Well, this is why the place exceeded our expectations, we hadn't realised the restaurant was actually on the Grand Canal so you can sit out on the canal having your breakfast - quite amazing. This is a good value hotel (for Venice) and the rooms were decent for the money paid. They are also happy for you to leave your luggage whilst you continue exploring on your day of departure.
The hotel is in a good location, about 10 minutes walk from Piazza San Marco. The room was clean and modern with a lovely view of the Grand Canal (it was a Grand Canal-view room!), albeit only from one fairly small window. A small desk with a socket and a socket on each side of the bed and free wifi.
The room was smaller than I'd expected for the price we'd paid. I wasn't expecting a massive room in the middle of Venice, but we had stayed in another hotel nearby that was bigger and half the price, though lacked facilities. With the lack of space, our two suitcases were a little in the way. The shower had a fixed head and a hand-held shower, but the fixed head didn't work. There was also nowhere to put bottles. Breakfast was OK with a fair range. The coffee from the machine was awful. For the price paid, things like omelette cooked to order or even tomato juice shouldn't be charged extra.

There was water coming up through the floor in the bathroom and the shower leaked. They had a happy hour And even though we didn’t participate the music was unbelievably loud.

Rooms very bright, each has a private bathroom with bathtub or shower and hairdryer. Air conditioning, mini bar, kettle, direct dial phone, satellite TV and Safety Box ensure a refreshing and relaxing stay. To enjoy the magic and charm of Venice, just look out one of the large windows that overlooks Lista di Spagna, the adjacent "Campo" and Canal Grande. Singles, twins, doubles and triples are available, in some there also a comfortable, pleasant living room. The reception can handle reservations for boat tours of Venice and the beautiful lagoon islands, guided tours of the artistic and historical areas of the city and its surroundings and all useful information on events and performances in the city.
