Pros: Beautiful location, stunning home, fabulous room and buckets of character. But most of all, Ethna and Henry the hosts. From the moment we walked in we felt like we were home. Ethna greeted us and we've never been made to feel so welcome, it was like visiting friends or family and we were instantly at ease and comfortable. Nothing was too much trouble and we were very well looked after. Our room was something else as well - enormous yet warm and inviting with beautiful furniture and the most comfortable bed I've ever slept in. Bathroom was lovely with lots of nice touches as well. Breakfast was perfect for our needs with fresh fruit, cereal, yogurt and fresh juices, tea and coffee as well as a very tasty cooked breakfast. We will definitely be returning and look forward to seeing Ethna and Henry again when we do.

9.5 Excellent
Pros: Very friendly owners and the lady of the house was extremely clean so the house was spotless. She was generous with breakfast and very helpful
Cons: Noisy neighbors - had a party till about 3 am. That is against the law in the UK but the neighbors didn't care. They kept me awake with all the noise.
10.0 Excellent
Pros: It was perfect for our family. Much needed private space (including outside back garden) to relax after sightseeing all day. Only 5 min flat walk to supermarket and train station. Lovely and clean and safe. Shared kitchen available for us to make picnic lunch and tea! Free tea, coffee, bottled water and breakfast items were gratefully received! There was also fresh fruit for our children! Great for families, a nice quiet space. WiFi was also great to have to plan our days!

10.0 Excellent
Pros: Jing was a lovely host who made sure I was comfortable and went out of her way to allow me to check in much later due to a delayed flight. Sparkling clean and very comfortable for such a valuable price. Very close to station so a great location. I stayed for work and it was very quiet and peaceful.
10.0 Excellent
Pros: First trip to London with my 13yo son, and we were delighted with Simply Guesthouse - it is like staying in a friend's house! Jing was very friendly and couldn't be more helpful. House is very comfortable and spotlessly clean. Great train link into centre of London, and nearby Sainsburys is handy.
9.3 Excellent
Pros: Simply Guesthouse offers rooms with shared facilities in a terraced house, use of the kitchen including cooking facilities, fridge, microwave and a selection of breakfast cereals, fruit and milk. The hosts (who live across the street) do the cleaning, fill the dishwasher, replenish the supplies and make sure that everybody is generally happy and has got what they need. I like this concept, because it is completely clear what to expect, everybody has their freedom, a personal space and comfort. The place is conveniently located close to a railway station that takes you into central London within 20 minutes. There are some shops and some takeaways nearby.
Cons: It is fine as it is, in its way.
9.5 Excellent
Pros: I was really happy with my stay here - the staff was very friendly and helpful and the room was clean and comfortable
8.8 Excellent
Pros: The room was just a very short walk from Abbey Wood overground rail station. There is a large Sainsburys with a cafe close by.
Cons: It was a little difficult for three rooms of people to easily share 1 small bathroom inc. toilet.
9.5 Excellent
Pros: The owners was very nice. Beautiful room and bathroom was very tidy. Posibility to use a kitchen, where everybody can use bread, butter, jam, coffee, milk and tea from fridge for a breakfast . Near to train. Near to big Sainsbury´s.
Cons: Nothing.

9.3 Excellent
Pros: Everything
Cons: Nothing
6.3 Good
Pros: Host was friendly and answered quick. Was always trying to make our stay comfortable. The bathroom is modern (but was not clean all the time, also sometimes there only was cold water to shower) Walking distance to the underground was about 15 minutes.
Cons: Our bed was very small for two people. Also there was almost nothing for breakfast except of eggs and cornflakes (you get tired of that after 4 days) somedays we were lucky to have some bread. No cheese and meat at all.
9.3 Excellent
Pros: Nice and spacious room with good facilities and shower room for the big out house
Cons: The caterer was asleep when arrived and so was a little bit of effort to get into the property and also still haven’t had a work VAT invoice for my company after 2 emails
8.0 Excellent
Pros: Good location and good value for money.
Cons: Well I dont usually get asthma but staying night I had asthma attack. This was probably down to dust being present in room and not being cleaned. Although breakfast was included there wasnt much choice and very little to eat
2.5 Mediocre
Cons: It was the worst situation I've ever been in. We had a reservation what we paid in advance and "our" room was already taken. We weren't offered another room at first cause the only free room they still had was more expensive. We only wanted to stay one night.
10.0 Excellent
Pros: Friendly owner n great ambiance....relaxed n comfortable.
Cons: Nothing...
7.0 Good
Pros: Good size room. Very clean. Nice bread
Cons: Heat was oppressive. the room was a total furnace. No nets at window so everyone could see in unless the curtains were fully closed which stopped any potential breeze. This is a house that's been split into rooms on a residential street so a. B&B (which you help yourself to limited food) rather than a hotel. No signage to help identify the property. .

Pros: The accommodation was very cosy and warm. Bob, the proprietor, was very friendly and helpful.
Cons: Maybe a welcome coffee/tea pack would have been a nice touch.
8.8 Excellent
Pros: Clean and cozy. Late check in. Host was excellent.
Cons: Kitchen knife, tin opener should have been provided. More windows for fresh air would be good.
8.8 Excellent
Pros: Self contained unit with separate entry. Modern co-ordinated interior. Parking and in a close of similar properties. Chosen for its proximity to a family function but not the kind of area for a relaxing break.
8.2 Excellent
Pros: Super cute room. There’s a big window and the host was nice and explained the money generated helps domestic abuse victims. Great WiFi and building was secure. Very close to shops and tube station.
Cons: Bed was squeaky. Towels were a little rough. No shampoo (mine got confiscated at airport) so had to buy big bottle which I left for the next traveler.

Featured amenities include express check-in, express check-out, and complimentary newspapers in the lobby. Free self parking is available onsite.
9.3 Excellent
Pros: No complaints other than was few webs in places.
8.0 Excellent
Pros: Beautiful building and surroundings. The rooms were gorgeous and we appreciated the upgrade to our room for my partners birthday. Dinner was beautifully cooked. The massage was amazing.
Cons: Small details were missing. We were let down by the food- mainly the quality and taste of the breakfast. The spa messed up our booking for a massage. The hotel dining room staff insisted we eat in the bar even though we were guests in the hotel who had also booked a spa break so we felt like second class citizens. The portions were very small and extra side dishes expensive, in fact anything you wanted extra was an added cost. The shower in the room was badly designed - water poured onto the floor. All the water in the spa was scalding hot. We had conditioner in the room but had to ask for shampoo twice. Lots of Niggly things that frankly should have been there for the price you paid and to meet its ‘luxury’ title and price
8.3 Excellent
Pros: Area, spa, the room
Cons: The stairs to get to the spa were not very safe either the ones to get to the swimming pool
10.0 Excellent
Pros: Didn't have any breakfast but the other facilities were perfect
10.0 Excellent
Pros: the food was very good and the grounds are very tranquil .
Cons: the spa pool areas could do with some updating and attention
7.5 Good
Pros: Very relaxing environment.
Cons: No aircon in rooms, food and drink service extremely slow!
4.3 Okay
Pros: The grounds were better kept than the hotel
Cons: The blue bell room needed New carpets and head board they were disgusting overall very bad value for money. I stay in hotel's as part of my job this was one of the worst. I would have been better staying at a premier inn clean comfortable and good value for money
6.3 Good
Pros: Easy free car parking
Cons: No air conditioning in the room so had to sleep with windows open, it was noisy and uncomfortable. The fan in the bathroom runs all night long so it was noisy. There are not enough staff on reception to help with check in or problems.
6.8 Good
Pros: the rooms were a nice size and the spa was lovely, very pretty location
Cons: The room was really hot and gave me a disrupted sleep due to the fan being loud but unfortnately not making much of an impact on the heat in the room. Also due to there being no fridge in the room the water became room temperature/warm. Also no wifi access as the wifi was so temperamental and due to the location my own personal phone signal was extremely poor in the room. The spa should be open until later.

5.8 Okay
Pros: The bed is not meant for 2 adults
Cons: The breakfast
9.3 Excellent
Pros: Customer service was excellent. Really helpful staff. The room was of decent size with a cupboard and chest of drawers. Plenty of storage for clothes. The mattress was bouncy and could do with it being much firmer. The bathroom was clean, yet a little small in size. It could do with shelves for toiletries.
Cons: Bathroom was small, shower cubicle was small. It needs some shelves for toiletries. Mattress needs to be firmer.
9.3 Excellent
Pros: Staff were very helpful and friendly.
8.0 Excellent
Pros: Continental breakfast is included in the room price, very nice.. no waiting around the toaster. Breakfast is served to you, help yourself to cereal Pastries etc. Well presented and fresh.
Cons: Nothing springs to mind. Single room is a little cramped, but compared to other hotels in Ilford the Rosales is definitely a cut above...very good value for money.
7.0 Good
Pros: I.liked that the deposit could be handled in cash where by it was returned the next day , a logistical delight in comparison to others which say they will return it in 7 days but with weekends work out most of 2 weeks
Cons: It was fine. It wasn't great luxury but that wasn't expected.
7.5 Good
Pros: The bed was very comfortable and nice size room for me and my partner
Cons: The shower blocked up

Cons: Nothing
6.8 Good
Pros: The bed was comfy. That was the only positive here!
Cons: When I called up to change the date. The attitude of the staff was disgusting. They hung up on me when I asked a question, she replied ‘I don’t know’ and hung up! If you don’t know, fair enough, but don’t hang up and give attitude! They need to sort out their manners and customer service!
6.8 Good
Pros: The breakfast was good, the bar area was clean and tidy prices not to bad.
Cons: First night had to find bar staff.
9.3 Excellent
Pros: Breakfast was good for a continental buffet, did the job for a group of 5 adults and 6 children!! Location close to Dartford tunnel was very convenient Surroundings was quiet and could appreciate the view of the QE bridge.
Cons: We had booked 3 rooms unfortunately it was the hottest weekend of the year and with all the AC's in the other rooms on full blast I guess that affected our ac's as 2 of the 3 AC's did not cool the rooms. However staff were very understanding and brought in fans as well as offered a discount on our 2 nights stay.

Pros: Spa and decor lovely staff were amazing specially one that put a food gifts and card I our room for my sister birthday they made it special..
Cons: Wasn’t anything I didn’t like about property I’m glade I went, I wish I did sooner..
3.3 Mediocre
Pros: We had stayed in a wonderful hotel from the same company the night before but this was nothing like it. Free parking was good and a cozy breakfast garden (except for the noise from racing)
Cons: The hotel stinks smoke from the lobby to the rooms. The noice from the racing is disturbing. Only stairs and lots of them to the rooms and nobody that takes up your luggage. There is nothing else around. This is a racing hotel and probably perfect for those guests but not for me. My view from the room was the laundry and a garbage container. Looks terrible and the laundry personnel started making noise very early.
9.3 Excellent
Pros: My room was a family size room which was great as I had a double bed all to myself :-) The bathroom was spacious and there was both a shower cubicle and a bath tub available
Cons: for the size of the room, there could have been a fridge. At breakfast, the staff were a little slow to top up breakfast supplies 9ie milk for cereal and pastries). When I went to help myself , there was nothing there :-(

Pros: Location
Cons: Check out was slightly confusing with 2 members of staff changing over mid way
9.3 Excellent
Pros: Lovely hotel! Would definitely stay again, lovely spacious clean rooms, amazing air con! Super comfy bed, only bad thing is that the hotel extras are extremely pricey, and we had to wait an extra hour and half to check in as the room wasn’t clean, they told us to go get a drink as we had to wait, which cost £10.50 for a small glass of wine and a coke! Really it should have been complementary as we were left waiting, lady at reception was very apologetic and polite about the situation,

8.0 Excellent
Pros: friendly staff, very quite, food and drinks good.
5.0 Okay
Cons: Very dated hotel. Bathrooms old, clean but no cleaning can bring them up to date! Hotel needs upgrading. Really not worth the room rate.
6.3 Good
Pros: The breakfast was good - great choice and it was hot and freshly cooked. Plenty to eat and could have had more if we had wanted it. Flexible times suited us.
Cons: The wall mounted shower didn't work so we had to hold a shower attachment to wash and shower - this was awkward when washing hair and rinsing off. The lamp on the dressing table has a loose bulb which flickered so didn't seem safe to use. Most hotel rooms have king size beds nowadays. A double bed was a bit too snug, especially as it was a very hot night. The duvet was obviously winter weight & totally unsuitable considering the hot weather. The whole room was a little 'sad' and in need of an update. The curtain edges were badly frayed. The tiles in the bathroom were damaged giving it the look of being dirty. The chair was badly stained and needed a good clean or reupholstered. Another chair would have been helpful. Some of the issues were reported to reception.

Pros: Everything else. Breakfast was spectacular!

5.0 Okay
Pros: Comfortable bed.
Cons: Restaurant only open at certain times so If you have a planned evening that means you have to leave to be at your function early then you cannot have a meal, you have to buy either snacks or leave even earlier to eat at another diner. No towels in room on arrival, no phone in room. Reception stated only a 10min walk to Barking Tube station but was approximately 60mins by foot, we had a taxi in the end as walking was too far when carrying luggage.
5.0 Okay
Pros: The bed is very comfy.
Cons: Nothing

Pros: The standard of the amenities in the hotel
Cons: The location
7.5 Good
Pros: Good location to get to ExCel which is what we needed. All was clean and nice staff.

Cons: Bar could have been open!
6.3 Good
Pros: Knew what to expect as hotel is pretty standardised nationally Free WiFi Nice bed Breakfast offer was good Evening meal well presented with friendly staff
Cons: The sofa in our room was stained at rhe bottom The chair in our room had a stain on the pad There was no safe The chairs in the bar seemed to have similar stains to the one in our room on the seat pads No bath mat - we asked but none were available and we were offered a hand towel
7.0 Good
Cons: Asking for ID when giving cash payments
7.0 Good
Pros: The beds were comfy and having aircon was a real benefit. The room was spacious clean and what I expected from a Premier Inn.
Cons: The hallways were really hot and there were building works going on in the property when I got there, that I didn't know about before arriving. The impact of these was the lift was not working and the carpets where partially covered, meaning the hall didn't look so nice.
10.0 Excellent
Pros: The staff were really really friendly and accommodating The room was clean and quiet and air conditioning made it really comfortable I have stayed twice now at this hotel so that says it all really
3.0 Mediocre
Pros: Good location to the station and easy access to London and Essex!
Cons: Not a lot!

Pros: Location, comfort breakfast price fitness facility pool spa steam sauna
Cons: Nothing
8.0 Excellent
Pros: Nice spacious room. Great location staff at check in were very helpful!!!
Cons: They were black stains on the bath which put me off considerably! And blue paint on the white door! Having a £5 charge to bring an ice bucket to the room! Only hotel I’ve ever stayed at where there is this cost! You can go downstairs and get it for free- I imagine this has something to do with the fact that one of the elevators was out of action making going up and down much slower!!
6.8 Good
Cons: Staff were under resourced in the restaurant the wait was to long at the start, and between sets The room that we booked in to the bed was not made (sofa) bed so back down to reception to report this When in the restaurant a lady said sorry the bed has broken you need to move rooms She was very apologetic of this
6.3 Good
Pros: I enjoyed the cookie you get once your booked in. The staff were nice
Cons: The shower in the room didn’t work properly it made a loud noise as the water was running and the staff didn’t clean the rooms fully and left our breakfast tray in the room. Pillows weren’t all that either it’s given me neck ache. I’d rate the hotel 7.5/10
9.5 Excellent
Pros: Me and my boyfriend had a very pleasant stay overnight for my friends wedding reception. The hotel was modern, well furnished and decorated. The staff were very friendly and welcoming and the room was incredible very clean, well sized, comfortable with excellent facilities. Breakfast was lovely too plenty of choice to suit all appetites. Would highly recommend to stay here.
7.0 Good
Pros: The location was good and the general shared areas looked nice. Staff were great. Large flatscreen TV and a couple of chairs were a nice addition to the room. Decor was nice in the main room (unlike the bathroom). Simple check out.
Cons: Although some part had been done up many others wernt and I dont believe justified the Doubletree title. Our bathroom was very basic with lots of chipped tiles on the floor. The shower was the old fashioned stand in the bath and pull across the shower curtain (again would expect this in some budget hotels but was surprised by this simplistic styling from Doubletree). One of the lifts wasnt working so we decided to take the stairs. Above the 1st floor the stairs were more like an public car park than a hotel. Not a great bar area. Additional Charge for Parking.

6.8 Good
Pros: The roof didn't leak. Location was convenient for where we were going.
Cons: The staff themselves were friendly and helpful but the service was chaotic. We tried to order food but most of our choices were unavailable. Those that were able to get their choice (chicken risotto) were given a plate of gloop where you couldn't see the individual rice grains. One of our party then paid for the meal at reception with her credit card. The charge appeared on her bill but I found later it had been charged to my credit card! Because the meal was so bad we were offered free drinks but declined because we had an early start in the morning. In the morning one of us got a coffee from the machine but were not allowed to use the free drinks offer! Not impressed.

Pros: Location, room was spacious and clean, staff very friendly and food was extremely good.
Cons: All the stairs and no lifts. The pictures on booking. Com didn't match. There was no fountain unless I missed it.
7.5 Good
Pros: It was good for the money
Cons: The constant road sound was not a problem to us but I am sure it could deter people from booking
10.0 Excellent
Pros: Very friendly welcome, huge double bedroom and all of the obvious things in very good order. A nice touch was slipping the VAT receipt under my door in the morning to save time. Breakfast was excellent with great eggs made to order. Plenty of parking too. If you find your self needing to stay near Lakeside, look no further as this hotel couldn't be more convenient and all of the team really care. Very impressed!
Cons: You could say that some modernisation to the communal areas wouldn't go amiss and the car park upon my late night arrival was very dark indeed. Minor niggles though; this will be my go-to when next in the area for work.
10.0 Excellent
Pros: Very nice staff room nice and big beds very comfortable and breakfast was lovely
8.8 Excellent
Pros: The room was clean and spacious and the breakfast choices were very good
Cons: The floor in our room was very squeaky
5.0 Okay
Pros: breakfast was ok.
Cons: The hotel is in an old building and we were made to stay on the 2nd story where access was through steep stairs only. It was difficult for me and my wife at this age to climb up along with luggage. There was no drinking water provided in the room, it had to be fetched from the reception in two small complementary bottles. we had to come down through stairs which was very bothersome and at times we preferred to stay without water. Roof on the Bed rooms was low and slanting on one side which makes them smaller. similarly, the bathrooms are of different sizes starting from 5x5 and 6 x 8. The smaller bathrooms were uncomfortable and remained wet after use. The hotel is in a very isolated place and invisible from the road. The bar is next to the reception therefore, upon arrival we faced drunk young men sitting on entrance stairs shouting at each other, making noise and gazing at the guests. When we complained at the reception, we were told that the law doesn't stop them from making noise and gazing at the guests.
5.8 Okay
Pros: Breakfast for first day was good but second day was really bad, sausages were different standard and Hash brown was just the lump.
Cons: Being a old building the floor board were squeaking and in the bathroom shower tub was too high from the floor and there was no hand rail support when you come out off shower tub.
8.8 Excellent
Pros: Nice big room comfortable bed and the staff where fantastic ♥️
Cons: No food Sunday evening
