Room was clean although outdated. Breakfast service:softmachine out of order;boiled eggs out freezer;ham cheese not cooled served;coffee poor quality.Hotel is outdated & old ; outdated & old furniture.

it's almost 30 years they don't do any maintenance, it's a disaster from window to toilet. I was in room 415.
The hotel was ill-maintained, poorly staffed and access was difficult (no signage, driveway under repair, and ill-lit stairs. Breakfast was basic - don't know how they deserve 4 stars.
The front desk supervisor was rude. I travel a lot but have never ever faced the situation when a guest says hello at the reception and receives a strange look and no reply+ an arrogant look from the same person every single time while passing the front desk. This is absolutel. Unacceptable and unprofessional.
The reception staffwere off-hand and not helpful. Service at the Bar was (effectively) non-existant
The receptionists were excellent. The first one knew my name, and they all learnt my room number. Booking-in and out was quick and pain free. The cleaners were efficient and unobtrusive. I liked the easy way the original receptionist helped me with logging-in on my lap-top, and I certainly valued not being charged extra for that. The hotel is obviously 'dated', but even so, I thought a hotel of that quality would have a swimming pool. The room keys were lumpy, and not always easy to use. The modern 'plastic' key is worthwhile. There was only one choice of fruit juice at breakfast, and that tasted artificial.
Personal welcome, and our single room reservation was upgraded to a double. Charming ambiance and decor, within easy walking distance of Sanremo, quiet, nice breakfast, comfortable beds. Our rooms overlooked the front garden, nice and bright. The signposting from the main road could be improved. You see the hotel sign below, but the turning is up a small lane which is not marked with any directional signs. There is another hotel on the way up that hill with no onward directions to the Grand Hotel -- you just have to proceed on faith. I imagine some guests would miss the turning off the main road, and when we arrived we weren't sure where to park as there were no signs indicating parking areas.
Location was good The hotel was tired grandeur and did not deserve a 4 star rating. The en suite was cramped and not as clean as I would have expected
if something to mention - some areas could get some rework for a 5 star.
Excellent private beach and terrace, air-conditioner working well, cleaning staff tidies up room regularly. Great location, just 5 minutes walk from the main shopping street.
Luxurious hotel (didn't visit the spa area), few guests and very attractive "2 nights for 3" price package in the off-season Quite some noise from an event at the beach with loudspeakers reached the terrace and pool area all weekend (daytime). The pool restaurant was too expensive (pasta dish - no sea-food - 23 Euro!).

The grandeur of the Hotel. It is very classy and chic. Some staff was very good, friendly and professional. Some staff, especially at the restaurant at the pool was absolutely not suitable for a 5 star hotel.

The hotel is an excellance envirnoment, friendly, genuin interacting with customers and on top of that it is a pradice over looking the lovely medetirenien. Thanks for every body. I should be honest and fair to say, nothing is negetive.
First class hotel, all done up in marble and Italian charm with service to match. It wasn't in walking proimity to anything besides the beach. Unless I missed it, and If that's a negative). But the beach and pool are absolutely gorgeous.
The hotel setting is glorious overlooking the sea and the pool area if fantastic. Having no iron or ironing facilities on a 5 day stay I only had ironed clothes for three of them and it cost a lot of money to have them done by staff.
The Spa and the waiters/bartenders/room service. The rooms are disgusting. The furniture is old, worn, and smelly. The wallpaper is peeling off the walls. The carpet on the stairs is worn thru. The woodwork is broken and worn. The doors are scratched and in disrepair. The bathrooms are moldy. The ceiling tiles are displaced. The bathroom doors are coming apart at the bottoms. The wall plaster is in disrepair. The pool area is moldy. The pool bed cushions are moldy. The pool is horrible. The pool is missing large sections of tile. The wood decking near the pool is uneven and in disrepair. The paint on the exterior of the building is peeling and the upper floor is missing large areas of paint. The hotel is disgusting. DO NOT STAY HERE! FILTHY, DIRTY, DISGUSTING.
The hotel is very clean, staff is friendly,very close to the beach, fair price for minibar and food. sometimes poor wifi signal on my room
The Hotel is great for the price. The parking at the front of your room is an added bonus since there is no distance to load your car... and the showers, super nice multiple style walk in type. Its the only reason i'm writing a review - the showers were great...

free parking, far away from the city. it is in the middle of nowhere. there was no other activities. only bed and breakfast. You eat the breakfast in a cellar. expensive on weekends.

the most of all the superb view over the golf and the city, from the roof, where there is also a nice jacuzzi and a refreshments bar! parking still remains a problem, but this is part of the local italian charme!
We enjoyed our stay, the hotel was everything we needed. Staff were very helpful and attentive. Great location for the casino and all the designer shops. We would stay there again in the future.

the location of the hotel the access to the hotel is difficult,the parking is 400 meters away,the lighting in the room could be improvedby separating the bathroom lights switches.the bed matresses should be changed as they are deformed already.

Not really sure! We thought it was a three or four star hotel. It was a two star at best! I could not say anything good about this hotel. Room smelled of cigarettes even though we were on the non smoking level. Loud, noisy room. Hard mattress. The maid threw away my wife's facial wipes. We've never had that happen in all our experience in hotels. We could not believe it.
Good location, suite was comfortable and generous, breakfast setting on roof was excellent with the view, good access to shops, restaraunts and waterfront (short walk of 200 metres) Noisy location as on main Piazza and next to Casino, car parking for unloading was a challenge, but good help from hotel staff, carparking is in a garage some distance from the hotel - but was available and good help from the staff, breakfast choice was a a little disappointing,

Staff were very friendly and happy to help us with our dismal Italian and speak English for us. Sadly the weather meant we couldn't use the pool, but that wasn't the hotel's fault!!
Room comfortable and clean. Ok size and nice balcony. Great pool and gardens. Not too far from town. Free wifi. Has an arrangement with private beach club close by. But was very busy and more basic than some.

Your staff is excellent,. The atmossphere at the hotel is very friendly, I felt right at home. I loved it so much so I made a reservation for the enxt year. Noise at 7 am or so garbage pick up. I presume not all rooms have that but mine did

We enjoyed breakfast at the pool. The pool was also very quiet and relaxed. The expensive view to the see was mainly covered by beatiful and tall palm trees.
Location near a clean sandy beach (5 minutes' walk) with reserved spaces on the beach for hotel guests, but also near enough to the city centre to be able to walk to the shops and tourist sites (20 - 30 minutes). Secure car parking available at a reasonable price. Free internet use. Clean swimming pool. Boring breakfast, with menu unchanged for the whole week - cold food only.

This hotel was quite old and would have been splendid in it's day, it seemed rather eccentric but in a nice way, so if you like something a little bit out of the ordinary and not a big chain hotel then I would happily recommend this property. The front desk staff were lovely and upgraded us to a sea view room. The bathroom was large and well equipped. We enjoyed our night here.

This Hotel gave us the impression of Luxury and Class. It was very reasonably price for such a wonderful Hotel. I would stay there again. I loved that it was close to the beach. The only sad thing was the really awesome looking pool was not open yet.
Friendly staff, nice pool area, close to San Remo centre, free internet, nice breakfast buffet if you arrive before 9 AM We were traveling with two teenage children and had a confirmed reservation for two rooms next to each other. On arrival we were presented with rooms on different floors. The staff were helpful and found us rooms on the same floor, but not next to each other for the first night. Next morning we were given two adjacent rooms. Thus we saw four different rooms, and the standard was wideranging, to say the least. One of the rooms on the first night smelled very bad, and we would have left the hotel if the staff had not found us new rooms, which were fine for the price. The hotel was in general a bit run down. We were informed that use of deck chairs at the pools were 7 euro per person, but the hotel never charged us.

The studio was much bigger than a hotel room for the same price. The sleeping area was separated from the kitchen/diner area, and the kitchen was fantastically equipped. The studio was cleaned every day and all the staff were friendly and helpful. Our room was on the ground floor near the reception area so it was noisy and we could hear conversations of the guests coming in or out of the hotel. If I were to stay again, I would pay more and get rooms at the front of the hotel, as our 'monolocale' was rather dark in comparison. The other small negative thing was that the towels had the consistency of tea towels, but this was outweighed by all the positive things about the hotel, and it was great value for money.

Very friendly staff, and excellent location in San Remo.
The staff were friendly, helpful and very knowledgeable about the local area and services. The complex seemed very secure due to unobtrusive security gates, shutters etc. The rooms were nicely designed and well equipped. There was an above average range of crockery, cooking utensils etc. in the kitchen, which allowed us to comfortably prepare breakfasts and the occasional lunch. The one downside of my room was that there was no sea view but I knew this at the time of booking, so I certainly can't complain.

We had a magnificent view of the sea. The room was very clean. The staff was nice (for instance, on our arrival, we crossed the cleaning lady in the corridor, she asked us our room number, and directed us to it with a big smile.. Just like that without us even asking).

Location is good very close to San Remo,and very well indicated on the road what make it very easy to find Room was really dirty, had to ask to repaint the wall, change the WC what they did after asking several times..., but the mattress was as well really dirty what was more than disgusting. Breakfast was fair but as well the restaurant was dirty...

Hotel staff was not very attentive. Rooms are rather poor equiped, the furniture is old, air conditioning is poor too. It is very strange that this hotel is 4-stars.
the staff was generally helpful. The hotel is not nearly as close to central city as advertised. It is a 20 minute trek, and if you are trying to do it at night...forget it. You will have to take a taxi. The hotel also advertises a shuttle to and from center city, yet this shuttle operates for less than 4 hours a day!!
The hotel is old and has very old furbishing. I was expecting more luxury from a 4 star hotel based in San Remo.

The location in the ligurian hills is nice but it is a bit cumbersome to reach. Plenty of parking in the garage and a gorgeous pool.

Good restaurant - Beautyfull surrounding - spacious room with cooking facilities Very bad bed - was like sleeping in a camper. When we entered the room I had to kill two big creeping insects first (ugly beasts). My wife was afraid entering the room further and did check the beds first (she was afraid of fiding more insects).

A wonderful mountain view in lovely surroundings with a peaceful atmosphere! ...... the long....narrow...nerve wrecking drive up and down the mountain to get there and back.

Actually nothing and moved to another hotel for 2 days! I wouldn't describe this hotel as a 4 star hotel more as self catered apartments and the building doesn't appear fully finished! The so called bar is situated by reception and has no ambience with only 2 seats. The food in the restaurant was poor at best and despite staying half board decided to eat elsewhere. Even breakfast failed to be provided with any degree of quality and cold coffee!
Location and modern features Hot water did not last more than 10 minutes. This does clearly makes the hotel over rated – not four stars. The hotel staff knew of this issue, and stated that a new central hot water system would come in November.
