Located only a 5-minute walk from Lake Windermere and Bowness-on-Windermere, Holmlea Guest House is a beautiful Victorian house built from local stone. Free on-site parking is available and guests have free use of a nearby leisure spa, when staying for 2 nights or more. In a quiet location, The Holmlea has a very homely atmosphere. All rooms have TVs, hair dryers and tea/coffee making facilities and most have a private bathroom. Free Wi-Fi is available throughout the hotel. The Holmlea serves a traditional Cumbrian breakfast every morning, made using locally sourced produce. It also offers continental and vegetarian options. The guest house was situated close to the town centre,and the Lake,but far enough away from any noisy revelers.
After booking our room many months ago we found ourselves on the third floor right at the top of the building,and as we both suffer from arthritis in our legs,a simple question from owners at time of our booking enquiry,may have resulted in us getting a lower floor.

Our room was outside the main house, and it seemed damp. Only saw the dining room in the main house.
The room was very clean and functional and the hosts were very helpful. The breakfast was also excellent.

the location was perfect for lake windermere and for travelling around the rest of the lake district
Family run business,they were welcoming and extreemly helpful. In our case having the downstairs bedroom was good as I am disabled, but it was outside of the building and therefore we had to go outside to get to the dining room. I think this could be made clear in the description of the hotel for other guests. Remember this is a guest house and not a hotel so doesn't have public rooms apart from the dining room.
