It was a beautiful farmhouse just outside of Modena, the host was lovely and the breakfast was delicious. Perfect if you are travelling with a car with safe place to park you car. The room was clean, beautiful and had air conditioning!! Highly recommend
Some road noise
The old city of Modems is very beautiful. The room is large and comfortable.
It was a rainy day so the heavy traffic on the highway was noisy. The window didn't close well so we heard the traffic.
It was a struggle to gain access to the property late night and during the day. No key to the gate was provided
The breakfast was terrible. Crossants were burned to black. No eggs provided etc. Extremely basic

This place need a few changes to be a great place. Painting shabby walls, deep cleaning of bathroom and new fridge in room (cause the old one is very loud).
Location in Modena was good. Quiet & peaceful area. Communication was good. AC worked well in a July heat wave. Gated complex with apartment building and main farm house. Charming garden area. Upstairs room has architectural charm. Free parking on premises. The woman in charge of our greeting was lovely, she spoke little English but conveyed all that was needed.
I spent more on this stay vs. others in the area as it looked peaceful, comfortable & had an equipped kitchen especially needed after an 11 hour drive. We had the upstairs room which I have later read in reviews is not as nice... The "kitchen" ended up being a small electric hot plate, a sink with some counter space, a fridge & a table. There were a few very small pots and pans. Nothing that I could use to make our pasta that I brought... The sofa-bed is old? squeaks horribly loud, you can feel the springs & it completely sags at the lower portion. My family of 4 is made up of lighter-weight people so weight was not the issue. I think it may be the worst sofa-bed in all of my 5 years of Euro travel. The main bedroom is very comfortable though. The bathroom was spacious & clean. No shower problems. We were warned that the tenants above would arrive around 12 at night. They arrived at 3am and were incredibly loud as in, moving furniture loud! We didn't have breakfast but it seemed to consist of an espresso machine outside and whatever is brought in. We had excellent pastries and espressos at a nearby epresso bar next to a gas station. I would recommend for 2 travelers not needing to cook. This wasn't the relaxing stay I was hoping for, especially for the higher price.
