The staff was great! I really appreciate having the internet access. I would say the room cleaners were average - they tended to leave old glasses and dishes there. I would have loved to have a gym at the hotel and would love to have inroom internet service.

Everything was amazing. It was the most comfortable hotel in our three week stay around Italy. Food from hotel was exquisite with wonderful fresh local produce. It was a great place to dine for a special occasion or even just a relaxed evening meal. Staff were so helpful. We had an amazing view of the Umbrian countryside from our balcony.
Beautiful, newer building built in classic style. Nice grounds. Nice location in the country but close to Montefalco and other small towns. We upgraded our classic room for a room that was a bit fancier, but more importantly, had a perfect view of the Umbrian countryside. Nice folks and beautiful place. Andrea, their concierge, is Four Seasons caliber. He is attentive, happy to help, and knows everything about the local area.
A luxurious hotel in beautiful surroundings.
Relaxing by the pool, lovely sunset from our balcony, beautiful decoration in bedrooms and public areas, huge bathrooms with high-pressure showers and lovely bath, quiet surroundings, driving through the countryside to the towns of Montefalco, Spoleto and Todi. Lovely staff and friendly pet dog!
Our stay at the Villa was top-notch in all respects: The staff was professonal, gracious and helpful; the room and grounds were relaxing and beautiful; the meals (both the food and the settings) were wonderful. We felt the Villa offered a very good value for the money. In fact, while the main intent of our vacation was to visit Tuscany, we came back to Umbria (and the Villa) on our return to Rome because of our positive experience. There was not one thing we did not like nor can we offer any suggestions for improvement.

Very modern decor with luxurious bathroom. The bed and pillow was very comfortable. Rooms were quiet and well sound proof with good air conditioning system through out. The complimentary minibar was a real treat and delight. I've been to a lot of hotels in Europe, and this is one of the best stays - in terms of value for money and comfort. Breakfast was a little simple. Could do with a bit more hot food.

A modern hotel situated near the highway in an urban area of Foligno. Easy to find and to park the car. Very good standard at the room. Clean and calm. As a hotelguest you have 10 % discount in the nice restaurant next door. A perfect base when doing own day-trips in the very nice surroundings. Don´t miss Montefalco!

The location was beautiful, as was the pool. The room was large with a nice bathroom. Breakfast was nice as well....a good selection...from cheeses to pastries the staff was a little cold...when we asked for extra towels, they told us we had to wait for the end of the day to see if they had any left.
The hotel is modern, clean and spacious, set within well kept gardens. Our room was large, as was the bathroom, and the balcony had a good view of the gardens to the back. The staff were welcoming and helpful. The hotel is in a good location for visiting Asissi, and Spello, both beautiful hillside towns. The hotel is a little hard to find as the satnav doesn't recognise the road, but we were helped by a friendly local.
The staff were warm and welcoming and also extremely helpful. The pool was huge, and at times had it all to ourselves. I thought the traffic from the nearby main road would bother me, but I did not notice after a very short time. Its proximaty to any decent restaurants outside the hotel. Foligno town centre is quite a walk. A poolside bar might have been helpful. But these were only slight misgivings.

The Delfina Palace has very large rooms at very reasonable rates. The hotel is just outside Foligno and set in the middle of a very large garden. It has very easy access to the motorway that gives you quick access to the amazingly beautiful Umbrian countryside. Make sure you have a car or some other way of getting around as there is not much within a short walking distance from the Hotel.

The hotel staff was extremely helpful. We needed to contact local relatives and they placed the call for us. We needed to change a reservation at another hotel and they called for us and made the change. The directions to the hotel are inadequate. The signage could be improved.

Clean hotel with helpful staff and good food in restaurant. Perugia is perfect central spot to explorer umbria. This hotel is right next to the main road interchanges so provides quick access to getting out and about if your planning to drive/explore the area. The noise from nearby road. Restaurant can be shut (but dont let it put you off - there's good (underground) pizzeria within 5 mins walk).
Friendly service with a willingness to please. We had an enjoyable and unforgettable dinner experience in the hotel. Close to the motorway without noise problems. We stayed in the off-season and got excellent value for money!

Location could not be bettter once you find it! Up the road and across from a big blue P (Parking sign). The hotel needs a bigger sign. Spello is now my favorite town, Roman Arch's (4) and medevial streets, you just walk around in awe. Our best meal was at Il Bruschetta.
The staff were excellent. The location was perfect to explore Spello and surrounding Umbria. Parking Was provided next to the hotel, which is a real bonus. It was perfectly clean and appointed, but a bit shabby for a 4 star...

I liked the fact that while we were out for dinner in the evening the towels had been changed and there were a couple of chocolates on the bed! Nice attention to detail. We loved the view from our top floor room. Best was the frescoed lounge. The furniture in the room was a bit dull considering the age of the building. A few antique pieces would have been more in keeping with the character of the rest of the hotel. This is only a minor point. The overall impression was great.

We were upgraded to a superb room, furnished with antiques, with windows giving wonderful views of the countryside and the gardens. The staff were excellent and this hotel was a very comfortable base for exploring Umbria. Nothing at all, except that we had to go home!

We liked the ambiance of the hotel, the rooms and furnishings. We also liked the very helpful and welcoming staff. Some of the facilities need upgrading, for example, the shower and TV in our room were not 4 star hotel standard. Also there were flower arrangements on the breakfast tables which were clearly wilting and dead.

Very little The 1st room was noisey and had defective electrics. 2 attempts were made to overcharge a dinner. The staff was overbearing. The bread and rolls on the last day was stale. In short, not worth the money!
The building being a reall villa turned into a small hotel, the family atmosphere and its mountain-high location, off the beaten track. The only disappointing feature in the room was the poor plumbing as far as the shower head is concerend. The water does not run smoothly and it seems that a small cleaning job of the shwer head could easily fix the problem. Loved everything else about the place.

The hotel itself is lovely and has a great view. The rooms were very disappointing and did not match the price - nor the 4 star rating. Shower was bad. The decor in our room looked like something from a horror movie. Lots of tour groups in and out so be prepared to be awakened around 6:00 am every morning. Also, if you want any breakfast you better make sure you beat the tour groups to the dining room. If you don't - no great loss.
Be carefull to book an apartment, it is not in or close to the hotel !!! it's outside spello and located between the motorway and an other heavily used street! (to be fair: the apartment house itself is very nice)

An excellent location with comfortable bedroom. Staff were helpful and friendly. The swimming pool needed a clean, and the outside areas could benefit from some attention, eg broken sunbeds etc. The view from our room was not quite as described - we looked out onto a plain brick terrace.
Location is excellent in town of Spello in Italian Countryside. It is a small hilltop town and very interesting. The main reason for our visit was to have dinner at the Michelin Restaurant that evening but when we arrived we were told that the restaurant was closed that night and we only have the option of the Bistro which was still OK. If you specifically want to dine at the restaurant check that it will be open during your stay. Michelin Restaurant that we booked online thru your website, which was the main reason for our visit, was not open on the day we were there.You should check which days it is open and have that info on your website.
Just about everything. In particular the dining was fabulous, and the small deck on the room looking across the valley superb!
Location and room. As a resident guest extremely surprized to be denied dinner. Also wanted early breakfast at 7.30 am but was denied entry until later because of Japanese group taking the place over. Given no help in finding dinner although it proved easy. Flush on toilet/cistern faulty.

Great place for rest and enjoying the nature, ideal starting point for exploring not only Assisi but other Umbrian towns (Perugia, Terni, Gubbio, Lago Trasimeno… could be reached in half an hour or at most in an hour by car). It’s really beautiful resort, with nice hotel and stylish cottages. Nice swimming pool, but without stairs to go in/out – very inconvenient. The hotel is not easy to find. There were no signs directing you to the hotel if you coming from St. Maria degli Angeli.

The reception staff very helpful, clean, beautiful setting, views of assisi etc They said restaurant was fully booked so we had to dine in the breakfast room, the hotel was described as a resort hotel and yet there hardly seemed to be anyone in the hotel at all, we only saw about 8 other people the whole time, and the things offered in brochure all seemed to be shut.
the hotel is brand new resort facility with nice, spacious room and breakfast is outstanding with fresh squeezed orange juice and exquisite espresso machine. even though it was high season, it was good deal for the money

The place of the hotel is quite pleasant notwithstanding some details of an industrial landscape around. The design is rather stylish, a nice combination of rustic and modern styles. Overall nice impression and a good rest. The kitchen in the restaurant is simple but fine. stayed only one day visiting Assisi.To my opinion the territory is rather big and it would be nice to animate it somehow, otherwise the place looks deserted. The personnel behaves a little bit arrogant and seems to be enjoying the place of their job, not catering to guests. And their uniform looks three stars and business hotel which does not correspond to the implied atmosphere of the place... Generally the hotel is just new and it might take time to orchestrate the work of everything. Would be nice to provide a shuttle bus service once a day (go and back ) at least to St. Maria Novella from where it is easier to get a connection to Assisi case there are some travellers who wish to go around and they are without a car.
The location was stunning and so peaceful. We had a beautiful villa, not a single room, in amongst the vinyard with views of the hills and Assisi. It was wonderfully bucolic yet so convenient for touring Umbria. The resort manager was excellent - friendly, professional and generous. However, some of his stylish and rather gorgeous reception staff (initially at least) appeared aloof/unfriendly/unhelpful. Check in was a terse, "cold" and un-Italian affair. Our encounters "warmed" somewhat over the 8 days we were there but we never felt like "valued customers". This was not the case in the Restaurant or elsewhere around the resort - where staff blended professionalism with warmth and hospitality - where we flet welcome.
Excellent coutnry location outside of the town of Assisi but with a beautiful view of Assisi. Well furnished new resort hotel with good facilities.

Michael, our host, was the most friendly, amazing innkeeper we have ever met. He truly loves the area and it shows in the pride he takes in his property and in serving his guests. The rooms were large, and lovely and immaculately clean. Michael and his B & B will always be one of the most special memories we have of our trip to Italy. He treated me like a brother. We regret that we couldn't stay longer than three days. We will definitely be back!

This an extremely comfortable hotel where the suites consist of bedroom, bathroom and living room. Our room had a balcony overlooking Bevagna. It has full modern facilities, lovely pool and spa. Michael, the owner, is charming and extremely helpful and always on hand. Highly recommended!
After getting lost a few times and arriving late in the afternoon a little stressed, only to find I had booked the wrong days, the lovely owner, Michael, showed us to a huge apartment with wonderful views of the countryside. Then he came to the door in the morning smiling with a complimentary basket of hot croissants. An afternoon in the brand new spa and sauna was so relaxing. Wonderful!

The rpg is managed by a family that is very hospitable and friendly. Our room (for three) was good value (bedroom plus living room with fold out sofa bed) and had character (high ceilings, wood beams, four poster bed, etc.). The residence is just a ten minute walk from the main square of Bevagna, a charming town in Central Umbria.
Staff very friendly, great place to relax. Bevagna 5 minutes walk with great restaurants and food. Good location to explore the area.
The peace and quiet
The villa has an excellent location in a very small village in the Umbrian countryside. The view was astonishing. There is a very friendly staff. You arrive here in a familiar atmosphere. The breakfast was OK. Nice swimming pool. The kitchenette was equipped rather poor. The restaurant was not open every day. Overall we rate the villa Selva very well.

We enjoyed the personal family touch and wonderful service and the food was fantastic. The breakfast and dinner setting amongst the pine trees looking onto the olive orchard and vineyards was amazing. We discovered that the family y is now into it's 25th generation running the property which was very impressive.
