Pros: This hotel sits in near the Basilica San Francesco, so it is located within walking distance of most attractions in Assisi. As the town is only pedestrian this is a critical location. Restaurants nearby are excellent. The hotel is located in antiquity but is extraordinarily modern. Beautifully outfitted, we wanted nothing more. The staff was very solicitous, warm and welcoming every time we entered. The hotel is immaculate, the breakfast spread generous and varied. If you drive, park in the S. Giacomo lot; the hotel provides a parking pass.
Cons: The area is narrow streets and no parking. Of course, this is the allure of Assisi, narrow streets and no cars! That means parking at a distance and walking in. Not impossible, but it is a strenuous effort with luggage. The hotel allows drop off luggage in front, but driving the old town is at your own risk and perilous.

Pros: Breakfast was the standard good-quality but simple continental buffet, in a beautiful room set into the cliff, with dramatic natural rock walls. The recent renovations to the building are fantastic, and the hotel design has a delightful feel of low-key elegance that I really appreciated. The staff was marvelous.
Cons: Parking is remote, which is entirely understandable for this unique location, but is still a small hassle. Better advance written/visual communications about the procedure for luggage drop-off and remote parking directions would help, as would some kind of shuttle to serve mobility-challenged visitors. I would have enjoyed using a pre-booked valet service. As an able-bodied person visiting during nice weather, I had no trouble with the arrangements, but could imagine how others might face some difficulty.

Pros: Location was great. Bedding was very comfortable. Staff was very nice. Our room was large with a beautiful view.
Cons: Breakfast needs to be more varied (we stayed a week) and nothing ever changed including the bread and pastry selections. It was exactly the same every day.

Pros: We loved the French balcony looking over the Umbrian countryside and our large room was airy and bright. The staff were very friendly and helpful. They recommended great restaurants and helped us with train tickets and tours.
Cons: The shower could have been a little larger, but that was hardly a determent.

Pros: The host was welcoming and helpful. Our accommodation was extremely clean and had every amenity. Breakfast was freshly prepared and although not a fully cooked breakfast had plenty on offer. The grounds are lovely and ideal fo families with a large swimming pool and lots of activities for children. We came towards the end of September and it was a great time to visit Assisi and the surrounding areas as the weather was good and not too hot. We found the accommodation great value for money and would recommend a stay here.

Pros: This place is more than just Agriturismo - it's a small recreation complex, featuring a restaurant, a beach bar, a full-size swimming pool with jacuzzi section and lots of space to play... or just set up your sunbed and catch some tan. Suites are spacious, clean and well-kept. No problem with parking on site. The proximity of Assissi is a definite plus, allowing for easy access to this world heritage city as well as other towns and cities nearby. A small and really nice place called Rivotorto, located just a short distance away, awaits those willing to discover its hidden secrets. The personnel on site is very friendly and does their best to help. A nice place overall.
Cons: As the place is frequented by the local populace, at times it gets a bit crowdy, especially in and around the pool. On one day, there were no sunbeds available - all of them were taken. Use of headgear in the pool (swimming caps) - mandatory and enforced by the lifeguard, but information on this is hard to find (mainly in Italian). The kitchen was a bit ill-equipped (i.e. there was no kettle for boiling water, we had to use a conventional cooking pot). TV was not functioning in our apartment (not a big problem, but still). It is not exactly easy to reach the place - access via the local road, requires passing under two low-clearance viaducts (might be a problem for some cars), almost no markings to guide you to the destination. Staff communicates mainly in Italian, communication in English might be a problem (we had to use online translator).

Pros: The breakfast was great and it had a large variety.AC great. Amenities impressive with a pool,volleyball etc . Sylvana the host was INCREDIBLY helpful and nice with our family and went beyond expectations to make us feel welcome .

Pros: We loved everything about Santa Maria Degli Ancillotti. From the moment we arrived and were greeted so warmly by Alessio and his family we realised what a special place this. The location is stunning, tucked away in the Umbrian hills, with marvellous views and peace and quiet - yet just a short drive from the local villages and towns and all that this beautiful region of Italy has to offer. The rooms are well equipped, tastefully furnished, comfortable and clean. The food was delicious, breakfasts and dinner created and prepared by Alessio's lovely family if you choose to eat in, and bar service round the pool a real treat. The swimming pool is extremely well maintained and great for lengths as well as taking a dip when feeling the heat and the sun bathing area is immaculate and perfect for relaxing with a good book or just snoozing the time away. ...above all we were made to feel thoroughly spoilt by our hosts, who looked after us so well and were always on hand to advise and help us whenever we asked; hardly surprising that almost all the guests we met have been before and return time and time again to this little piece of paradise. We hope to return too.

Pros: We really enjoyed our stay at this hotel. It is a small, family run hotel, with excellent facilities. The family are very friendly and looked after us very well. The views from everywhere on the property are so beautiful, the whole property feels so quiet and peaceful. Every morning we were served a lovely breakfast, I particularly enjoyed the home made yoghurt and honey. The restaurant served home made, delicious food each night. There are five courses and I was very full at the end of the meal. We only stayed to eat in one time because I eat very little meat, and we like to try different restaurants whilst we're on holiday, but as the food is so good, many people stayed to eat in every nignt. The menu is different every night, and you can choose to stay in or go out each morning. I recommend this hotel, it is lovely.
Cons: Only a small thing, maybe there could be some fresh fruit with breakfast.

Pros: Close your eyes and imagine the most stunning views, hills, beautiful olive trees. Then add stone cottages with pattios, spacious rooms and bathrooms. This place is amazing. The owner (Alessio) and his family are very attentive and just want to make sure that you’ll get the best holiday. We enjoyed the 5 course dinner every night at the property along with great Italian wine. Normally, we would have dinner at different restaurants when we travel, but the food is good here - homecooked by the family - and very flavoursome. No need to eat somewhere else. And the homemade pasta ... the best pasta I’ve ever had. If you are lucky, you’ll get to taste mimosa cake made by Mama. What a treat. The property is near to lots of sightseeing and beautiful places. Just book and go. You won’t regret it. We will be back next year.

Pros: Everything was superb from the moment the electric gate swung open and we entered a marvel of peace and tranquility. The gardens are stunning and the whole environment just made for a complete chill out. Alessio is amazing and also his Mum, Wife and Sister....all working so hard as a team to provide a high quality experience. The Pool is fabulous as are all 4 dogs, several cats , and an aviary. I didn't get to try the hammock so I will be back! The meals are sensational. All home cooking and fresh produce. The golden eggs for breakfast are unrivalled. Alessio is a great host and very helpful with wines too! Thanks to the whole family and we can't wait to return.

Pros: Alessio and his family work hard to make your stay perfect and memorable. This is our second time staying here in two years and we met others here who have come numerous times. I totally get why. It is completely relaxing and the meals are really incredible. Stunning food, beautifully presented, and done with an informal warmth that is impossible to describe. This trip we brought my father in law who needed a wheelchair, and the family provided us with one as well as made suggestions of local activities to do that would involve areas and locations that were accessible. Very thoughtful and kind. We will be back for sure!

Pros: Ideal location right outside Porta Nuova. Can easily access the city and trails in Parco del Monte Subasio. Federico is great with communication and very accommodating. The room has incredible wifi and a patio which overlooks the valley which is good for sitting down to drink a glass of wine and journaling or reading. Everything about this place made a stay in the peaceful city of Assisi all the more worry-free and enjoyable.

Pros: This is a such a lovely small hotel perfectly located for seeing Assisi.
Cons: This did not bother us but older folks who cannot walk uphill a lot should note that it is a good uphill walk up to the main square. However, the hotel is very close and well located for the main attraction which is the church and its frescoes.

Pros: Sorella Luna is perfect! Two minute walk from the Basilica of St. Francis and overall great location. The staff is incredibly attentive and hospitable. The breakfast is delicious and diverse (they scrambled eggs for us!). When I come back to this beautiful magical town, there’s no question where I’ll be staying. I should also mention, the taxi service was amazing! Giovani was so passionate and informative. It was not only a great ride, but felt like a tour as well! Grazie Mille!

Pros: location a very short walk to st francis. architecture felt blended in. room was comfy, clean and quiet. breakfast bar had a good variety including some gluten free options. optional outdoor seating nooks were great! staff spoke some english. price was under a 100 euros (with breakfast) and on a par with similar places we stayed in italy.
Cons: to get here requires some uphill climbing of steps and roadway of a couple 100 meters (?) if you arrive by bus or car. air conditioning was ok but across room from sleeping area so not optimal. view out windows was just another closeby building. tv like other places was small and all shows in italian like other places.

Pros: The structure of the hallways and rooms are unique and quite understandably so. When renovating a building in such a historic area the inside space is what needs to be redesigned. Through the building does not flow, nor was breakfast easy to find on day one, the charm by far made up for the wandering.

Pros: I liked that Hotel Sorella Luna had installed in their hotel a wheelchair lift going from street level to the first floor where my double room was situated. Being disabled it meant the difference for me of staying or not staying in this lovely hotel. The wheelchair/stair lift also had the ability to go to the reception level. Loved being able to open the window in my room & look out onto the street & watch the world go by.
Cons: Didn’t like, that too many steep stairs without handrails prevented me from getting to the Breakfast Room from the reception level. Staff did offer to bring a breakfast tray to my room, but it wasn’t the same as choosing what I wanted to eat & drink myself.

Cons: I realise that parking in hilltop towns is always problematic. However the property advertised as having parking available but infact this was public parking outside the city walls at extra cost. They do not have a porter service and just stopping in front of the hotel to offload or load luggage was extremely challenging as it caused a traffic jam.

Cons: Parking is about 10 mins walk away, which is OK, but if you want to drive your car to the hotel to drop/collect luggage it's a challenge due to the narrow streets. However, the owner was very helpful, even driving the car for us.

Pros: The owners are friendly and incredible. Mr. Vicenzo did all he could to make our stay wonderful. The location is one of the best in the city, although a little difficult to find, wich is normal in this kind of city. The breakfast doesn´t have too much variety, but it attended our needs. Very nice and clean hotel. I would definitely stay here again.

Pros: Fabulous location right in the heart of the old city of Assisi. Small, slightly quirky, family-run hotel with great service and friendly welcome. We left our car in a nearby carpark and walked everywhere. Smallish room but had everything we needed with an amazing view over the city and a nearby church. I would highly recommend this hotel for a couple travelling in Italy who want an authentic experience.

Pros: Staff were fantastic and did everything possible to make our stay perfect. Breakfast was fantastic with high quality produce, ranging from charcuterie, great Italian cheese and wonderful patisserie and cakes, including gluten-free options. Our suite on two floors with our own entrance was fabulous. The Roman spa facilities were the best I have ever come across! The gardens, replete with highly scented shrubs, such as rosemary and lavender was second to none.
Cons: We felt the rooms were a little spartan and could have benefitted from a little more thought to the interior - that being said, I used to be an architectural interior designer. The toilet seats could have been soft-closing, so if one forgot, they would come crashing down.

Pros: A friendly small hotel located in a great part of Assisi. The secure off street parking was much appreciated. The rooms are small but very comfortable and they had a lift. Pros: Our host was so sweet and accommodating. There is a beautiful veranda to sit out on with a view of the church. On the lower part of town, near the train station, so it's a bit quieter but still plenty to do. And it's a pleasant walk up the hill (about 2km) to the rest of Assisi.

Pros: The place was a 3/4 minute walk from Assisi train station, brilliant. The room was superb, very spacious and the bed was extremely comfortable. Crisp clean white sheets were great. The bathroom, shower etc was again quite spacious and lots of hot water. Paola was a great host and chatted away to us in excellent English. We left our cases with their son as we came early and we went up to Assisi old town which was exactly what we wanted to do and it was no problem at all. a new coffee machine was just outside of our room which also included croissants for sky to.e as opposed to just for breakfast, Paola even insisted we take some with us when we left to catch our train the next morning. A great place to stay.

Pros: It was a very nice and beautiful place to stay. The host was very helpful and kind. The location is great. The bus stop was just across the building. The place is located above a pizzeria which is nice (we didnt try the pizza) but it was very loud. And in the morning they were cleaning the kitchen under our window. But its the consequence of living in the city center.
Cons: We were traveling with a small child and were not thinking of the noise thqt the restaurant was making in the night and morning.

Cons: this hotel has severe plumbing problems, including a water pressure issue in which water doesn't come out at all, then gushes out getting everything wet. This applies to the sink and the shower. There is also a very annoying problem involving the toilets (others told me they were experiencing the same thing) in which it seemed as though anytime a toilet flushed anywhere in the building, it created a sound like a minor explosion in other bathrooms. This went on all through the night, so for light sleepers, this is not the place to book. the other disturbing thing was how rudely I was "welcomed" into the hotel by the person who checked me in (the morning person in the reception). After having had such great experiences with hotel reception staffs elsewhere, this was shocking to me. there is no lift (elevator) so one has to schlepp one's bags up one or two flights on a curving staircase.

Pros: We loved how quiet and peaceful it was here. The room was very clean and comfortable. It was easy access to the St. Frances Basilica. You could walk there, but Giulio showed us where to park to get as close as possible. We also appreciated his recommendations for local restaurants that were much cheaper than in downtown Assisi. Breakfast, especially the cappuccino, was delicious. We would have stayed longer if we could. Next time!

Pros: On arrival we were welcomed by Giulio and Charlie the dog . Our room had beautiful views over the garden and countryside. It was very clean, spacious and the beds very comfortable. The shared lounge / breakfast area in the farmhouse is a great place to relax. It also has a refrigerator, microwave and tea,coffee etc available and an outdoor area with garden setting overlooking the valley . Giulio is very helpful and knowledgeable about local tourist information and makes great coffee and breakfast. We loved our stay here and look forward to staying here again.

Pros: This place is great!! Might be a bit difficult to get to if you don’t rent a car, but it is within approx 60 minutes driving distance of many interesting sights - Assisi, Marmore Falls, Lake Trasimeno, and lots of cute scenic towns. Giulio is a wonderful host and gave us great tips for what to see and where to eat close by. We would definitely stay here again!!

Pros: This hotel sits in near the Basilica San Francesco, so it is located within walking distance of most attractions in Assisi. As the town is only pedestrian this is a critical location. Restaurants nearby are excellent. The hotel is located in antiquity but is extraordinarily modern. Beautifully outfitted, we wanted nothing more. The staff was very solicitous, warm and welcoming every time we entered. The hotel is immaculate, the breakfast spread generous and varied. If you drive, park in the S. Giacomo lot; the hotel provides a parking pass.
Cons: The area is narrow streets and no parking. Of course, this is the allure of Assisi, narrow streets and no cars! That means parking at a distance and walking in. Not impossible, but it is a strenuous effort with luggage. The hotel allows drop off luggage in front, but driving the old town is at your own risk and perilous.

Pros: Breakfast was the standard good-quality but simple continental buffet, in a beautiful room set into the cliff, with dramatic natural rock walls. The recent renovations to the building are fantastic, and the hotel design has a delightful feel of low-key elegance that I really appreciated. The staff was marvelous.
Cons: Parking is remote, which is entirely understandable for this unique location, but is still a small hassle. Better advance written/visual communications about the procedure for luggage drop-off and remote parking directions would help, as would some kind of shuttle to serve mobility-challenged visitors. I would have enjoyed using a pre-booked valet service. As an able-bodied person visiting during nice weather, I had no trouble with the arrangements, but could imagine how others might face some difficulty.

Pros: It’s semi-rural setting and proximity to Assisi make it a charming place to stay. There are in fact stunning views of the city on the hill. Massimo was a friendly and welcoming host. The rooms are individually decorated, the pool was inviting and clean. There is an on-site restaurant if you wish to eat there, and the meals were truly delicious. We loved our two nights there.

Very kind and friendly owners! Lovely house with Italian decorations - you know it is a house that is loved! Pros: Mr. Massimo is a perfect host and makes one feel welcome immediately. The restaurant is also very good as is the location. (There is a bus stop at about 100 mtrs and the bus takes you to the town of Assisi). There is also a very nice swimming pool located in a perfectly maintained garden and sufficient parking space. On top of same the vieuw on Assisi is beautiful. The room was fully equipped but rather small,especially the bathroom.
Cons: For breakfast there are all kinds of cakes, sweets, pastry etc.. but for non-Italians like us there should be a bit more bread, cheese, ham etc..

Pros: We loved our stay at Il Roseto . The attention to detail & personal touches helped to create a luxurious yet affordable place to stay. Immaculate grounds surrounding the gorgeous pool (with, of course, that view!); quality towels (bath & pool towels changed daily); crisp & spotless table linens; an abundance of comfortable garden furniture; the stunning setting & high standard of our reasonably priced 4 course dinner each evening. Massimo was an attentive host, committed to offering his guests the best possible experience.
Cons: Our standard double room was on the small side & didn't offer a view - but as the majority of our time was spent outside, this didn't detract from our overall enjoyment.

Pros: Compared to some other hotels in Assisi this hotel is very nice. Most hotels in Assisi are 3 star hotels. Parking is available at the hotel for a free. To us this was worth it. There is a lot of walking in Assisi so having our car close by was an advantage. The staff was wonderful and the breakfast was great. I would recommend staying here

Cons: Reservation was decieving - photo on confirmation was of a suite when room was tiny in comparision. A tour group was on the premises - you are second class if tour group is on property. Elevator logistics difficult - different elevator for each section of building. They charge 15 euro for parking. I must mention again that this locations seems prone to tour groups - this will keep me away next time i visit.
