Pros: Staff were really helpful and not pushing for trips to make money. Room was perfect , very comfortable and homely ,didn't want to leave. Personal half day trip with Mi was great to the villages. Breakfast didn't look much but was really special. Homemade yogurt and banana pancakes with honey were amazing. Free bottle of wine is a nice touch and was very drinkable . Restaurant recommendation was very good . It sounded like a pizza place but was much more than that. ( beware some portions were huge but food quality excellent)
Cons: Some building work evident within view from your room so people should be aware, but it would not stop me booking this excellent hotel . A little expensive compared to other hotels but totally worth the extra money. I would definately book this hotel when I return here.

They made us feel as though we were the only guests. The excellent (included) breakfast offered a wide range of options and some a la carte dishes. 8.8 Excellent
Pros: Great location, decent breakfast, nice laundry service (smells great!) but more than anything - everything said about Ms. Ha is absolutely correct - she is so far the most kind, attentive, helpful and caring person we have met in all of Vietnam. She truly wanted us to feel at home and enjoy sapa as much as possible! Thank you again Ms. Ha!
Cons: construction noises outside of the hotel. But this is a problem pretty much in all of sapa... The mattresses are pretty hard/stiff for our taste.

Pros: The staff was really nice. They kept our luggage while we were trekking. Really good breakfast from menu as your wish They give nice cup of coffee after check in
Cons: There was noise from the construction site nearby. There is no lift so we had to climb with out luggage to the 5th floor. The floor could be more clean. Room is pretty small but enough for a couple. Water flow was weak.

10.0 Excellent
Pros: Staff are really nice. The rooms are fantastic. Great view too
9.6 Excellent
Pros: The service was amazing
10.0 Excellent
Pros: We loved everything about our overnight stay here. Sometimes hotels claim to be 4 Stars and do not live up to the standard but this one does! The service was impeccable from the moment we walked in—especially considering we were very dirty looking from 3 days of trekking in the rain and on muddy paths. We arrived around noon and they let us check in early to our family room. We enjoyed the complimentary afternoon tea and my teenaged kids enjoyed the pool table in the restaurant’s bar area. We ate lunch out in town but came back to the hotel for dinner. The presentation of the entrees was beautiful! The hotel room had nearly anything you could need and was tastefully decorated with elements of local ethnic culture including indigo dyed hemp fabrics with batik and embroidery and stunning photograph portraits of hilltribes ethnic women in the room. Breakfast here was by far some of the best breakfast we’ve had in our many hotel stays throughout Asia in the past 6 years of living in Asia. Do not skip the breakfast here! We were taking the night train back to Hanoi and the staff were kind enough to store our luggage, invite us back for the late afternoon tea time (even though we were no longer officially guests of the hotel) and offered us a room to use to shower and change before heading to the train station. They arranged a 7-seater private car to take us back to the train station and the price was not inflated—it was the same going rate charged in town for a private car. This boutique hotel has really worked hard to win its customers over and ensure we have a great stay. I’m glad we chose a boutique hotel for our 1-night here.
Cons: I loved some of their ‘green’ touches such as newspaper in the waste baskets and filtered tap water in glass bottles in the room instead of the waste of so much single-use plastic. This isn’t a “negative” because we loved our stay but I’d love to see the restaurant not put plastic straws in my cocktail drink unless I ask for a straw. And consider switching to paper or washable/reusable bamboo straws in the restaurant. I do commend them for all the other efforts to be more sustainable. Its noticeable and appreciated by conscientious travelers. Thank you!
9.2 Excellent
Pros: Staff are very friendly, clean hotel service is excellent
Cons: I bit far from the city centre
10.0 Excellent
Pros: Very stylish and well finished. The staff were amazing. Great service
Cons: The family room worked very well for us. The staff also let us use their showers to change after our trek in the mountain even though we had already checked out. The service and hospitality was amazing.
9.2 Excellent
Pros: Beautiful decor. Wonderful staff. A really smart but relaxing hotel.
8.0 Excellent
Pros: Staff and location
Cons: Cold&hot bath not cotrol

Pros: The staff were absolutely eager to please, and took care of every request we had. The views were phenomenal, and the rooms were very comfortable. The staff gave excellent recommendations for local things to see and do. The included breakfast was great, too.
Cons: The view from room 301 was literally just the building next door, which was a shame because the views were the main reason I booked here. That being said, the other three rooms we booked had views that were really beyond compare.
9.6 Excellent
Pros: Very nice hotel, very friendly staff! They gave us our room already in the morning when we arrived after the night train without extra charge.
8.8 Excellent
Pros: The Staff was incredibly friendly. We went with a group of friends to participate with the vietnam mountain marathon and they did everything to make us feel more comfortable. The views from the room was beautiful, the room was really big. In front of the hotel they had an excellent massage place that gives hotel customers 10% discount.
Cons: The price was a little bit on the high side but it was high season/event so that’s the only minus.
8.8 Excellent
Pros: This hotel had a good location central to the downtown area. I was not to happy with the open plan bathrooms and ideally should have booked a better room (not a superior). But overall good value for money. Great massage parlour directly opposite the hotel as well.
9.2 Excellent
Pros: Clean and we got upgrade to a more spacious room.
Cons: It is on a slight slope room.
9.6 Excellent
Pros: The hotel is very nice, clean and comfortable with everything you need in the room. WiFi is good and you get a simple buffet breakfast at the hotel next door. Staff are very kind and helpful and will assist you with anything you need. The hotel allowed me to keep my bags there overnight while on a trek which was very handy.
Cons: N/A
10.0 Excellent
Pros: we stayed for 3 nights- everything was great.
8.8 Excellent
Pros: Staff were extremely friendly and attentive. Breakfast was great and location was very convienient - just 5 min walk away from the main square.
Cons: Though clean, some of the towels in the room appeared discoloured (slightly brownish). It would have been nice if the hotel was able to assist in booking transportation out of Sapa. Lastly, wifi is not the most consistent in the room, if that is something you need.

Cons: Everything was perfect ... perhaps even better when the bumpy road is completely fixed.
9.6 Excellent
Pros: We stayed here for 4 nights and we were made to feel very welcome from the moment we arrived. The staff were lovely, very polite, friendly and attentive, nothing was too much trouble. We loved the food, there was nothing processed, it was all freshly prepared in the kitchen using local fresh produce. Breakfast was really good too, you could order as many different items from the menu as you wanted, the coffee was also very nice. The beds were comfortable and at night they would arrange the mosquito nets and fill the room with a fragrance of your choice. All in all we loved this place and we would definitely return.
Cons: The rooms were a little small with not much room to hang your clothes but don't let this minor detail put you off!!

Cons: Nothing really.
7.5 Good
Pros: The location is nice and beautiful but most of the harvest was already done by the time we were there (mid september), so we were not able to enjoy the picturesque rice terraces. Breakfast was very good. Staff were friendly and nice.
Cons: The hotel is located an hour from Sa Pa town and the ride is extremely bumpy and uncomfortable which will make you tired. It was very hot there even though it is a mountainous region and the air conditioner only barely works. night time is ok however the day can get somewhat uncomfortable. For the amount of money they charge, we would expect stronger air conditioning. There is no wifi in the rooms. Overall we felt that the hotel was over priced for what they offer and there were much nicer hotels in Sa Pa town itself for much less money.

The toiletries provided are below the standards provided in normal homestays

Pros: - View toward to Sapa town is so great; - Room is so tidy and clean; - Staff of Saparis hotel is friendly and hospitable; - Reasonable price!
Cons: - Adjust warm water in bathroom is difficult!
6.3 Good
Pros: Staff is nice and helpful
Cons: Bugs and worms in the room, shower is leaking to the bathroom floor, towels are worn out, toilet won’t flush, breakfast is very basic... River view is ok, but it’s not as nice as in the picture, I’d go for a different hotel with Mountain View.

Pros: It was perfect! The view, the room, their hospitality! And the food! So many great things, if one visit sapa they should be definitely staying at Sapa Clay House
Cons: It’s a bit expensive, that’s all. As long as you expect it! If you do need to go back to Hanoi with their limousine service pick the morning ride, the afternoon one can be a bit tiring.
9.0 Excellent
Pros: The staff was exceptionally friendly, helpful and obliging. They arranged a trekking tour and a trip to a waterfall. The food was very delicious and freshly cooked. Highly recommended is the cooking class in the hotel‘s kitchen. The location is a few km outside of Sa Pa which makes it even nicer because it’s more calm and you are in the middle of nature.
Cons: Unfortunately, there were constructions going on during our stay. The Spa area and infinity pool were fixed. The owners have 4 dogs which might be of discomfort for some people.
10.0 Excellent
Pros: I’m honestly tempted to say everything. Our stay at Sapa Clay House was simply incredible. The view was breathtaking, the room was wonderfully decorated, the activities offered were well put together and so much fun, and the staff were some of the kindest people I’ve met. Oh and the food was delicious! To say we enjoyed our time in Sapa is an understatement. We stayed for two nights and were able to do both the Trek and the market tour with the cooking class. The Trek was a lovely way to spend the day and really allowed us to see village life. The cooking class was lots of fun and they even gave us the recipes when we left so we can make the food when we get home! I can’t recommend this place enough. If you’re considering it for your time in Sapa, stop considering and just book it! You won’t be disappointed. Be sure to talk to Linh and Hii and the rest of the staff during your stay. They are so genuine and kind and shared so much with us about Vietnam.
10.0 Excellent
Pros: The food was fantastic . I travel the world for busniess and this is the most unique and wonderful stay I have ever had. The staff was perfect as were the rooms and food.
Cons: Everything was perfect, there was nothing I did not like
10.0 Excellent
Pros: It was a exceptional experience to spend 3 days in the Sapa Clay House during our time in Northern Vietnam. The hotel is located in a quiet area outside chaotic Sapa town, above the valley with stunning views over rice terraces, the river and the endless forest. The personal warmly welcomes us and created a neing-at-home feeling immediately. The rooms are spacious with marvellous panorama, lovely details and a big bathroom with standalone wooden bathtub and separate shower. While taking a bath you can again enjoy the great views to the green valley. The restaurant offers a good variety of local meals, prepared with freshest ingredients in an open kitchen. Cooking class is also offered, after having the experience to join the chef on his tour to the local market and buy the fresh ingredients together. For tours, hikes and other activities the team helps to plan and organise guides from local tribes. In summary, our stay in the Sapa Clay House was beyond the expectations and we hope to come back any time.
8.8 Excellent
Pros: The view was fantastic and almost out of the world. The room was clean and beautifully decorated. The breakfast was really good!! The best chicken noodle soup we’ve ever had!
Cons: They give out an information sheet which states fines the guests might get inflicted for their unusual policies, which made us feel a bit uncomfortable. But maybe that’s why they call themselves a ‘house’, not hotel. Other than that, everything was pleasant.
9.6 Excellent
Pros: Everything is wonderful.❤️❤️❤️
10.0 Excellent
Pros: View was out of this world! Incredibly friendly and helpful staff with a wealth of information to share and easy to arrange activities for each day. Fantastic food :-)
6.0 Good
Pros: Fantastic service, amazing view and facilities.
Cons: Decided to build a pool and had workers make noise around the clock. We had very few privacy since workers were around the room at all times. This should’ve been mentioned before booking the room.

4.5 Okay
Pros: The staff was friendly and the hotel was located near the bus station.
Cons: The sheets were dirty every day and in the morning you have to search to find a clean cup for breakfast. But the worst thing and that‘s why I am assessing here is what we saw at the end waiting for our bus. The glasses for the welcome tea for new guests were not cleaned after usage. The employee just put it back to the existing glasses. We saw this twice in one hour. So I don‘t know how many people drink out of the same glass. But beyond the fact that this is really disgusting, this can actually SPREAD DISEASES!
7.5 Good
Pros: The staff is friendly and the woman at the desk speaks very good English. The first day we had breakfast was in the form of a buffet; we did not like that much because there were fruit flies everywhere. The second day we had breakfast in the form of a la carts and that was delicious! We could choose many Vietnamese and non-Vietnamese food from the menu. The location is in the new centre of Sapa and near the lake. They also lent us some rain boots for the Sapa Trekking for free.
Cons: We did not have clean bed sheets, nor clean towels. There were weird brown stains on it. Also, they were constructing next door in which you could hear the drill very early in the morning. We could see it outside our window. Not convenient when you try to sleep in the morning and not want wake up at 6:00 am.
9.6 Excellent
Pros: Great customer service

9.6 Excellent
Pros: Great central location, staff lovely & helpful. Family room huge with nice bathrooms.
7.9 Good
Pros: The property is located midway up a lane with stone paved stairs, bit difficult when lugging a suitcase. The owner did carry my luggage down when I left. It’s quite a picturesque lane with massage and spa facilities on either side. The room had a lovely balcony with a view over rooftops ,the room itself was comfortable and tastefully furnished. Warning the shower is instantly very hot had to leap out before I was scolded! The breakfast was very generous with lots of variety on the whole it was a nice place to spend a few nights.
Cons: Nothing negative to say about the establishment.
6.3 Good
Pros: The bed was big and comfortable.
Cons: One of the switch of the lights in the room was loose and the light stopped working from Day1 of our stay. We informed the staff to resolve this issue and they said they would but eventually did not do any thing about it. As a result our room was pretty dark during our stay. A lot of times there was no one at the reception and we had to wait for someone to turn up so that we could talk to the staff.
9.2 Excellent
Pros: the staff is great. the service was excellent. they have lots of experience and know what guests need. they helped us booking and arrange private and group tours. breakfast was good. we also tried their restaurant and it was nice. we had massages in the room after long days walking and it was a good decision. the rooms are large and clean. location was good
Cons: only drawback is that there is no lift. but they help with luggage and honestly it wasnt a big problem for us
9.2 Excellent
Pros: Its a very nice hotel the owner cares for her clients.she helps you . the only problem is they were constructions everywhere that wakes you up at 6am and it was hard to find the hotel because you have to take the stairs to see it they should put the name on the street.but generally its a very nice hotel, location is in the middle of coty center very clean feel like home staff and owner are very nice.
Cons: If it wasnt for the constructions near the hotel it would have been excellent.
7.5 Good
Cons: Meals were not that great. And They serve the same breakfast and dinner on the 2 days we were there.
10.0 Excellent
Pros: We've had a fantastic stay at Anise. Off the main road, relatively quiet with a lovely mountain view. The room was very clean. Absolutely nothing to complain about!

4.2 Okay
Pros: It just takes 5 minutes walking to the center of city.
Cons: The restroom and the floor was so dirty. It did not have hot water to shower. I told them help me clean my room but they did not until I complained them again. The servise was bad.
7.9 Good
Pros: if u can give us room with balcony next time . ...::))
7.0 Good
Pros: Very good location in the city centre. Room was old, but clean. Good breakfast. Possibility to rent a motorbike.
Cons: Older room, not so nice view through the window.
4.8 Okay
Pros: This hotel does a fairly decent job of managing individuals and groups beginning and ending tours in the area.
Cons: Breakfast was not very good. Bed was uncomfortable. Construction noise early morning to late evening but this is Sapa in general right now. Close to the center of town is about the only highlight. Many other choices in the area. This hotel is good for one night only to get your bearings in Sapa and move on to another place
3.8 Mediocre
Cons: Not recommended!!, There were renovations close to the hotel, we were not informed about it, nor did they help and were very not nice to our request to look for another room for us ,farther from the noise (there was still noise), the breakfast is poor and very mediocre, the staff is not nice and not trying to help, in the shower everything is clogged and the whole room Fill with water. The room service made noise all morning. Very bad experience .. zero value for money
8.8 Excellent
Pros: the superior room on 6th floor was very good; comfortable bed, very clean, modern , excellent mountain view from balcony. There was a storage room for our suitcases while we spent a night trekking. I do not understand why there were so many negative complaints about this hotel on Trip Advisor! They must be very fussy travellers and should not have booked into this hotel knowing it is moderate budget rated. For our purposes it was just fine....and we are well above average backpacking age and have travelled extensively.
Cons: breakfast was adequate. some nice fruit. but took long time to provide boiled egg, and also omelette
3.8 Mediocre
Pros: The location... And that's it!
Cons: To be honest there wasn't nothing apart from the location that we liked. Let's start with the cleanliness, everything was so dirty and worn. The bathtub was dirty and there was mold on a dirty sticker sticked on the wall of the bathtub, the bed sheets were so dirty that we had to ask the staff to change them several times, all of them were stained. The towels were stained as well. We asked for an early check-in, but the room they gave us didn't have a proper window, which was completely different from the online pictures. We had to change rooms, meaning we had to wait for several hours more. The water pressure was also an issue. The breakfast was poor and there weren't many options for westerners. It was a really bad experience, after one night there we had to change to a different hotel room.
6.3 Good
Cons: There was construction on the floor
