Pros: Great location and the staff were very friendly and helpful. They were also very accommodating for our baby and cooked up a super breakfast for all 3 of us.
Cons: The only downfall was that the curtains in the room were rather thin which meant that because we are in the British summer, the sun from 5am was so bright that we were all awake much earlier than usual.

Pros: My second visit in as many weeks! A very warm welcome from owners Andy and Sue. Room was clean and comfortable, with plenty of towels and toiletries in the shower room. Because I needed to be at Brands Hatch early morning, an excellent breakfast was served early as requested. Sue was able to book a local restaurant for an evening meal for me, with 40% discount too! Thank you.

Pros: My room was very charming and it was obvious that my host enjoyed decorating her own rooms as well as the guest rooms. The outlook from my room was delightful across the small village green. And being spring, all the flowers and wisteria were in bloom. Breakfast was so well prepared with many choices. I easily parked my car in the pub across the road, and ate dinner there as well - using a free drink voucher provided by the Old Manor House - lovely menu there and reasonable.

Pros: This was probably the best B&B I have ever stayed at (from a great many of them). The "studio" is located in a magnificent countryside setting and the owner has thought of every possible B&B requirement that a guest could have. The breakfast provided was full of fresh, home made or local produce. Simply outstanding!

Pros: An exceptional property and facilities - what a very pleasant surprise. The breakfast was really fantastic, although I think I probably needed another guest to get through it, as there was so much of it. a high standard of fitments and fixtures and the bed was very comfy. I'd definitely recommend this property for all weary travellers.

Cons: It was an exceptionally hot day and our top floor room was very warm. A fan at least would be a great addition. Our host had said the swimming pool "would be freezing" so we showered for dinner, but when we felt the water on the way out that night it was actually fine, so it would have been great to have had a swim.

Pros: The hotel is beautifully looked after, one of the best I have seen anywhere in my travels. The location is perfect walking distance from Reigate but also from the green areas of Reigate Heath. Breakfast was worth getting up for .The gardens are beautiful and peaceful. The owner and his team are superb.

Pros: The room was comfortable and clean, the wifi worked well even on the top floor. The ensuite was a decent size, overall it was a nice room. The traffic noise, though audible, wasn't too loud. It was good to have off road parking. Having Tesco Extra right opposite was useful, the high street was also not far away.
Cons: It seems that if you would like to purchase breakfast this needs to be ordered before you arrive, I asked if I could have some when I got there and was told that there wouldn't be any. The property is on an extremely busy road, in fact the whole surrounding area was just awful for traffic, it's not somewhere I'd like to stay for very long.

Cons: I drove passed it a couple of times, as no signage, but pictures helped locate but maybe a small sign on the front would help? This is not even a spec on how well the experience was though and I don’t take anything away from how it completed a weekend away for us.

Cons: There wasn't a sign outside the property to distinguish it from other houses. When I knocked at front door the host pointed to a small sign which obviously wanted me to go to the side of the house which didn't appear to be very welcoming.

Pros: Our host Sarah and her husband made us feel very welcome and couldn't do enough for us. Breakfast was delicious every day and our room was clean and comfortable. Ample parking and great location for visiting places of interest around the Sevenoaks area. The pub just up the road was also an added bonus. We would thoroughly recommend Knole B&B to all our friends. :)

Pros: The welcome was warm and friendly. The bedrooms were large and comfortable and furnished to a high standard. The wet room shower was excellent and the shower gel provided was a delight. The full English breakfast was delicious and there was a good choice of fresh fruit and cereals. The location is obviously convenient for Knole House, but Ightham Mote and Chartwell (both also National Trust) are close by. We stayed to walk in the local countryside and had a lovely weekend.

Pros: The staff were really nice and welcoming. Tried as hard as they could to help us with our requests. The room was nice and clean , was glad the rooms are soundproof. The pub was busy and noisy during the evening but we could hardly hear it and slept well. If we were in the area we would definitely stay here again.
Cons: Wish there was aircon in the room. It got really warm inside. The cleaners could spare a bit more time on cleaning the shower heads and sinks. There’s no excuse for all that limescale. Little bit of cillit bang or Viakal would do magic! The carpets could do with a clean too. But these observations and didn’t effect our stay.

Pros: I thought the manager was lovely and very accommodating and the waiter was pleasant. Although I had to send my meal back because my lamb was slightly undercooked, the manager was more than happy to resolve it straight away. The manager also opened up for breakfast 30 minutes early due to the fact we had to leave around the time breakfast usually starts. The breakfast itself was cooked perfectly and the breakfast room (the bar area) was nice and cool - just what you need on a red hot day like this. The restaurant area of the property is very stylish and the whole place is very clean.
Cons: When I booked my room I was looking for somewhere special to stay. It was our anniversary and we have 4 boys home from university so really wanted to get away for the night. The property had some very good reviews and looked amazing from what I could tell. I was excited and more than happy to pay the non-refundable £139 for the room. When I arrived at the property I was surprised to find, what looked on the outside, more like a pub on a main road. I had to park on a side street and walk through the bar area to check in. When I was shown to my room I was both gob-smacked and upset. The stairwell did not seem very safe due to the fact a handrail seemed to be missing on the side with the drop, there was a mini-fridge outside my room with bottles of orange in and a sticker saying 50p on the front of it. My room was nice, but had blinds only at the windows, the window were all wide open to let some fresh air in and all I could hear were people talking and cars. When I looked outside my window I found a group of people drinking and smoking. I decided to close the windows and the blinds. That's when I discovered there was no air-conditioning. Instead, a noisy and not very effective plug in desk fan was available. When I booked the room I was led to believe the room would have a bath. I was wrong. The shower was fine but I was really hoping for a bath, plus the water temperature was a little temperamental. The noisy fan had to stay plugged in all night and I still woke up soaking in sweat because I was so hot. The blinds also failed to block the light, so as soon as the sun came up, early in the morning, I was awake. All in all, pleasant staff, pleasant restaurant and bar area and delicious breakfast - but I would not stay again and definitely not if I had to pay £139 again

Cons: On their website it clearly states that Tue-Thu there is dinner offers ie £20.50 for 2 courses and £25.50 for 3. Both the waiter and manager said this wasn't right, waiter was rude, made me feel stupid and said we couldn't have this offer and told me to speak to the manager in the morning. Although the manager was polite he also said this offer was not on and in 20 years noone has mentioned it before. It clearly shows this offer on their website so beware !!

Pros: The Bakery was a real discovery, chosen for its proximity to two National Trust properties - Chartwell and Emmetts Garden, though those are interchangeable with others, and The Bakery itself has its own history as a building. The exterior signing is self-descriptive - Bar - Brasseries - Restaurant - and it is all of these: very agreeable ambience. The room itself - the other vital factor - was very comfortable: big bed, en suite with everything working and in place. It was the hottest day of the year (of any year), but the staff couldn't have been more welcoming. Menu is very good: not 'pub food', but doesn't need to strain itself to be excellent quality, and sufficient. There is no breakfast menu, but any reasonable request will be met to a high standard (includes basic non-meat options).The bar has its own regular clientele, a friendly atmosphere, and there is a 'real' pub across the way, which seems to exist in harmony.
Cons: A fan in the room was the only item lacking... It was just unfortunate, given the high temperature.

Pros: ALL Staff friendly, professional and courteous. On arrival and throughout our stay it was a bit disorganised at Reception as they seemed short of staff, same in the evenings in the Restaurant. That said the food generally lived up to or exceeded expectations, not fine dining (it doesn't claim to be) but very good. My Wife had the Fish and chips on one occasion - excellent so I tried the next day - overcooked. That said well balanced Menu and good Wine List, though prices touching the upper end of the range for what was on offer. Air-conditioning was a god-send as this was a couple on the days when temperatures in the South East touched 38 plusDeg. C

I understand the need to be cost conscious and as a significant portion of the Guests seem to be on business and only at the Hotel at Breakfast and in the evenings it is perhaps reasonable to not have someone at Reception permanently, but a little more readily available.

Cons: Food/restaurant/drinks were a bit pricey although right opposite hotel there is a bakers, kebab shop and a chinese and an indian restaurant.

Pros: We have stayed at the Carpenter Arms quite a few times and the Staff are always accommodating and pleasant. We use the Pub as our first port of call on our way to the Euro Tunnel after traveling from Worcestershire. We would recommend it to anyone.

Cons: The service at breakfast was slow, the food at breakfast was ok but nothing special. In comparison to the meal we had the night before it was sub standard. We all felt like this meal should have been included in the price with the room. If we had stayed for another night none of the group would have paid extra for the breakfast again. We all thought it was quite costly for what we got.

Pros: I had an upgrade. The room was superb, very spacious, clean and well furnished with a lovely view of the Ponds. Breakfast was excellent in quality and efficiently delivered.
Cons: The small breakfast room got very crowded and every time a person on the adjacent table got up, I found myself eating a fine breakfast with a backside a couple of inches from my face. Personal space was seriously compromised, unnecessarily so as there was plenty of room in adjoining eating areas to avoid cramming people in.

We got our tea, juice and toast, which we took to our table, but when we went to plate up our breakfast the food had run out and we had to wait about 10 mins in que for bacon, which we put on our plates in case ran out again along with some beans, then we waited a further 10 mins for the sausages and scrambled egg. Complete disaster as once we returned to our seats, toast and tea was cold. The bacon & beans had also gone cold. Not happy chappies!!

Pros: The hotel overlooks Epsom racecourse, so is handy if you're spending a day at the races. Quite easy to find from the motorway. Free parking, and spacious and safe car park directly outside the hotel. Breakfast was included and was delicious with lots of choice with staff replacing empty serving trays all the time. My room was clean and spacious and had a side view of the racecourse. Beverage facilities were in the room and replenished daily. Bed and pillows were so comfy!
Cons: Odd service at check-in - the woman first told me that she couldn't find my booking, then said I'd already been checked in! I'd taken an overnight flight and had booked the previous night so I could go straight to my room on arrival. Housekeeping were efficient but let themselves down a bit - had to hunt for the tv remote and found it under the bed (thank you to the guy on the front desk who assisted), and my night attire was thrown on the bed like a rag, yet they managed to place all four cushions back on the bed neatly.

Cons: Arrived about 10am and reception desk not staffed, the staff member who took my bag to store had no idea of where the R8 bus went from in Orpington. This is the bus to Charles Darwin house, and this hotel has a large picture of that house beside the reception desk. Also no leaflets in their tourist rack for Charles Darwin House. As I would imagine a large number of their visitors stay to go to Down House, it would be a good thing if staff had indepth knowledge of how to get there! The bed linen was good, but the bed was rather hard.

Cons: Rather funny that the pedal bin in the room didn't have an inner bin or base so items went straight on the carpet! There were no extra pillows even though it stated there was. Unfortunately we didn't realise this until late evening when the pub had closed and we also had to leave early in the morning before the pub was open so couldn't mention this. We are sure this would've been sorted if we'd noticed it earlier.

The room was small and dark and had a very damp smell! There weren't any chairs in the room! One of the staff called Tom made a rude comment saying that the window wasn't made for "the vertically challenged. The restaurant service next morning at breakfast was appalling! We were "greeted" by a very surly Head of Breakfast who, I feel, needed some customer service training! IMy wife was served 1 weetabix which tasted stale. No healthy options seemed to be available. There was no fruit and I didn't see any mention of a vegetarian option. We then waited over 20 minutes for our cooked breakfast and when it arrived my wife was given the wrong order. Her scrambled eggs were poor with a very small portion. Overall there was very little choice of breakfast. We had to ask for butter for our toast and the member of staff looked pained at our request! As the hotel is a pub as well there was noise from the bar and we faced the road and were disturbed in the early hours by heavy traffic noise. We were totally disgusted overall and can say honestly that the best part of being there was leaving the following morning. We will never visit the Leicester Arms again!

Pros: The room was spacious, it was nice to be able to have the windows open at night - as it was on the 1st floor. Comfy beds, looks recently refurbished, very quiet street with plenty of parking outside off road, would imagine it could get busy on weekends in the summer, super close to Sutton High Street and Sutton Station. Very safe and quiet street.
Cons: The washing machine was in use 24/7 I would recommend installing a second washing machine. Breakfast goodies were supplied for us to cook (orange juice/milk/bread/butter/jam/cereal/egg/bacon), great idea! but I think some guests take advantage of this and I could smell bacon being cooked all hours of day and night, needless to say I never saw bacon available in the morning by 9am. While the manager was on site I never mentioned it to him so perhaps he would have offered us additional supplies but maybe there is a way to lock this fridge and only unlock it in the morning? For the communal fridge, one guest labelled a whole shelf - the biggest shelf of 3 just for her things... its an aparthotel with 18 rooms - it seemed very rude to me... we hardly had room to put our 2 small containers. The bathroom was well appointed and super modern and clean but such a tiny shower I am a UK8-10 and I think anyone larger than a UK16 would struggle. Having said everything nothing would stop me staying here again.

Pros: A beautiful old property in a great location with things to do in easy reach. The rooms had very good views looking out across the countryside and were air conditioned which was great in the recent hot weather (one negative was the fact the air conditioning was rather loud). The Rooms were very comfortable and clean and had everything we would expect or require.
Cons: The service though polite and generally ok - with a hotel of this standard and the price we paid I would expect it to be a little better. For example waiting to order drinks at the bar - there was not really a queue but the barman asked us to take a seat and he would come and take our order. After doing so he then returned to the bar and served 3 other people. I would have got my drinks far quicker had I just remained at the bar for 2 more minutes! Breakfast was the same very polite but rather slow.

Pros: Location was absolutely beautiful - the restaurant and outside area has incredible views over a lake and valley. Building itself was fabulous and very grand, and the staff were mostly very helpful. The restaurant for dinner was amazing - in a beautiful part of the building with amazing views and really incredible food.
Cons: Just nitpicking - considering how incredible the restaurant is for an evening meal (really spectacular), the breakfast was a little underwhelming, including the leftover bread from the previous dinner's evening (great bread but a bit stale by morning!). The spa was also not particularly polished considering the price, although treatment was good.

Cons: The standard double room was tiny ,the bathroom was small only had a little shower no bath could of done with air con or bigger fan in room , stayed on the hottest days of year so sleeping was uncomfortable Would def book again but a bigger room .

Pros: Attractive old building in a pretty village, quite close to the M20. It has plenty of parking space.A very helpful young man looking after both the bar and reception. The bar was well stocked with well kept beers. The dining room provided an interesting menu. The fish dish which I selected was excellent.
Cons: I had no particular complaints and will stay here again if I need to be in this area.

Pros: Hotel was fine, however we had to shorten our stay as my partner was unwell (nothing to do with hotel). Staff were very friendly and helpful.
Cons: Only issue was main restaurant menu was reduced significantly due to shortage of chefs (normally 3 - but only 1 available.) Hotel has extensive excellent bar menu - all cooked by same chef. Due to my partners disability we asked if we could eat a bar meal in the main restaurant as bar had very low tables and would be uncomfortable for him. Other guests also asked the same question - we were all told 'your'e not allowed to eat bar meal in main restaurant as determined by the Chef' !! The waitress told us the ordering tills were each dedicated to bar or restaurant menu's only. Why on earth you could not order in bar for a bar meal but served in the restaurant (next to the bar) was beyond all of us. - If restaurant had been fully booked - we could understand, but only 3 tables occupied and only one pre- booked ! The irony of all this is 'the bar meals when served had to come through the main restaurant to the bar anyway !!!! Very strange arrangement and caused frustration - definitely not serving the best interest of the customer!

Cons: Shower room had no rail or hook for towels. This resulted in them being changed every day which was not necessary.

Pros: The room itself is clean and a reasonable size.
Cons: I needed to change the check in date as I was arriving a day later. I rang the hotel three times but the phone was never answered. I sent a message via booking.com and an email. I eventually got a call the day after original check in asking if I wanted the booking as I was a no-show. I had to explain that I tried contacting the hotel by all available means but there was no response. Also the kettle was not working my room, which I reported twice but it was never replaced.

Pros: Clean, air-conditioned room. Friendly (Italian) receptionist at check-in. Plenty of parking. Short walk to the nearest pub, serving good food, wines and beers.
Cons: I didn't have the breakfast on this occasion as I wasn't particularly impressed last time I stayed and at the price paid, which is far too high given the quality, I won't be having it again unless it's included in the price. A shame really as the hotel is very good otherwise and I will be staying in the area regularly on business. If your breakfast chef needs something to benchmark his quality against, send him to the café on London Road, West Kingsdown, opposite Blue Chalet Ind Estate. It's not a posh café by any stretch of the imagination, but the breakfast menu is excellent, freshly cooked, twice the size and served piping hot...….and all at half the price. I would pay your price (reluctantly and only for the sake of convenience), if it was of the same quantity and quality.
