We picked this location based on how close it was to the central train station, so we could get around Berlin. It was extremely hard to find, because the building is not well marked, and looks like run-down apartment complex. We had to take a dumb-waiter sized elevator to get to the receptionist, who seemed less than pleased that we arrived at 5pm. The room was clean, but smaller than what we've expected. We had to leave before breakfast the next morning, but it was easier to go to the nearby cafe.
Run down and not that clean but OK because of location.

great complimentary buffet breakfast at restaurant next door. walking distance to new haupbahnhof (main train station) and underground and tram stops
no air conditioning, lack of space on sides of bed - had to crawl to foot of bed to get up, dirty hallways, one small thin towel per person (which easily got soaked) and no second towel, etc.
The breakfast was lovely, and the location was quite central to the HBF.
I found the room was very bright at night, due to the hallway light being on and shining through the glass window in the door. this made sleeping difficult. The room also smelt of stale cigarette smoke, despite requesting a non smoking room.
