Pros: Katrien and Steven are the perfect hosts. So polite, friendly and welcoming and the house is just beautiful. Steven was extremely knowledgeable on the history of Ypres and WW1 and was more than happy to share this and offer suggestions and advice on what to do and see. Katrien keeps the house spotless. 10.0 Excellent
Pros: Breakfast was excellent with a good selection of fruit, cheeses, meats, fresh bread and cereals, bacon and eggs were offered but we had plenty with what was provided. Home made jams and juice and yoghurts were also available.
Cons: Couldn't fault it at all, the best B & B we have stayed in. It was in a good location for all the museums etc in Ypres. Our very friendly hosts had provided lots of helpful information about Ypres.
10.0 Excellent
Pros: Anne & Hugo are wonderful hosts with nothing too much trouble for them to make sure you have a great stay in Ypres. The bedroom & bathroom were lovely & spacious, and nice & warm too. As others have mentioned the breakfast is fantastic with fresh fruit, breads, cheese, yoghurt, homemade jams, etc. etc., and you are actively encouraged to make up a sandwich for lunchtime, which is a great idea for when you are on the go all day visiting the historical WW1 sites. The B&B location is great as it is less than 5 minutes walk to both the Menin Gate & the In Flanders Fields Museum. We had such an interesting trip that we will definitely return to Ypres, and we will also definitely stay with Anne & Hugo.
10.0 Excellent
Pros: Wonderfully friendly owners who appear to have thought of everything to make the stay memorable. Couldn’t better the location - near the Menem gate and city centre. Very comfortable room and excellent breakfast. You can pack a snack for lunch too.
Cons: Nothing - couldn’t ask for anything more really.
10.0 Excellent
Pros: Hosts were amazing. Everything we wanted or asked for was there. We will certainly recommend this B&B.
10.0 Excellent
Pros: Every detail in the spacious room and bathroom was designed for comfort, from the separate heating units to the large windows with black-out drapes to the pen & paper on the writing desk and ear plugs in the nightstand (though it's a very quiet neighborhood). Anne and Hugo were so hospitable and helpful that I felt as though I were staying at a beloved aunt's house instead of at a B&B, which was especially nice as I was traveling alone. They could not have been kinder and the location couldn't have been more perfect -- a two minute stroll from the Grote Market (on the Menin Gate end) and right across from the beautiful St. Jacob's church. Breakfast was splendid with fresh fruit, fresh bread, cheese & meat, yogurt, and bacon & eggs perfectly cooked by Hugo. Anne even made me delicious hot chocolate as I'm not a coffee drinker! I didn't want to leave! I look forward to staying again when I return to Ieper.
Cons: My stay could not have been better! There's nothing to improve.

9.5 Excellent
Pros: As mentioned Andre is the star attraction. If you are going he collects cider bottles, we didn't have any so we will have to go back. If you are visiting Ypres to learn and appreciate what happened in WW1 this is the place to be. This is like a special home from home. Andre's home is full of artifacts he has discovered from his own investigations. His knowledge is staggering and although he could not take us on tour, his associate Roger was fantastic. There passion is evident. The town/ city of Ypres is stunning and is so easily accessible from the accommodation. No television was a great idea it ensured much better communication.
Cons: Only the lack of fan during the unexpected heat wave but it was still ok.
8.3 Excellent
Pros: Friendly host . Great collection of artefacts. Great location for town centre.
Cons: The toilet / shower was only separated from the room by a saloon style swinging door. No privacy when in the toilet

Pros: Everything . What a fantastic host . Greets you with a beer. Great knowledge of the town and war history and has amazing artifacts.
Cons: Nothing
8.8 Excellent
Cons: The toilet/shower was in the corner of the bedroom... instead of havinghalf Louvre doors, would be 100% better “fully enclosed for privacy”
10.0 Excellent
Pros: Personable host, super friendly, informative & passionate about the area.
9.3 Excellent
Pros: Great location, close to the centre, situated in a lovely quiet street. Very quirky and loved the war memorabilia. Great welcoming host.
9.3 Excellent
Pros: Really helpful, knowledgeable, friendly, informative and enthusiastic host. More militaria on display than many museums. Good hearty continental breakfast. Guide books and attraction leaflets on display for guest use. Property kept very clean and tidy, big communal areas for guest use. Location ideal - close to main square but quiet at night. Room was spacious.
Cons: Could have done with a proper door between bedroom and bathroom rather than louvre swing doors, also the 'double bed' being actually two singles pushed together really needed a mattress topper to make the gap between the two single mattresses less obvious.
10.0 Excellent
Pros: Superb host and location an amazing hotel in all respects
Cons: Toilet facilities

The breakfast is served in your own private eating area, brought to you by the owner in a lovely basket, so much and so good, 4 types of bread, bacon, scrambled eggs, ham, cheese , yogurt, fruit etc., everything you could want and more ! Pros: Extremely quiet and peaceful place in the countryside outside Zonnebeke. Els was a very attentive and friendly host; really, staying here is better and more personal than at a hotel. A nice old building, great pastries and a boiled egg offered for breakfast, and superb value for money.

Pros: Els our hostess went out of her way to ensure we had a pleasureable stay. I have stayed in many places around the world and this was without doubt the most enjoyable place l have ever stayed. It was like a home away from home.
Cons: There was nothing to dislike
10.0 Excellent
Pros: We were greeted by Els, the owner in the evening following a sight seeing drive from the Somme area. She honestly could be not more welcoming and friendly from the start. Later we (myself and my family of 4) drove to Ypres for the ceremony. The drive was a simple 7km (5 minutes) and parking in Ypres was easy even though the town was busy with the amount of visitors for a British Legion occasion the following day. Following the ceremony we drove back, stopping at a lovely restaurant approximately 1km from the b&b. The evening was spent talking to Els about our tour of the battlefields and watching a fabulous thunder storm in the distance. Our sleeping arrangements were modern, stylish and immaculate. They are situated upstairs and totally private with a shared bathroom for the guests which was again modern and immaculate. Air conditioning units were available but we opted for a fan. The beds were huge and comfortable and we all had a good nights sleep. Next morning we were treated to a fabulous continental style breakfast of ham, cheese, cereal, croissant, coffee, tea and juice. This set us up fabulously for another day visiting the Ypres salient. I can not praise this accommodation enough, the location is stunning, just outside a little hamlet opposite an open field and backing onto Polygon, Delville and High woods. I would, without consideration, return to this b&b again when we visit this emotional place in the future. Fab.

Pros: this was the best breakfast we have had at either a B&B or hotel. fresh made Bacon &eggs plus a vast choice of breads, yoghurts, fresh & dried fruits. Add to this the warm , friendly landlady who engaged everyone in conversation and the ease with which the guests interacted instead of isolating themselves made breakfast time a really pleasant start to the day
Cons: We arrived in warm conditions, which quickly became a heat wave. Thursday reached 46 c outside. The rooms did not have aircon or fans so a couple of nights were rather uncomfortable, but it did not spoil the stay
