Nice area on the Water front, close to bars and old pier. Good hosts. Average to good hotel. Nicely decorated & furnished room & bathroom. Very comfy bed, everything you need in the room - kettle, iron, hairdryer etc. Very convenient for the beach, lovely pubs, cafes & shops in Kemptown, The Lanes & North Laine - easy walking distance. Minimal hot water. Room was very hot even with all the windows open. We stayed on a week night, theres a night club underneath. Beware on weekends. Room was overpriced and the property needs a refurb - pictures don’t indicate the size of the rooms which are small and basic with no access to balcony. It was very functional and a I was genuinely surprised and very disappointed with what we got for the cost compared to a standard chain hotel - Jury’s or Holiday Inn. Noisy from people & traffic on the main road - into the early hours. Noise from other rooms. The beds were a bit squeaky and we had very noisy neighbours on 2nd night who kept banging the door right next to our room. Stag party I think. Would have been good for a member of staff to tell them to calm down especially in the early hours. It's a lot of money to pay for a sleepless night. Tired old seaside hotel, some of the bedding was torn, the TV was the size of a postage stamp, meagre tea and coffee supplies which weren't replenished on the second day. I had two mattresses on top of each other which slid about at night. I sat on a chair near the window and nearly went through it. Handrail on the stairs would be helpful as they were quite narrow. Would also hqblve been nice if tea, coffee, teaspoons were in room on arrival, rather than being given at check in. scruffy. Bedroom smelt very damp and was very basic. Good central location. No breakfast anymore and no lift anymore. No parking, had to use ncp as not used to area £34to get car out in the morning. No parking dispite trying to book 3 times in advance then told to phone at 11 on day of arrival. Called 10 45 and just told none left Bed not that comfortable and against wall. Shower so so. very old and tired, not how it looks in the pictures, feels like we’ve been lied to, no water in the rooms , very hot room, managed to crack the window open to get air in, bathroom had black mould round the bath, vinyl floor looked like it had been down since the 60’s. Room very small,, no where to hang clothes, one 220v socket, bed side lockers we're formica tables in very poor condition, carpet ripped and stained, noisy windows, no black out curtains or blinds, no lift, stairs very steep, tea facilities in room terrible. Only one towel between 2. Had to request extra. No breakfast facilities. All in all a very poor hotel and a very high cost for 3 nights £770. A better more modern hotel 50 yrs away for £100 less., extremely dissapointed. The building and rooms are in desperate need of updating and repair. Our room had quite a creaky metal bed frame, the bathroom tap had a bolt for a handle, spot lights didn’t work, if the dimmer switches were used the lights flickered worryingly. The bath tub also had damage that initially made it look dirty. It was unbearably hot and no air conditioning or open windows. Room was very basic and dated and smelt like cigarettes. Curtains falling off the rail, kettle had to be replaced as yellow scum inside. A bit grubby all round. Has a nightclub underneath over the weekend which I imagine may be noisy but we stayed midweek. No lift. WiFi unconnectable, doesn’t connect at all, no complimentary breakfast, no personal (small) fridge inside the room, no toothbrushushes, toothpaste, flip flops available for customers. Room to small for four people and room was to hot could not go out on balcony. Hugely overpriced at £300/night. The room would have been OK at 1/3 of the price. No seated breakfast option at all (only basic packed breakfast). first impression was it looked dirty from outside , curtains hanging down from windows . there is no lift to floors very narrow staircase to rooms no cooked breakfast options (only a cold breakfast option) room wasn’t cleaned . no hairdryer. They need a lift as there were so many stairs. The shower head didn't work properly, they need to invest in a new one. when notified about a misplaced phone charger, they were EXTREMELY rude and unhelpful. denied it ever being left, wouldn’t try and locate it and laughed when asked for it to be replaced. Paid an extreme amount of money, awful hotel room, awful shower, dirty sink. AVOID… as above lifts for people. Tv was too small. Room pretty old (moquette, shower f. ex.) No air conditioned. It was very loud—outside, hallway, etc. but I’m not sure that was the property’s fault. There is a bar downstairs, but it wasn’t busy. Wifi connection wasn’t great and would be helpful to have a lift for people with a lot of bags. nighttime staff needs some customer service training. an older gentleman!! rooms are tired. small details needs looking at. curtains being hung properly, bathrooms need updating. It felt like getting surgery on my ribs whilst trying to sleep. The carpets are also old and tired. All beds paid for. short bar opening times and night club no longer open. nothing.
