Don't let the buildings around it fool/scare you. It's in a block of 1960's era concrete 4 story structures and the neighboring buildings are a little run down but the pensione is safe, tidy, and clean. The rooms are small but perfectly adequate for an overnight. The family doesn't speak English but are professional and adept at navigating the language barrier and have obviously been in the business a long time. The breakfast was typical B&B fare but again, it's included (in some rooms) and so nothing to complain about.
It's a kind of old-fashioned, very clean Pensione, doesn't really have ambience. It's a good price. Everything was overall fine. I appreciated that the owner moved me from the fourth floor to the first on request as I had a very sore foot. Breakfast was okay. Everything is very clean. Can't say anything about location as I didn't go out in torrential rains.
Hard to find - a sign on the road below would be good. Owners don't speak English which doesn't help when you can't find the place. Building is a bit noisy (not sound insulated), but overall quiet enough. No elevator. A bit of an "institutional" and old-fashioned feeling.
