Featuring a guest lounge, the property is just 20 minutes' walk from the East Midlands International Airport. Featuring views over the garden, the rooms include a flat-screen TV, a hairdryer, and tea and coffee making facilities. Pros: Very comfy beds. Very friendly, helpful owners. We stayed to attend Download festival and the owner very kindly gave us a lift to the venue. Room was clean and had everything we needed for a comfortable stay.

Pros: We stayed at the Lady Gate for 3 nights whilst at the Download 2018 festival. The location was great and the room was just what was required. The staff were very friendly (especially Kim) and the cooked breakfast was just the ticket in the morning. Overall a very pleasant stay in a nice village setting.

Pros: Easy access. Nice rooms. Simple and basic. Okay for a one night stay after a wedding.
Cons: It was a little strange that there was no staff around but I didn't not like it. Was a little annoying not being able to check in early as we wanted to get ready there and then go to a wedding for 2pm

Cons: 1st room smelt damp and the floor was wet, no wifi in the room. Moved to another room far better room but still no wifi
Pros: The event we attended was very good but the rest was rubbish.
Cons: The room smelt as if it had been flooded at some point and not properly dried out. The fittings in both the bedroom and shower room were worn, the pillows were like a bag of rocks - made do with the decorative cushions as it was very late when we turned in. Told reception on checking out that they were all ready for the bin and was met with a blank stare. At breakfast the table was not laid and no attempt was made to do so, staff just bought cutlery etc with each course, we never did get any napkins. Breakfast itself was mediocre.

Cons: Even though we had one of the hotel's best rooms, the sofa was filthy and I didn't want to sit on it. The carpet was old and dirty. The bottoms of the curtains were filthy and there was a damp and mouldy smell to the room.

Cons: The scruffiness of the cottages , stained carpets , dirty Windows, Clients from main building allowed to drink outside till early hours .
Pros: Leaving. The view and setting is very nice, the hotel looks nice, it is very photogenic. The staff did try their hardest.
Cons: The rooms in the cottage, they are small, damp smelling, uncomfortable and extremely noisy. There is no porter service for a seemingly 4 star hotel. Cobwebs and signs of rot and broken and lose fittings in the cottages. There is no air con and you cannot open the windows as it opens directly onto the road into the hotel. Maybe the hotel itself is better. Service in the hotel is wanting and the selection in the bar for such a large hotel is disappointing. There is not enough staff, delays and overwhelmed staff resulting in poor service and management losing a grip on the situation. Overbooked and not enough supplies does not help.
Cons: The room wasn’t clean, smelt damp, lots of cobwebs and spiders, dirty floor, dirty bath and shower area. The walk way up to the room in the cottage style house was dirty, run down and looked like something from a campsite. There was a wedding on when we arrived, they were over run, couldn’t cope, drunken people swearing in the restaurant and lots of people waiting to be served. The food came out cold and after returning it 3times still came back cold, terrible service. They didn’t charge for the one meal because it was still cold after 3 attempts but it still didn’t change the fact that we were very disappointed. We were the first ones there for breakfast the next morning and there was hardly any pastries out, as I said before, the hotel was full, just put more pastries out, it’s not rocket science!
Pros: Location was good, beautiful setting by the river. Breakfast was good.
Cons: Room was very tired, looked like it was 10 years or more past being updated. Really let down the great location, which was a shame.
