The price and location. Staff was very pleasant at check in, although a bit tricky to understand (slight language barrier)?). Nice to have the little brook running behind the place, very soothing sounds. It was fine for the price. Wasn't expecting much, a few cracks and spots in the wall here and there but nothing that would keep us from staying here again .
Great location, quick check-in, morning coffee, nice window view. Very loud HVAC that switched on/off every 3 minutes has ruined my night's sleep. Radiators on the walls were not operational.
The location was great friendly staff very clean. I loved that there was a out side grill to cook on and table to eat at. Going back on 4th of July weekend and thank the owner for a great place to stay.ðŸ˜Ž Just the scene porch didn't have a pampoo shade so the next cottage beside US had there bedroom there the window so u don't see them in there room but all and all great place thank youðŸ˜Ž
Absolutely fantastic stuff. Such a clean room and heater worked great (big deal in winter). Coffee any time I asked, great location to Loon and Ice Castles. Motel is outdated but mega clean - I think it's more important then a new tv. Pet friendly ABSOLUTELY EVERYHTING WAS GREAT. THANK YOU FOR YUUR HOSPITALITY
On a roaring river! Clean, good shower. Batteries were dead in the remote and I was too tired to walk up and ask for more.

Located right on the pemi river with picnic tables to hang out on, cabin also had screened in area to hang out in.

The beds were extremely comfy and the lady working the front desk was very helpful. The dead bolt for our door had been ripped off the wall, there was a half used roll of toilet paper in our bathroom, water pressure was low in the shower and our room had 2 doors for exit and thought it was rather odd.
I liked the location. Room was clean and they did some updates to the room. Beds were comfortable. Although maid made beds each day and trash was taken out, carpet and floor could have been vacuum due to rainy weather we tracked in some dirt. Fruit flies around Continental breakfast some of the bananas were too ripe.
We reserved a room blindly at the last minute, and we were somewhat confused by the description of "two double beds, two twin beds," but we persevered because it was late and we were eager to get settled for the night. We arrived and were directed to our cabin (!), which was straight out of a horror movie. It was a bit dated and there was nothing fancy about it, but it was clean and there were indeed two twin beds in a single bedroom and two double beds in two other bedrooms. The main building had a lounge and restaurant area that had clearly seen better times, where they served a decent breakfast for free--usual continental motel breakfast plus waffle iron and a couple of hot dishes. The cabin was pretty dated and run down, with an almost antique bathroom and weird living room furniture. The Ritz it is not, but it was definitely an experience.

I loved the location and the fact that there was a microwave and refrigerator in the room. Noisy neighbors, but that's not the hotel's fault.

I liked the fact that it had a pool and a jacuzzi available for use. I liked that it had a pool and jacuzzi however there was not enough ventilation in that area. As soon as you walked in all you smelled was chlorine and our eyes were burning without even putting it head under water.
breakfast!! We had a bunch of hair in one of our beds , it looked clean, but we weren't taking any chances. It was the same persons long black hair all over the inside of the comforter like it hadn't been cleaned...

Location, Gym, tasty breakfast We put our 'do not disturb' sign until 11 am outside of our door.In contrast to other hotels, our room was not cleaned at all after we had removed it.In the evening we found the room as before and nobody would clean it on request.We received towels though

Location was great. The price was good. The room had a weird smell. The bathroom door was hard to open and close (made lots of noise too).
Beds were comfortable and chairs were outstanding. Windows did no open to outside. No ice bucket and husband had to pry refridgerator door open. Won't stay again.
The accommodations are average. The room is dated, with light fixtures that are in need of replacement.
Location was great, you're just outside the touristy bustle of Lincoln, you're ~10 minutes from Franconia Notch State Park and the Franconia Ridge Traverse trailhead. You're on the highway in minutes. Friendly staff. I could flip off the AC and open every window in my room. Good price for the value when travelling on a budget, and the sauna was good too. Room needed a few more power outlets to charge my devices. There were just enough for the fridge, alarm, and a lamp. Wouldn't mind a bigger room next time, felt a little crowded even by myself. Remodeling couldn't hurt.

Beautiful resort in a beautiful location. The weekend we visited, there were a bunch of families (at a conference) who let all their screaming children run amok (probably about 30 children). They were loud, obnoxious, rude, and without any visible supervision. The resort staff did not do anything to alleviate this, which resulted in a poor atmosphere.
Good location relative to where I was working Don't ask for a wake up call. You'll get a gruff "use the alarm clock in the room".
The grounds were very nicely kept. A fire pit with wood was available on the premises which we enjoyed! The gentleman at the front desk was very helpful and recommended an awesome place for dinner. The bed was Very comfortable and the room was very clean.
It was a short stay, with a full day of prep for the Rugby festival and golf and saturday's early start for the rugby. End of stay
The facility is older but well maintained. The owners, Chris and Nancy are on site and hands on. A comfortable visit.

I enjoyed my stay at the Maple Leaf. The family running the grounds clearly cared about their guests and were very accommodating. They were knowledgeable about the immediate area, hospitable, and personable. I would definitely return to this hotel. The interior of the rooms looked a little cheap and dated, though the stay was fairly inexpensive comparable to the surrounding hotels in the area with the same commodities at the time, especially since it was during peak color season in the fall.
The Maple Leaf has very clean rooms. Nice full kitchen. Flat screen T.V. , good cable channels and wifi. Very friendly owners. A very relaxing atmosphere. Great location!
The town of Littleton is a gem, and the centre within walking distance of the motel. Our single queen room was smaller than many other budget motel rooms we have stayed in, but was adequate.
The facilities were very good as we had a kitchen where we could cook for ourselves and make picnics. The supermarket was nearby. We were able to go out for the whole day and return to a nice appartment.
Our room was very clean. The owners (hosts) were friendly and helpful. No complaints at all.

The hotel staff was unfriendly. The only amenity was coffee which was available in an outer vestibule, but there was no decaf. They charged for ice and it was unavailable after hours. The rooms were not clean. They have hot water heat (which is wonderful) but there were layers of dust on the tops of the registers. The rooms have storm doors on them that slam shut. I still have a rather large bruise on my arm from the storm door slamming into me. Over all - I cannot reccommend the Maple Leaf Motel, and would, in fact, reccommend that it not be used.

Understaffed at evening check in / arrival. Lobby was filled with very unhappy, upset and yelling customers. Long wait on line since there was only one person behind the counter and all people on line ahead of me had problems with their reservations and or their rooms were not ready at 8:30 PM. Also kept getting kicked off of the compliamentary wifi.

It's a typical Hampton Inn, so if you've been to one before than you know what you're getting. It's very convenient to get to from I-93. The room was plenty big enough for two (or more) people. The fitness center was small, but in good working order. The pool is on the small side; I believe 5ft deep at the deep end, but also kept up well. Fresh baked cookies in the afternoon/evening (yum) and 24 hour coffee are nice added benefits. While it is right off the highway, it's not within walking distance to downtown Littleton. Littleton's downtown isn't extensive, but the majority of the eateries are located there, while means you'll be driving everywhere, unless you want to eat at Applebee's every night. There are a few other hotels and B&Bs more centrally located to the downtown, but you probably pay for that location, and less consistency. Also worth noting: the continental breakfast is okay, but you learn quickly to pick and choose your items carefully. Steer clear of the greasy stuff. Stick to the waffles, oatmeal, fruit, etc. As others have mentioned, the complementary wifi is pretty slow and unstable (but hey, it's free for HHonors members).
D.I.Y. waffle maker for the included continental breakfast. Blind in the bathroom stuck open giving no privacy. Staff didn't know the opening hours of the only store in town 1 mile away. Décor was tired but clean.

The rooms are not fancy but clean and comfortable enough. The location is fantastic and the little town of Franconia is very cute. The hotel's surrounding gardens are very pretty as well. We had an issue with our wi fi and the staff worked quickly to fix it. The rooms could be updated and more bedding is needed in the colder months.
Nice place, very decent restaurant. Easy walking distance to town. Great location for hiking with several peaks within close driving distance. I'll be staying here next hiking trip.

Owners are wonderful, small restaurant and bar on-site. Nothing to be done about this, but this is on a main road. This makes it super convenient, but also a bit loud for sleeping.

We like that they had activities for kids and their buffets its good too. Rooms were clean and loved that we were sorrunded by mountains When i checked in they didnt give me any info about the resort, we missed the kids activities the first night, but we asked and did the activities the second night. Our kayak rate was low AND included breakfast unlike the regular hotel rate. Check in time was at 4 pm. Very late.
The service when the TV wouldn't work was great I found the wait staff to be very slow.
The views were amazing. the food was worse than horrible, the bathroom was dirty and nasty, there were alot of bugs everywhere throughout the hotel room. All and all I would never stay there again.

not being in a hotel with no outside access. walking out your door to the outside was great when you have snowmobiles right outside the room cleaning was late in the day so no fresh towels or coffee in room til late or at all if we were there.
I liked the free fishing, swimming pools and the closeness to fun entertainment and amusements. Our booking was messed up and they had given our room away so they had to make accomidations and it was frustrating, but they did comp us dinner.

The location is great. The car is parked close. Two pools and hot tub. Coffee and fruit available 24/7. The beds weren't so comfortable. The bathroom is quite small. Breakfast area is a little bit crowded.
We stayed here for a recent trip to Santa's Village. Most of the other guests were here for the resort. If your here for the resort, it seems like you will have a fine time. The views are amazing. Breakfast was good but they need more food, they ran low. I had a lot of issues with the WIFI my entire stay, but the check-out clerk kindly refunded the resort charges as a courtesy.

The Staff were awesome friendly and helpful, The coffee in the breakfast area was very good and having it available all day was perfect for people on vacation not getting much sleep.Overall good motel and great view would stay again. The room is a bit sparse could use a comfortable chair and maybe a desk or bigger table, The room was clean but the walkway behind the building was kind of dingy.
Location is fantastic, and easy access to the skiing and the Mt Washington Hotel. I have stayed here a few time, and always on the second floor. This time we stayed on the first, and I could hear the people upstairs all night, and everyone walking in the morning. the rooms seem to have gotten worse with each stay
Beautiful views, great shuttle service around the resort. Mice! Woke up to rustling noises in the trash, where take-out containers from supper had been thrown away. Saw a mouse. Front desk staff came and took trash away, but did nothing else. Mouse activities continued. In the morning, dead mouse in toilet.

it did it's job. The breakfast was good and included! The shuttle service that is included in the hotel resort fees you pay can take forever. The morning we wanted to go skiing, we waited with a group of people for over a half hour or more. It was an extremely frustrating start to the day.
