Shared bathroom is clean. Hotel is near Piazzale Roma : very easy when coming from the airport of Treviso by bus. Very close to the center of Venice. Possibility to put food and fresh drinks in the fridge of the shared kitchen. Reception and cleaning staff very friendly. A lot of space in the bedroom, very large wardrobe and a lavabo in the room : very important in a hotel with a shared bathroom.
A little bit noisy in the evening because of a restaurant in front of the hotel (you hear people eating outside). Very noisy in the morning because of the breakfast which is served in the room. No possibility to use a board "do not disturb" and to keep sleeping after 9:00 am. When you come back late at night, it is quite difficult to enter your room without making noise (old doors, very noisy keys) or to go to the bathroom without disturbing other people sleeping.
The place is done up in an individual way. Very characterful and in a beautiful building, high-ceilings, wood furnishings etc. Great location near the station

It's a nice place considering its price.Clean, air-conditioned, the bed comfortable. And near the railway station.
We booked for 3 adults, and asked for 3 sheets but maybe the staff cannot understand us, and finally we have two persons who have to share one sheet in the night. And no shampoo,no shower cream.
I usually stay in cheaper hotels through out Europe but I have never stayed in anything as bad as this one. We got in after 7 and we had to wait 45 minutes for someone to come meet us, the woman than was rude that we would check in so late.The hotel reception is at a different location. Breakfast consists of some jam, butter, cheese and rolls that they put in your room the morning before so they are hard as a rock and horrible. You at leas get some juice and cookies with it. The canal is by only one part of the hotel that is tiny and dingy. The other part where we stayed was in the middle of buildings. The staff was not very nice, and they tried to make us pay 20 Euro for the baby cot that should be free.
The first night was awful - noise from the room above and the walls where paper thin. when i complained the manager said it was the clients when it was poor design

I liked that it was close to the train station. It meant that you didn't have to carry your bags as far.
I was disappointed with the "front desk" or lack there of, the location of our particular room in the hotel, the ensuite bathroom, and the lack of signage outside to let us know which one it was. She said that she would be there between 8:30 am and 6:00 pm. However, she was never there that long and if you had a problem when no one was around you were on your own. Secondly, our room was located right next to the "office" area. Several times people knocked on our door looking for reception help. Thirdly, we paid more for an ensuite bathroom, but the shower was horrible. It had a slanted ceiling because it was located under the stairs and it was barely tall enough for me (and I'm only 5'3"). My husband who is taller had a very difficult time using it. The bed was also very uncomfortable. It was far too firm. Also, everyone was right about the breakfast, it's just a couple of rolls and some jam. Not much at all.

The service is not good. The owners are not accommodating. They didn't agree to keep my luggage when I requested after checking out, 'coz I was to go out and wanted to come collect my luggage at night. The breakfast is bad. Bathroom is tiny. You can barely manage to stand in the shower...water comes out of the shower onto the bathroom floor, and you have to clean it yourself. While the bed is nice and room is big, it's very dark, and not cheerful.
It was a convenient location & little kitchenette was somewhat helpful esp if staying longer. It & the sofa could be a savings for a group or family with children. Was more of an apartment atmosphere.
The Air Conditioner wasn't working properly, if set low enough to be comfortable, it would shut off & had to be unplugged before it would start again. It also drained into a little tub which had to be poured out frequently. We were lucky, it wasn't real hot for our stay. Don't know if this is standard in an apartment setting, but had no maid service the second day, which wasn't a problem for us, but might be for some. The towels were different from any we've had, linen fabric instead of terry, which my husband really didn't care for, but they were ironed & fresh.
Localization very good.
There is no reception and no one (even phone number) to ask for help when needed. One night there was not hot water for bath (after one day walking a good bath was all that I wanted...).
