It is authentically rural in style. There are two terraces for sitting out and watching the abundant wildlife and beautiful countryside. Expect peace and quiet, although most facilities are 10 mins drive away The front door gives onto the kitchen which has a dining table, gas cooker/stove, and a well-equipped kitchen (plenty of knives, saucepans etc). Downstairs in the bathroom is a newly-installed shower and washing machine. Upstairs in the bedroom is a comfortable double bed. There are beautiful exposed rafters overhead and stunning views over the rolling countryside from windows on three sides. The little road outside gets maybe one car per hour. There is a large field/garden outside you can park in and children can play in. There is also a swing and a trampoline. On clear nights expect amazing starry skies. There is a wooden deck terrace, which gets a lot of sun, and also a tiled patio outside the bottom floor. I provide loungers and deckchairs, parasol, outdoor chairs and a large wooden table. The lower terrace is completely secluded from view. The upper terrace is visible from the lane and, although not exactly overlooked, could be viewed from the farmhouse opposite - so you might not want to sunbathe naked on the upper level. However, to all intents and purposes it is private. Note that the stairs are steep and probably not suitable for people with mobility problems. You will be in rural France so expect to see wildlife moving around, and sometimes hear it at night. There are mosquito nets provided. It's best for a couple although I have stayed there with a 3 year old sleeping on the bedroom floor and even two teenagers on air beds (not provided). There is a stairgate available for toddlers but it would need to be reinstalled if required. I have also pitched a tent outside but would not want more than four people using the property. Feel free to discuss options. It is not really suitable for dogs - unless you are happy for them to sleep outside in the barn, which is open to the outside. Most dogs would find the stairs of the property difficult, and there isn't really room. Possibly they could sleep in the bathroom, which is accessible from outside stairs, but it wouldn't be ideal. The nearest village is 10 minutes walk away and there is a camp site with a bar and swimming pool which you can use. From the house you can walk to and around the lake and enjoy the wild flowers and clouds of butterflies. Villereal is 10 minutes drive with shops, supermarkets and weekend farmers' markets. Also a short drive away are the beautiful medieval bastide towns of Monpazier (a UNESCO world heritage site) and Monflanquin. The small medieval town of Issigeac on the road to Bergerac is delightful. Castillones has a cinema and big outdoor swimming pool. The Dordogne river is not far away where you can swim, hire canoes, and sunbathe on the banks. There is a nice swimming lake with a sandy beach about 15 mins drive away. Caves with their prehistoric paintings are also accessible. Several impressive chateaux also.

This pretty barn conversion was originally animal housing, although had more recently been used for pressing and fermenting grapes from the vineyard at the top of the drive. 'Le Perchoir' means 'The Roost' in English. With thick limestone walls and many character features, Le Perchoir has been sympathetically restored using traditional methods and materials local to the area. Our aim is to provide high quality and comfortable accommodation, while maintaining a low impact on the environment. Reclaimed timber and stone have been used wherever possible. We would like all our guests to have a relaxing holiday, unwind and enjoy the gentle and relaxing pace of life in this very rural and beautiful location. From the terrace garden, Le Perchoir overlooks meadows, farmland and a newly planted orchard. During May and June these meadows are dotted with many types of wild orchids, flowers and grasses. Nightingales start singing in April and we often see hoopoe birds and hear the elusive golden orioles. Outdoor seating and a barbecue are provided so guests can enjoy meals outside. The west facing terrace benefits from stunning sunsets and views overlooking the fields and orchid meadow. The above ground swimming pool measures 10m x 5m and sits above ground in the meadow adjacent to the terrace. Safety steps lock the pool securely when not in use. An all year round table tennis table is provided for guest use. Inside the open plan main room, the new kitchen area includes a dishwasher, fridge with small freezer compartment, washing machine and cooker. It is well equipped with plenty of cutlery, crockery, pots, pans and other kitchen tools and equipment. There is a round kitchen table and chairs. Two good size sofas provide comfortable seating for relaxing. We have also installed underfloor heating for use during the winter months. Having one double bedroom and one twin room, Le Perchoir sleeps four comfortably. A cot can be made available if required instead of one of the single beds. The separate shower room also houses the dry toilet. Those of you as yet unfamiliar with this little gem may be surprised to see that it looks almost identical to a conventional WC at first sight, but functions slightly differently. More information is available upon request should you require it. Fresh and clean, excellent quality bed linen, bath towels, tea towels and pool towels are provided upon arrival and thereafter on a weekly basis. We think this is more convenient and cheaper for our guests than you having to cart them all the way from your homes! Should you require a more regular change of linen or towels, this can be arranged at extra cost. Books and board games are available. WiFi use is included in the weekly rental charge. Le Perchoir will be available to use from 16.00 on the Saturday afternoon. We do remind guests the gite must be vacated by 10.00 on the day you leave to allow for cleaning. Inside the gite is strictly a no smoking area. We live with our two small dogs Ruby and Arnie in the adjacent farmhouse, and in a quest to be as self-sufficient as possible, can usually offer organic and seasonal homegrown, fresh honey and eggs for sale. Although Le Perchoir is self-catering, we are able to arrange for a 'supper service' to be delivered to your door on Tuesdays and Thursday should you like a night off from the barbecue. The local artisan baker is situated in Montaut a five minute drive away and provides the best bread and pastries for miles around. During August, Montaut is the scene for the weekly night market each Friday, where local suppliers come to offer their produce for sale. Local towns of Villereal, Castillonnes, Monflanquin and Cancon provide further shops, restaurants and excellent markets. All are a ten minute drive away. Visits to Chateaux Biron and Bonaguil provide history-filled dramatic locations and architecture. There are cycle routes and beautiful walks throughout the bastide towns and countryside. Local eateries with everything from pizzerias to Michelin-starred restaurants are a short drive away. The rivers Dordogne and Lot are a thirty minute drive from the gite, in Bergerac and Villeneuve-sur-Lot respectively. Canoeing is possible on both these rivers. Agen prunes are local to this area, as are foie gras, duck, walnuts and hazelnuts. Oh! and wine too! Along with the grand Chateau Monbazillac there are many smaller vineyards and many provide tastings. La Roque Gageac is the site of a 15th century troglodyte fort and is another worthwhile outing. The interior of the 3 bedroomed stone house is both charming cool and eclectic - a combination of traditional stone walls and wooden beams with some contemporary furnishings. For musicians, there is a lovely grand piano, accordion and acoustic guitar. WIFI is included. There is a newly installed shower room, two bathrooms and a well presented farmhouse kitchen with a table to seat 10. The kitchen is equipped with dishwasher, washing machine and newly installed Smeg range cooker. Crockery, cutlery, towels and bed linen are all provided. The Dordogne and Garonne rivers are each about 40 minutes drive away with opportunities to visit spectacular Chateaux or canoe or fish or simply relax with a picnic. There are numerous, well signposted, walks in the immediate vicinity or mountain bike trails through the nearby woods and fields of sunflowers and prune orchards. The fireworks at Bergerac on Bastille day (35 minute drive) or horse trotting at Villereal (and having a small flutter) are all recommended! In the summer, there are frequent Vide Greniers (boot sales) and Brocantes (antique markets) where you can pick up a charming momento of your visit at bargain prices!
