Room was spacious, clean, decent quality and and we slept well
The pool advertised was not for the sole use of the property - it is open to the paying public with a bar. If you have youngish kids it's probably ok, but if you're expecting a quiet relax by the pool - forget it. Location was a bit out on limb. Breakfast at the bar / cafe next door - a croissant and a single coffee (after which you're paying extra), served by grumpy staff. Kitchen area in the studio very poorly equipped. On balance overpriced and we felt misled about the pool.

The studio-apartment was clean and the room stylish.
There is no wifi at all and the username is not available. The owners will tell you that the wifi is poor at the moment and give you a code that is not correct. The swimming-pool do NOT belong to B&B Maxxi and you have to pay to use it. You also have to use a bathing cap in the pool. Who brings a bathing cap going on summer-holiday?? The studio apartment does not have refrigerator and coffee machine as described.
The property is located in a good position. Easy to reach city centre or beaches. Breakfast is good even though there is not that much choice compared to other B&B.
Many things made our journey pretty disappointing. We already stayed at the property in the past (2016) and it was pretty good and the reason why we decided tom come again. Unfortunately this time many things were not as good as before. When we arrived for checking in no staff was there available and one towel was missing. We called and the lady doubted many times that I was not telling the truth. I had to take a picture for demonstrating that I was right. One towel was missing. The bathroom bin was not emptied before pur arrival and contained the stuff used from past guests. The room was dusty and not well cleaned. The last night we came back and the shower was dirty with foot prints (see pics) I was so disgusted I did not dare to shower. There is no possibility to inform the cleaning ladies about the time they can enter the room (we have been woken up in the morning at 9 am because they wanted to clean). The wifi is inclded in the price but it does not work (the one they mention is not even available in the list). They gave us a pre-charged wifi box which was not charged before and we could not use it at all. We reported everything but they were of much help (except apologising). Last thing as the cherry on the cake: at 5 am we are woken up by the guy in the room next to us yelling and swearing because there were mosquitos in their room. In our opinion Staff was unprofessional and did not help. Worst experience in a b&b in my entire life and it is even worse as it did happen in my home town and in a place we stayed and enjoyed before. Other things: there is a bar and a gym downstairs so if you like to go to sleep early that is not the case as the music is lous and people voices are very much heard. The staff does not speak english so no joy there for foreigners
They would provide typical Italian breakfast which is espresso with croissant whereas some people, including me, appreciate breakfast as the most important meal of the day and request it to be quite massive. But at the end this is Italy and it is a beauty of this country with different habits of its people that we foreiners have to adjust. You can always resign from the breakfast and negotiate a good price with the owner. Daily charge incdludes free access to the fantastic gym downstairs. B&B and the gym are parts of the Maxxi Village which includes also fine cafeteria and cosy restaurant with fantastic Italian cusine. The owner of the B&B Maxxi - very nice youg woman is very engagée and caring person who would make sure that the high standard service is provided, always achievable and ready to help. I highly recommend Maxxi and I would come back here with a pleasure.
