This hotel was very easy to find while drivng. The staff was wonderful and the room was quite spacious. There were 4 women in my group so space was a concern. Overall, a great success.

The hotel is nicely set in its own grounds with convenient parking on-site. The bus service to Venice and back is quite straightforward and frequent, and the hotel reception can issue tickets valid for both the bus and vaporette.
We had booked a deluxe quadruple room described as "spacious, bright and modern" with a parquet floor. What we got was essentially a double room with two extra single beds fitted in, a rather dull carpet on the floor, and minimal amenities (e.g.disposible plastic cups instead of glasses), ie closer to 3 than 4 Stars in quality. Dinner was a bit of a joke, with one chef and two waiters struggling to serve some 50 diners, and turning other surprised residents away well before closing time. When our food came (after about an hour) it was fair enough, although we expected to see Basil Fawlty emerge at any time and clip the incresingly-harassed waiters around the ear!
Staff is very nice and helpful in particular the night porter; provided drinks at late night when we arrived and let us feel at home immediately. Hotel is located in park and ideal if you do not want to pay the high prices in Venice, we needed to stay for one night in order to catch the ferry boat. Breakfast is fair but absolutely correct for an Italian hotel.
The room was significantly smaller than expected, it was not a real family room but just a normal room with two extra beds squeezed in. We needed to ask for extra towels and shower gel. Carpet was clean but looked extremely used up and did not invite to walk on it without slippers.

The ad of the hotel speaks about 10 minutes trip on bus to old Venice, in the reality it is over 30. Weak breakfast. Bathroom is under expectation. I would rather star to a strong 3 instead of 4 it has.
