipt. But the worse of it was the rudeness and the indiference towards the hosts. I really felt deeply offended. (I paid 20€ to be insulted) I have kept the hours of the phone calls and the unofficial receipt in case booking.com wants to prove my sayings. I have used booking.com for other stayings and I was really satisfied.

Meeting arrangements were NOT adhered to by host, despite many (recorded) email communications. Apartment was definitely not the one that was pictured in listing. In fact, we have discovered that the photos for this unit had photos of another unit included. The "facilities" that were advertised were inadequate and in some cases were not even present. There was no coffeemaker, plates, cups, etc. The only washing up facility was an extremely tiny bathroom sink. There was no dish soap or shampoo. The bathroom exhaust fan was disgustingly filthy. The entrance to this apartment is through a common entry, not a private one as suggested in the listing.
I did not like anything about the appartmentr or the way the issues were dealt with by the owner in relation to this shabby and totally unsafe appartment. It is cold, damp, dark, dirty and extremely cheap. In fact, the appartment redefines what cheap is. It has not been renovated (like ever) and includes the cheapest furniture and scarse kitchen appliances in very poor condition. Everyting is shabby and shaking on the verge of break from wear and tear. There was no hot water neither in the kitchen nor in the bathroom when we checked in and the owner spent some time adjusting something in an obsolete equipment. The floor is so uneven that the wardrobe leans and falls onto you while opening the doors. It is unsafe and can potentially lead to injury. It was scary to live or to use anything in this appartment. And surprisingly the owner takes 200 Euro deposit. First it was not clear to me, why. But, by the way they checked every piece of the disintegrating piece of equipment and appliances during check out, including if the water was still running and toilet flashing, it is clear that it is designed to cover potential damage resulting from wear and tear at the cost of customers. It was a miracle that nothing broke down from wear and tear and my wife's reaction was good enough to catch the balance of the falling wardrode and avoid potential injury during our stay. Avoid this place at any cost. You will deeply regret the stay. Also, in reality everything looks much worse than on photo. I should have taken a picture of an electric kettle. It is the smallest thing I have ever seen made of cheapest plastic with thick layer of scale deposit at the bottom. And to boil water you should take the kettle down somewhere to the floor as the there are no electric sokets near the cooking surface in the kitchen and the power cord is not long enough to put the kettle on any table. So that is the kind of care about customers you can expect during your stay.
The most I disliked is the staff's attitude to clients in dealing with the issues. I have forgotten a rain coat in the appartment during check out and called back the owner in about an hour after check-out to get the coat back. We agreed to meet at the property in a half an hour so I could collect my coat. But when I got back to the property the owner's representative chose to go inside the appartment herself and when she left she told me that there is nothing. When I asked to call the cleaning lady (may be she has put it somewhere while cleaning the appartment) the owner's representative became evasive and said she needs to call the owner. She did not want me to hear what she was talking about with the owner as she asked me to wait until she goes somewhere to talk. That was strange as I do not speak Italian. Eventually she let me in the appartment but that was after she chose to go there herself first. It is not clear why she did not want to go and check inside the appartment together with us in the first place (it was still several hours before the next check-in) or why she tried to avoid making phone calls in front of me. VERY DISAPPOINTING EXPERIENCE both in relation to quality and safety of the apartment and the way the issues are being taken care of by the owner or his representative...

Location is absolutely great, a few minutes from Rialto Bridge just on the city center. From one perspective it was great but from the other side it was loudy.
The apartment is old and bathroom os from my perspective on poor condition. Shower is under my standards. Big minus is that there is no possibility to leave luggage after the check outlet.
With a stay at this property in Venice (San Polo), you'll be steps from Grand Canal and 2 minutes by foot from Rialto Bridge.
